With the speed, brand experience and quality that has become

a Lodha trademark.

We look at the future, and see a city waiting to fulfill its potential.

And as the city’s leading developer, we’re committed to making

it happen, to changing the skyline of Mumbai.

VISION: BUILDING A BETTER LIFE

The group seeks to build a better life for its

customers, leveraging its core strengths

- the 5 Ls of Leadership, Luxury, Lifestyle,

Location and Legacy - to create landmarks of

exemplary quality and design that benchmark

the highest standards of international

living and working.

38 PROJECTS. 42 MILLION SQ.FT. UNDER DEVELOPMENT.

ALLOW US TO INTRODUCE OURSELVES.

Across Mumbai. Across consumer segments. Across price points. Across

categories. Only one name represents the whole spectrum of real estate: Lodha.

With a land bank of 274 million sq. ft., of which 42 million sq. ft. is already under

development, Lodha’s position in India’s most competitive market stands

unquestioned. The largest developer in Mumbai.

We’ve been developing residences and office spaces in various formats:

stand-alone projects, office campuses, weekend retreats and townships. From

luxury garden residences in South Mumbai to large integrated townships in the

suburbs, boutique offices for small businesses to university-style campuses for

large 24x7 operations, we respond with world-class, innovative solutions.

With 38 projects in and around Mumbai currently under development, the

Lodha group is now making inroads into other markets with luxury offerings.

A super-luxury residential project in Hyderabad, and our first project in Pune,

among others.

As always, we work with the industry’s finest - leading financial institutions,

designers and product manufacturers - to bring together the most premium

offerings for our customers.

Our core values

LODHA: THE RESULTS TELL THE STORY

MUMBAI: THE MOST COMPETITIVE MARKET IN INDIA IS ALSO

THE MOST DESIRABLE.

Home to three of India’s largest industrial houses, the biggest Indian and

multinational financial institutions, the country’s top two stock exchanges and its

entertainment industry, Mumbai is unquestionably the financial and business

capital of India.

Tipped to be one of the 10 leading future cities of the world by the UN, Mumbai’s

escalating demand for world-class living and workspaces, makes it the most

attractive real estate market in India, today and in the foreseeable future.

Mumbai is also a very competitive market, with high entry barriers, demanding

intense local knowledge, and focused liaison and delivery capabilities.

The Mumbai real estate market: Vast in scale, high in value.

Mumbai surpasses every real estate market in India, in scale and in the premium it

commands. 80% of the demand comes from the residential and commercial

sectors*. Given Mumbai’s population of 22 million, the residential space clearly

dominates the market.

The number of potential home buyers from the mid-income luxury segment

upwards, is expected to grow at a CAGR of 8% - so demand could actually double

in the next 9 years.

Besides, real estate capital values in Mumbai are easily the highest in India. South

Mumbai and other upscale precincts command a value of Rs. 1,00,000 per sq. ft.,

while Commercial Business District rentals are in the range of Rs. 300 per sq. ft. per

month - more than 30% higher than rates in NCR Delhi, and over 300% higher

than rates in Bangalore and Kolkata.

Lodha, with a strong presence across all the segments in the residential and office

categories, is in the best possible position to benefit from Mumbai’s growth.

*Source: Cushman & Wakefield website Oct. 2010.

THE HIGHEST MARKET SHARE IN MUMBAI, BELONGS TO LODHA.

With a market share of 14%, and over 3.91 mn. sq.ft. of residential space sold from

January to September 2009, Lodha has proven successful in its strategy to be the

dominant player in India’s most attractive real estate market.

Our approach begins with a deep understanding of Mumbai’s consumers –

segmenting them clearly, and then ensuring that each segment’s needs are met

with distinct brands. Strong brands have helped us reinforce our dominance in a

market with steep entry barriers, that demands in-depth local savvy, sharp

marketing and liaison skills, and strong delivery capabilities.

With a land bank that spans the length and breadth of Mumbai, we can meet the

entire spectrum of Mumbai’s future real estate needs. From luxury residences to

suburban townships in the residential sector, and corporate offices to sprawling

campuses for back-end operations, in the commercial sector.

The world’s tallest residential tower.

The country’s biggest land deal.

The country’s largest planned city.

Just what it takes to build a leading real estate brand.

CONSUMER SEGMENTATION BUILDS STRONG BRANDS.

AND AN EVEN STRONGER CONSUMER FRANCHISE IN MUMBAI.

In a real estate market as cluttered and fragmented as Mumbai, leadership belongs

to the company that can build strong brands - a name and set of values that stand

out like a beacon, inspiring the consumer’s liking, trust and aspiration level.

Lodha has done just that - identifying Mumbai’s different consumer segments, then

matching them with brands that, by their very name and positioning, carry an

assurance of quality and a unique brand experience. In the residential sector, we

created 2 distinct brands: Lodha and Casa.

Lodha: The luxury brand

At Lodha, we think different. We don't just build structures with brick and mortar. We

create environments that enrich people's lives in their living and work space - with a

larger vision and attention to the smallest detail. The new Indian consumer is

demanding a lot more, and with an in-depth understanding of this consumer, we're

able to go beyond pre-empting needs. We've been able to exceed our customers'

expectations, time after time.

Casa: The affordable luxury brand

For the aspiring consumer, yearning to own a home that is affordable, yet doesn’t

compromise on quality, we created Casa - deploying our finest resources, advanced

technology and construction materials. Providing luxury beyond the consumer’s

expectations, at a price within his reach. Reflecting this, Casa advertising is informative

and price-driven, virtually urging the consumer to take a decision on the spot.

Excelus, Supremus and iTHINK: distinct brands for distinct workspaces

In the commercial space, we provide global corporations signature world-class

offices - with Bloomberg terminals, sky gardens and an inspiring work space for

strategic thinking. While our brand of boutique offices offer mid-sized businesses a

unique flexible-design workspace to maximize business potential. And for companies

with intensive back-end operations, our unique brand of world-class business

destinations is designed to enhance creativity and productivity in the 24x7 industry.

With projects that surpass industry standards, and meet every consumer need, both

the Lodha and Casa brand command a high premium in the market.

and more demanding, we will continue to fulfil its needs with even higher standards of luxury.

HDFC BANK, TATA CAPITAL AND KPMG

WERE LOOKING FOR CORPORATE OFFICES.

WE GAVE THEM PERFORMING ASSETS INSTEAD.

The commercial segment in Mumbai has witnessed significant development, with

plush corporate workspaces dotting the landscape.

We saw that most companies looked at their real estate as their single biggest

expense. Couldn’t an office, instead, become a performing asset for their

company? One that is so inspiring to work in, so thoughtfully designed, so

sensitive to the quality of life of its occupants, that it actually enhances their

business potential.

We provide customized solutions for every business need. Across categories from

mid-size to large, back-end operations to front offices. Across locations from South

Mumbai to the suburbs. Whether it’s plug ‘n’ play solutions for the 24x7 industry,

world-class signature offices for world-class corporations, or flexible-design offices

for companies on the rise, every workspace is configured to enhance business

potential, and positively impact a company’s growth.

We’ve created 3 distinct brands of corporate workspaces, catering to 3 distinct

segments. Delivering over a million sq.ft. of office space to clients like HDFC Bank,

TATA Capital and KPMG - with over 4.2 mn. sq.ft. under development.

Every workspace is configured to enhance your

business potential, and positively impact your

company’s growth.

Excelus Signature Offices: Our brand of signature front offices characterized by forward-thinking design, premium

location, and a world-class environment. The perfect headquarters for large corporations seeking a competitive edge.

iTHINK Office Campuses: Our brand of comprehensive ‘back office solutions’, these workspaces provide an

inspiring environment, with world-class facilities for recreation and work that enhance creativity and productivity in

the 24x7 industry.

Supremus Boutique Offices: Our brand of signature boutique offices specially developed for mid-size companies.

Characterized by flexible design and efficient space planning, these offices come with efficient systems that enhance

business performance.

What does it take to change the skyline of Mumbai?

A land bank that’s 1/4 the size of Manhattan.

One of the largestland banks in the city,

extending from North to South Mumbai,

and from the westernto the central suburbs.

A LAND BANK OF 274 MILLION SQ.FT.

BECAUSE MUMBAI’S DREAMS NEED ROOM TO GROW.

As Mumbai grows, Lodha stands ready to meet the city’s escalating demand for

residences and offices. With one of the largest land banks in the city, extending

from North to South Mumbai, and from the western to the central suburbs.

Our total saleable area available in Mumbai (excluding Dombivali) is 61.7 mn. sq.ft.

Of these, Mumbai island city accounts for 15%. With such large reserves at our

disposal, we can continue to serve the needs of Mumbai for many years to come.

Transforming Mumbai with luxury residences, offices, townships and IT campuses.

Moreover, our foresight and an accurate analysis of development trends, prompted

us to purchase land at very attractive rates in areas like Dombivali - at a time when

nobody could envision the escalating growth of Mumbai and its suburbs.

Envisaging the potential for turning locations like these into world-class cities with

state-of-the-art infrastructure and facilities, has today put us in an enviable position

of strength, allowing us to take maximum advantage of our investments, at the most

opportune time.

With a land bank extending across 3168 acres, Lodha’s masterplan for Dombivali has

been to develop a sustainable city, with residential, educational, medical, commercial

and hospitality infrastructure, designed and executed to international standards.

Our large land reserves are backed by strong in-house capabilities that help us

deliver projects with speed, scale and high quality. Having the shortest turnaround

time allows us to swiftly unlock the value of our land bank, achieving quicker

returns on investment. And since Lodha’s projects invariably command a premium,

our projects bring in the highest return per square foot of investment.

Why is a real estate company

recruiting from Stanford,

IIM and London Business School?

CUSTOMER INSIGHT. NIMBLENESS OF RESPONSE.

WHAT ELSE WOULD YOU EXPECT WITH TALENT FROM MCKINSEY

AND L’OREAL?

With professionals from backgrounds as diverse as hospitality, FMCG, banking and

consultancy, it’s no wonder we have a unique approach to business. For a start, we

don’t think of ourselves as a real estate company, building and selling structures.

But as a consumer company, understanding and responding to consumer needs.

Naturally, research and market mapping form the backbone of our operations.

Helping us track current trends, anticipate future patterns and spot emerging

opportunities, to create new products and enhance our portfolio.

Looking at the market from this unique consumer perspective, Lodha has been able

to find opportunities even in the most inopportune times. In the global economic

downturn of 2008, we created a new brand, Casa, in the residential sector, to meet

the budget-conscious consumer’s desire for an affordable home.

Again, turning around conventional thinking that has always perceived suburban

living as inferior to city life, we launched luxury townships that gave suburban

consumers better amenities, larger open spaces, and a significantly higher quality

of life than the city could offer.

A dedicated sales team deploys our strategy in the market, monitoring its progress

across projects, and maintaining updated databases of over 1,00,000 client leads.

While our management and marketing professionals - many of them drawn from

prestigious institutions like IIT, ISB and IIM – help Lodha stay ahead even in

Mumbai’s fiercely competitive market.

Spotting gaps, opening up new directions, pioneering new trends – it’s just another

day at the office for Team Lodha.

We don’t think of ourselves as a

real estate company, building and selling

structures. But as a consumer

company, understanding and responding

to consumer needs.

The group is committed to allocating at least 10% of its annual

constructed area to projects that cater to the

lower middle class, to create a better

living environment and lifestyle for every section of society.

NOT EVERYTHING WE BUILD IS BRICK AND MORTAR.

Our vision to build a better life encompasses all sections of society, especially those

disadvantaged in various ways. Our initiatives in this direction are many.

Education

Investing in the future of our country, our children, the Lodha group runs two

schools - at Dombivali and Nalasopara, two upcoming middle-class suburbs of

Mumbai. These schools provide pre-primary, primary and secondary education to

over 3000 students, for a subsidized fee. They also include extracurricular activities

like Indian and western dance, yoga and meditation, computer training, drama,

elocution and sports.

Vocational Training

Each year, the group sponsors vocational training workshops for job-seekers, in

specialized areas like electronics repairs, diamond polishing, cooking and

computers. The group also supports year-round computer training programs at

subsidized costs, to improve people’s career prospects through digital awareness.

Welfare at Construction Sites

Charity begins at home, and Lodha has initiated welfare and education measures

at all its construction sites. The children of our construction workers are provided

free education in our schools, while infants are taken care of in crèches.

Affordable Housing

Lodha has always believed that quality housing not only serves a functional need,

but also fulfils an emotional need. The group is committed to allocating at least

10% of its annual constructed area to projects that cater to the lower middle class,

to create a better living environment and lifestyle for every section of society.

Naturally, these projects meet every standard set by Lodha.

Of the 11 LEED certified projects currently in the

country, Lodha is proud to claim ownership of two:

Lodha Excelus and iTHINK.

JUST WHAT ENVIRONMENTALLY CONCERNED CORPORATIONS

AND RESIDENTS NEED. A CONCERNED REAL ESTATE COMPANY.

Concerned consumers, corporations morally and strategically bound to

environmental concerns, and our own conscience, make it imperative that all

our projects are executed with utmost sensitivity to the environment.

To begin with, we far exceed the legal requirement of green cover around

buildings. We don’t stop there, our sky gardens feature trees even on top of

buildings, helping lower the temperature of the floors below. From far-flung places

around the world, we source plants that survive at high altitudes, in order to enrich

the air at higher floors.

Of the 11 LEED (Leadership in Energy and Environmental Design) certified projects

currently in the country, Lodha is proud to claim ownership of two: Lodha Excelus

and iTHINK. Thanks to environment-sensitive planning and design, professionals

working at Lodha Excelus and iTHINK breathe high quality, oxygen-rich indoor

air that helps them stay active, alert and healthy. And helps companies save a

healthy 20% on power.

Our township at Dombivali, Casa Bella, has been planned with solar heating,

rainwater harvesting, electric buses for transportation within the township, and a

sewage water treatment plant to provide recycled water for gardening. The green

cover at Casa Bella has been judiciously incorporated to shade and cool the

township, and reduce air pollution naturally.

We meet world standards in the residential and commercial spaces we create.

More importantly, we meet our own standards for responsible, sensitive policy as

a corporate citizen.
