Quality construction work and interior

design is ensured by Merko.

The Uus-Veerenni development is located in

downtown Tallinn. The cosy Veerenni district

with its established milieu is in immediate

vicinity. The other neighbours to the district

are the former factory buildings of the world-

famous Luther plywood manufacturer which

now have been remodelled into residential and

business premises.

Over the coming 10–15 years, we will build

nearly 1400 new apartments in the Uus-Veerenni

district. In addition, we plan to build a district

kindergarten and a business building to boost

local everyday life.

3 above ground building sections with 59

apartments in total are planned for the address

Pille 4 in the Uus-Veerenni Park development

area. The modern architecture of the buildings

that nevertheless blends well into the historical

surrounding is developed by the architecture

agency JVR Arhitektid OÜ.

Architecture

The authors of the architectural solution of the

building at Pille 4 are Velle Kadalipp, Kersti

Nigols and Pauliina Pähn. The apartment build-

ing is made from three separate buildings with

one joint underground car park and common

landscaped courtyard. The cosy courtyard

is designed by the landscape architect Ülle

Grišakov.

The apartment buildings smoothly continue the

Uus-Veerenni development. The modern looking

buildings blend well with the existing buildings

on Vana-Lõuna street. In designing the archi-

tectural solutions of the buildings, the architects

were inspired by the historical space and ply-

wood as a material. The Luther factory that was

located in the same district is primarily known

as an innovator of plywood production and a

plywood furniture manufacturer.

Hints to the layered structure and striped

cross-section of plywood are visible as design

elements both on the building facades and in

stair halls. The facade of the first storey section

of the buildings has vertical embossed structure.

The upper facade of the four storey buildings

is expressively stressed and covered in elon-

gated brick panels. Layered division similar to

plywood is marked by white horizontal lines

between different storeys. The panelling with

vertical wooden ribs creates an additional layer

on the facade that provides expressive play of

light and shadows on the surface. The usage of

wood provides warmth to the stone buildings.

The higher bulk of the building is curved just

like bent plywood that veers around the round-

about nearby.

Energy rating

The energy rating of the building based

on the energy calculations is 116 kWh/m2

making it compliant with the low energy

building requirements (rating B).

Constructional structures

The load bearing structure of the apartment

building is made from poured monolith rein-

forced concrete poles underground, walls and

the monolith ceiling joining them. The load

bearing frame of the above ground storeys is

made by assembled one- and three-layer rein-

forced concrete elements. The ceilings between

floors are made from 265-millimetre hollow

slabs to ensure greater sound insulation.

Interior walls

Walls between apartments are made from

reinforced concrete slabs to ensure better sound

insulation. The walls inside the apartments are

drywall covered metal frame walls. Sanitary

room walls are built from ceramsite blocks.

Balconies

The apartment balconies and inset balconies

are bordered with glass balcony borders. The

first-floor inset balconies do not have borders,

the balconies open to the terrace.

Windows

All buildings have 3-layered glass pane wood-

aluminium windows.

Interior finishing

The interior design package selection is inspired

by the location of the diverse Uus-Veerenni

district. Next to the historical area with well-

preserved wooden houses, newer architecture

has emerged that uses different materials and

creates a new and cosy environment.

For the brand-new townhouses, we offer a

selection of interior design packages that value

the character of this area and when creating

these, we wanted to ensure that each buyer

would find something to suit their taste. The

packages include darker, lighter and natural

toned solutions that suit modern and classic

interiors.

You can choose between six different living

and sanitary rooms interior design packages.

The living premise packages include various

tones of both single tile and herringbone (for

additional fee) parquets. The hall floor tile

colour is selected according to the parquet

tone. The selection includes veneered or painted

smooth doors, Northern style single-panel doors

and traditional profiled painted doors. These

are complemented by smooth or profiled door

frames and floor skirtings. The packages include

recessed lights, switches and outlets that are

either black or white, according to the selected

package. The general wall tone is creamy white

in all packages, some packages include an

additional accent wall tone.

Six different packages with different finishing

tones and patterns, such as marble, classic

light natural stone, neutral grey and bolder

metallic and terrazzo are available for the

sanitary rooms. Three options for sanitary

equipment – black, golden and chrome, fitted

with the packages – supplement the packages.

Additionally, the packages include a lighted

mirror and mixer cabinet.

The ceiling height is nearly 2.78 metres in the

apartments, the suspended ceiling height in

living rooms is nearly 2.4 and in sanitary rooms

nearly 2.3 metres.

Smart house Electricity and weak current systems

All apartments follow the smart house princi-

ples, meaning that the internal climate, entrance

and controlling different indications is managed

via automatics. The standard smart house

installation of the apartment includes operating

the heating and ventilation, doorbell system

that forwards image and sound, controlling

the electricity and warm and cold water meter

readings. The electricity and water meter read-

ings are forwarded to the building administrator

automatically. All the above-mentioned details

can be managed and observed on the screen

in the apartment or via internet.

Electricity and weak current switchboard of

the apartment is installed recessed into the

hall wardrobe wall or in the laundry room. The

electricity section of the switchboard holds the

circuit breakers and the weak current section

holds the necessary outlets for security systems,

communication joints and an open spot for

computer router and other equipment. At least

two power outlets are planned for each room.

Lights are installed in the suspended ceilings in

kitchen, halls, sauna room and sanitary rooms.

Electricity meters are remote readable and are

installed in the electrical meter located in the

car park of the apartment building.

Outlets for TV and internet are available in

living rooms. The apartment internal network is

built with Cat6 cables, these gather in the weak

current section of the switchboard and end with

RJ45 outlets. Technical availability for signing

service contracts with telephone, internet and TV

service providers is ensured.

Heating and ventilation Ventilation

The apartment buildings are connected to the

district heating system of Tallinna Küte. Water

underfloor heating that can be adjusted sepa-

rately in each room ensures comfortable interior

climate. The collector cabinets for heating pipes

are installed in the hall wardrobe or laundry

rooms. Cooling system is included in the price

of the sixth-floor penthouse apartments. The

apartment is cooled per room and it can be

controlled through the smart house system.

Apartment based forced ventilation system with

heat exchanger ensures quality air flow and

healthy indoor climate. Mechanical air injec-

tion and outflow system with heat exchange

system of the air outflow is planned for each

apartment. Master bedrooms (bedrooms with

separate bathroom) have a joint room based

air injection and outflow ventilation system with

the bathroom. Separate ventilation piping is

planned for the kitchen air extractors that leads

the air to the roof. The system needs an air

extractor with an engine to function, the extrac-

tor will be supplied and installed by the future

apartment owner.

Security

To create a safe living environment, cabling for

local security systems is available in the apart-

ments so the buyer can install equipment and

sign a security contract with a service provider.
