Situation

Surrounded by the beautiful rolling countryside of North Dorset, with views over woodland and open fields, Crendle Court is a private estate situated in an elevated yet secluded position surrounded by its own land.

The estate is within the parish of Purse Caundle and close to the village of Milborne Port which is in a busy and thriving village with a mixture of attractive local stone houses and cottages. The village has a selection of shops, pubs and other local services. A more extensive range of day to day amenities are available close by in the historic abbey town of Sherborne (4 miles to the west).

Transport

Although situated amidst lovely unspoiled countryside, Crendle Court is readily accessible by road and rail. The A303/M3 is just 10 miles to the north, bringing London within two hour’s drive, as well as the business centres along the M3 and M25 corridors.

Fast regular train services to London/Waterloo run from Sherborne and Templecombe stations (5 miles) and the Great Western Intercity Service runs from Castle Cary (15 miles), to London/ Paddington (from 90 minutes). Heathrow airport is within two hour’s drive and there are international airports at Bournemouth and Bristol.

Leisure and Sporting

The towns, villages and countryside around Crendle Court provide for an excellent selection of recreational and sporting activities with golf courses nearby at Sherborne and Rushmore; racing at Wincanton (National Hunt) and Salisbury (flat); hunting with the Blackmore & Sparkford Vale, Cattistock and Portman. There is excellent walking and riding country all around and the south coast is within one hour’s drive for water sports at Poole, Weymouth, Lymington and on the Solent.

A shoot is run over part of the Estate, utilising the extensive, mature woodland and natural undulations of the land.

Schools

History

The house and stable courtyard were erected in 1909 for the Hon. Mrs A Ker. The architect, Walter Henry Brierley (1862–1926), was a renowned northern architect who practised in York for 40 years. He is known as “the Yorkshire Lutyens”. He is also credited with being an exponent of the “Wrenaissance” style - incorporating elements of Sir Christopher Wren. Between 1885 and 1926 he was responsible for over 300 buildings, including schools, churches, houses and civic buildings, across the North of England. As well as the main house he also designed the terraces, garden, the Lodge, Barn and Garden Cottages.

The outstanding elaborate ornamental plasterwork that adorns the ceilings in the main reception rooms was executed by the renowned George Bankart from London. He was an architect inspired by the Arts and Craft movement, who believed that there should be no division between architects and craftsmen and he himself became particularly skilled in handworked decorative plaster.

During the war Crendle Court was occupied by the US army. There were large numbers of troops stationed here, billeted in about 50 single-storey, red brick buildings around the estate. Three of these still remain and can be seen in a paddock to the left of the drive on approaching the main house.

Crendle Court is approached via a long drive, past The Lodge, over a stream and between paddocks and grass meadows. The drive then splits, with one spur going to the main house and the other to the cottages, outbuildings and walled gardens.

Crendle CourtCrendle Court is an imposing Edwardian manor house constructed of forest marble stone, some of which was sourced from a small, now redundant, quarry on the estate. The roofs are covered with red hand-made quarry tiles.

The handsome house has a symmetrical west-facing front facade with gabled ends and a central stone gabled porch. The accommodation is predominantly laid over the ground and 1st floor, although there is additional storage space found in the substantial cellars and attic rooms. The main reception rooms are very well proportioned and the layout offers ideal space for entertaining and family living. There are original period features throughout the property including sash windows with shutters, redwood panelling, oak floorboards, fireplaces and ornate plaster work which is of particular note.

Pesvner describes the house as a “Large and reposeful neo-Georgian house… banded in the local way, with local ashlars and rubble stone.”

Over the last five years the house has been re-plumbed and a new state-of-the-art oil-fired boiler fitted and the central heating extended. The electrical lighting wiring has been renewed. The roof was replaced in the mid nineties, using the old tiles, with felt underneath. With the new kitchen and dining area, this represented capital expenditure of nearly £300,000. When the new hot and cold pipes were laid additional ones to the proposed sites of extra bathrooms were also installed. Architect’s plans are available showing a conversion to 7 bedrooms, each with an en-suite bathroom.

The double front doors with stone quoin detailing, open into a porch with flagstone tiled floor, arched recesses to either side and a small circular window. A second pair of double doors lead into the Reception Hall with polished wooden floor, stone fireplace, ornate plaster work ceiling, wood panelling from floor to ceiling, pretty built-in display cupboards with glazed doors and doors to further accommodation.

The Dining Room is a well proportioned room with wood panelling, polished floor boards, stone fireplace with wooden mantle and ornate plaster ceiling depicting zodiac signs and intertwined oak leaves with acorns.

The Drawing Room is dual aspect and features wood panelling from floor to ceiling, ornate plaster work including vines and musical instruments, and a fireplace with marble slips and wooden mantle.

The Kitchen/ Breakfast Room is a fantastic dual aspect room. The room has a tile floor, fitted wall and floor units with marble-effect work surface, stainless steel sink and Miele dishwasher. There is an island, incorporating Bosch hobs and Everhot Aga-style electric oven with hobs and two ovens (not included in sale). There are doors to a large walk-in storage cupboard with shelving, the east facing terrace and the Archway Flat.

A wide passage runs through the middle of the house with staircases to the first floor and doors to the garden at either end. The passage has a parquet floor, fan lights and arched door cases and a decorative panelled area with arched recess with display shelving. A door also leads to stairs rising from the Cellars which include a series of rooms with wine shelving, boiler and water treatment services.

The Sitting Room (originally The Smoking Room) has parquet flooring, stone fireplace with wooden mantle and picture and dado rail.

The Study has a polished parquet floor, views over the rear garden, a fireplace with tiled surround and wooden mantle, and working shutters.

There is a Cloakroom with black and white tile floor, built-in cupboards, Belfast sink, basin and separate WC.

The old pantry is now the Library which has built-in bookshelves, door to strong room and door to Back Kitchen with fitted wall and floor units with sink and draining board.

The old kitchen is now the Playroom which features a quarry tile floor, Belfast sink, large open non-working fireplace and built-in cupboards. A door leads through to the Laundry Room with quarry tiled floor, Belfast sink, large non-working fireplace, built-in cupboards and plumbing for a washer/ dryer. A further door leads through to Storage Rooms and door to the rear courtyard with parking.

The main staircase is cantilevered and features painted turned balustrades. It rises from the ground floor to a half landing with French windows and pretty fan light to a small balcony and continues on to a galleried landing and wide corridor with access to the 1st floor accommodation.

The Master Bedroom Suite comprises a good sized double aspect bedroom, dressing room with polished wooden floorboards and large en suite bathroom with WC, basin unit and bath with marble surrounds and heated towel rail. A door leads through to Bedroom 3 and Shower Room with built-in shower and separate door to landing.

The guest bedroom suite comprises Bedroom 2 with basin, Dressing Room/ occasional bedroom with built-in cupboard and door to landing and En-Suite Bathroom with WC, basin, bath and door to landing.

Bedroom 3 is a large room incorporating a study area in the central porch gable. Features include built-in cupboards, fireplace and basin.

Bedroom 4 has a basin, built-in cupboard and arched recess, with a Bathroom and separate WC opposite. Bedroom 5 features wooden floorboards, fireplace, built-in wardrobes and cupboards. Bedroom 6 features a fireplace. Bedroom 7 has fireplace and built-in cupboards. Bedroom 8 is a large room with basin unit and built-in wardrobe. There is an adjacent Box Room.

Family Bathroom with WC, bath, basin plus Belfast sink and separate WC.

2nd floorThe back stairs that rise from the ground floor continue up to the second floor which includes Tanks and Attic Rooms.

Rear CourtyardTo the north of the house is a small courtyard of stone outbuildings attached to the house. They include a series of Storage Rooms, wood and oil tank Stores. The courtyard provides covered parking space.

Gardens and GroundsThere is evidence that the gardens that surround the house would once have offered a backdrop of formal splendour but they now offer a more understated country house garden. They are mainly laid to lawn but are well stocked with mature trees, beech and yew hedges, flowers and shrubs.

The avenued main drive is flanked by lawns and flower beds. Beyond these to the left are wild-flower meadows and to the right, behind a stone wall with wooden railings is a traditional walled garden which has a variety of fruit trees.

To the south of the house is a York stone terrace, grass tennis court and beyond are parkland railings providing views to the paddocks. Below the tennis court is a walled terrace with flower beds. To the west the gardens are mainly laid to lawn and are well sheltered by the mature woodland beyond.

Land- Approx 88 acresThe house and cottages are situated in the middle of the land and enjoy views over fenced paddocks and meadows to the north, east and south. To the west is a large belt of mature woodland called Crendle Hill Wood with a mix of deciduous and evergreen trees. A small stream runs through the southern section of the land. There is a pretty stone pump house with an electric pump situated close to a spring in a paddock to the east of the main drive. This provides most of the properties with a private water supply. To the west of the drive in a post-and-rail paddock are three brick single-storey army billets which now provide field shelters. In a paddock to the south of the house is an additional field shelter.

The Stable CourtyardThere is a Courtyard to the north which can either be accessed from the gravelled parking area in front of the house via impressive double wooden gates, mounted on stone piers, or from an archway at the end of the back drive. The traditional cobbled yard is partly enclosed by a wall on one side and by buildings on the other three, including an archway leading through to additional parking and outbuildings.

The outbuildings are built of stone under tiled roofs and the courtyard buildings comprise; 3 garages, 6 loose boxes, tack room, farm office and two self contained cottages; Archway Cottage and Stable Cottage.

Archway CottageA pretty stone cottage forming part of the courtyard next to Crendle Court, Archway Cottage has an Entrance Hall on the ground floor with stairs leading to the 1st floor accommodation including a Sitting Room, open plan Kitchen/ Dining room, two Bedrooms and a Bathroom. A corridor gives access to two further rooms used as occasional Bedrooms/Store rooms and direct internal access to Crendle Court. Outside there is a Garage and Garden Store.

Stable CottageOn the opposite side of the archway is Stable Cottage. The accommodation comprises an Entrance Hall with Boiler Room/Utility Room and Cloakroom off it, a Kitchen/Breakfast Room with larder and Sitting Room with solid fuel burner. On the 1st floor there are 2 Bedrooms and a Bathroom.

There is a pretty, enclosed garden to the side of Stable Cottage with an area of lawn, as well as fruit and vegetable patches and a wooden garden shed. There is also a concrete garage and additional parking area.

Garden CottageAccessed from the secondary drive, within the hamlet of Crendle Court, this stone cottage is west-facing with far reaching views. Barn (Orchard) Cottage Barn (Orchard) Cottage is located at the end of the secondary drive and in a private position behind a walled garden. It has excellent views over rolling countryside and a substantial garden surrounding it.

Built of stone with timber cladding and a tiled roof, plus a more recent conservatory extension.

On the ground floor is a Drawing Room with door to adjacent garage, which houses the oil fired boiler. Cloak Room, Utility Room, Kitchen with fitted units and built-in cupboards and a large open Conservatory.

On the 1st floor there is a Master Bedroom with En-suite Bathroom, 2 further Bedrooms and a shared, family Bathroom.

(The house has recently been extensively refurbished and is now regularly let to holiday guests.)

There is a large gravel parking area to the rear, together with 2 stone outbuildings and a lawned garden in front of the house enclosed by a stone wall.

The LodgeAt the head of the drive, this charming two storey cottage is constructed of stone under a tile roof. There is a single storey extension to the north and a timber workshop lean-to to the rear (east).

Spurles Farm - 169.08 acres Spurles Farm and Henwood Cottage are subject to a Section 52 Agreement, which dictates the farm can not be sold other than as a whole, unless a Deed of Variation can be obtained. The Section 52 Agreement also stipulates that Henwood Cottage is subject to an Agricultural Occupancy Condition.

LandTo the north of Crendle Court is a block of arable land with three small areas of woodland including Henwood, East Hill Wood and Spurles Covert. The arable land is farmed on a contract basis and the crop rotations are, at present, wheat and oil seed rape.

Spurles Farm BuildingsSituated halfway along the Spurles Farm Drive to Henwood Cottage is a set of farm buildings in an elevated position. Currently used by the contract farmer, they comprise;

The land is undulating in nature and provides amenity as well as being productive. The land is of Grade 3 quality, with soil type primarily Evesham series being calcareous brash with clay outcrops. There are approximately 12 acres of mixed woodland. The remaining 3 acres are classified as miscellaneous (including tracks, buildings etc).

Lot 3- Henwood Cottage - 4.45 acresHenwood Cottage is subject to a Section 52 Agreement which stipulates that the Cottage is subject to an Agricultural Occupancy Condition.

Located in a secluded position surrounded by open fields with far reaching views over open countryside, this modern cottage is constructed of prefabricated stone with brick quoins under a tile roof. A timber porch shelters the front door which gives access to the hall. The ground floor accommodation comprises a triple aspect Kitchen with fitted units and stainless steel sink, a Utility Room has tiled floor, Belfast Sink and door to garden, bathroom with WC, basin and bath and a Sitting Room with wooden floorboards, wood burning stove and stairs to first floor accommodation. Directions - DT9 5DTFrom the A303, leave at the Wincanton junction, signposted A371 towards Wincanton/ Blandford. Take the 1st exit at the next three roundabouts signposted A357. Continue for 5.4 miles, going through Templecombe and at the cross roads (with traffic lights) turn right onto the A30 signposted to Sherborne. After approx 2.7 miles turn right into the private drive of Crendle Court.

The private tarmaced drive, which is ¼ mile long, passes over a pretty stone bridge and continues through the estate, bordered by sections of open fields, hedging and woodland. At the top, it splits with the left hand spur leading up to pretty cast iron gates that open onto the formal gravel drive to the main house. This is flanked by stone gate pillars and beech hedging. The drive, with an avenue of lime trees, leads up to the gravelled and partly walled forecourt in front of the house.

Planning The estate is offered for sale subject to any development plans, tree preservation orders, ancient orders and public rights of way.

Lots 2, 3 and 4 including Spurles Farm and Henwood Cottage are subject to a Section 52 Agreement, which dictates the farm can not be split up, unless a Deed of Variation can be obtained. Water SupplyThe estate is supplied from a spring situated in a paddock to the east of the drive. This was re-commissioned in 2009 under the auspices of the Environmental Health Department of West Dorset District Council. Ingoing ValuationThe purchaser will be required to pay for growing crops and any newly established leys on the basis of actual cost of seeds, fertilisers and sprays applied and cultivation costs in accordance with contractors’ invoices.

Value Added TaxIn the event that the sale of the property, any part of it or any right attached to it become a chargeable supply for the purposes of VAT, such tax will be payable in addition to the purchase price.
