Nelson Edwards Company Architects is a small firm with a sixteen year history of the highest quality design and documentation services for institutional, preservation, and residential clients. A commitment to quality in every project characterizes the work of Nelson Edwards Company Architects, LLC. The firm is dedicated to excellence in design, consistency in documentation, and clear communication with clients and project team members. This approach to their work has brought the firm prestigious clients who return repeatedly with new projects. The firm has received national, regional and local awards.

The firm’s best asset is the ability to focus on details while maintaining the parameters of the overall project goals. The firm’s work reflects a high degree of organization and clarity, resulting in new facilities, renovations and restorations that are both contextually appropriate, and truly practical. Their diverse practice has special experience in preservation, institutional, institutional, municipal and residential work. The principals recognize that budget and schedule are critical on every project, and work with their clients to prioritize and reconcile project goals with finances, and feasibility.

A major advantage in working with NEC ARCHITECTS is that it is a small firm. Principals Sara O. Nelson, and Thomas D. Edwards work directly on projects, functioning as project managers, designers, and production staff; there is less opportunity for mistakes resulting from a lack of communication between people running a project, and those producing it. The principals maintain close communication and coordination with their consultants and staff, and take a positive leadership role for the design team. This includes interactions with local interest groups and code enforcement officials, with whom they have good working relationships based upon mutual respect and cooperation.

Sara O. Nelson is a founding partner in the office of Nelson Edwards Company Architects, LLC. She has 22 years of experience. Prior to starting her firm in 1996, Ms. Nelson worked as a Project Architect and Designer with Noyes Vogt Architects in Guilford, Connecticut and has additional architectural experience in the offices of Cesar Pelli and Alan Greenberg Architect.

As a partner with Nelson & Edwards Company Architects, Sara Nelson has been the Principal-in-Charge for a wide variety of projects including the award-winning restorations of the New Haven City Hall and Putnam Memorial State Park Pavilion as well as the firm’s preservation. institutional and municipal work. Through this experience, she is familiar with and adept at working within the parameters of state and municipal agencies, institutions, local boards and commissions and code enforcement agencies. She is well qualified to lead the multi-disciplined team of consultants required by the complicated nature of these projects.

Ms. Nelson‘s ability to analyze, organize and communicate the goals of a particular project has won her the respect of facilities managers and private clients. She is a careful listener and brings a high level of professional dedication to meeting individual user needs within the context or larger institutional goals. Her creative solutions are carefully formulated to respond to budget, schedule, and program while maintaining quality of design and responsiveness to context.

She received her Bachelor of Arts, cum laude, from Wellesley College (1983) and her Master of Architecture from the University of Virginia (1989). She holds architectural registration in the State of Connecticut, interior design registration in Connecticut; and a certificate of the National Council of Architectural Registration Boards (NCARB). She is certified by the Connecticut State Historic Preservation Office as meeting federal qualification standards for “Historical Architect” (FR vol. 62, no. 119) and is included in the State of Connecticut list of historical architects. She is currently in the process of becoming LEED certified.

Ms. Nelson is a member of the American Institute of Architects (AIA) and the American Institute of Architects/Connecticut. She is a former chair of the Guilford Local Historic District Commission, and is currently a member of the Board of Directors for Connecticut Preservation Action. She has served in many capacities for a number of organizations related to preservation and health care reform.

Thomas D. Edwards is a founding partner in the office of Nelson Edwards Company, Architects, LLC. He began his career in 1966 in Kansas, with Woodman – Van Doren Architects, Wichita, and with Wolfenberger & McCulley, Architects, Manhattan, Kansas. After completing his Master of Fine Arts degree at Yale University in 1983, Mr. Edwards taught in the School of Art for two years prior to joining the firm of Noyes Vogt Architects in Guilford, Connecticut. Mr. Edwards remained at Noyes Vogt Architects as a Project Manager and Secretary of the Corporation until founding his new partnership in 1996.

In his 40 years of professional practice, Mr. Edwards has designed and managed a wide variety of building types and projects, ranging from academic buildings to single-family residences. He was the Project Manager for a number of municipal firehouses, university renovations, hospitals and laboratories and commercial development. His residential work includes new houses, additions and alterations, and he has extensive experience in dealing with the requirements for coastal construction.

An award-winning artist, Mr. Edwards’ work has been exhibited nationally and internationally, and is part of many public and private collections, including the Metropolitan Museum of Art in New York and the National Museum of American Art in Washington, D.C. He has been a Visiting Artist or Lecturer at Kansas State University, Wesleyan University, and Yale University, and is a faculty lecturer and art adjunct professor at Central Connecticut State University.

Mr. Edwards is a member of the American Institute of Architects (AIA), the American Institute of Architects/Connecticut, and the Construction Specifications Institute (CSI). He is a member of the American Association of University Professors, the College Art Association, and the Boston Printmakers.

Mr. Edwards received his Bachelor of Architecture degree (1971) and his Master of Arts degree (1978) from Kansas State University. He received his Master of Fine Arts degree (1983) from the Yale University School of Art, where he was awarded the Elizabeth Canfield Hicks Memorial Award (1983). Our preservation work includes a full range of services from conditions assessments and feasibility studies to highly detailed conservation efforts with historic building materials. Our preservation work also may include historical or archaeological analysis to document the nature of a historic resource (resource inventory), in preparation for nomination to the State or National Register.

Our preservation clients, who include not-for-profit organizations and municipalities, need expertise in establishing a framework for capital expenditure, grant applications for restoration funding, and development of institutional memory for building history and condition. These clients require clear, practical Contract Documents that minimize the exposure to cost overruns from hundreds of potential unknown conditions, and all require experience in understanding the requirements inherent in State and National Register listings, as well as local Historic District regulations.

Our consultant teams for preservation projects include architectural historians, archaeologists, materials conservation specialists, and structural engineers with historic building experience.

In August 2000 the Town of Bolton acquired a 90-acre parcel known as the former Valley View Farm. The tract included openfields and woodlands as well as a historic house and barn complex. The site is listed on the National Register of Historic Placesas it was one of the locations of encampment for Rocheambeau’s army on their march from Newport to New York during theAmerican War of Independence in June 1781.

In order to thoughtfully and responsibly plan for the future use of the site as well as address deferred maintenance for thebuildings, the Town of Bolton, under the direction of the Heritage Farm Commission, hired a consultant team experienced withhistoric buildings and sites to prepare a Conditions Assessment Study. The Study was expanded to include a detailed history ofsite and individual buildings as well as a feasibility study for adaptive re-use of the buildings. To help plan for capital expenditure,our work included a prioritized list of repair and maintenance items that acknowledged a multi-year schedule for completion.One year after the completion of our Conditions Assessment Study, we were hired by the Town to prepare Contract Documentsfor rehabilitation of the barn, roof, eave, soffit, and cupola areas. These documents were used to apply for a HRF grant from theConnecticut Commission on Culture and Tourism.

A year and a half after we completed the Conditions Assessment Study for the Bolton Heritage Farm we continued our work with

the Bolton Heritage Farm Commission to prepare a grant application to the Connecticut Commission on Culture and Tourism for

restoration of the barn roof. Additionally we provided professional services for bidding and construction of the restoration work.

Grant applications to the CT Commission require complete “Bid Level” documents for the intended work as well as project budget,

overall project costs, detailed summary of the project goals and owner provided financial information. We tailor our scope of

services for grant writing in response to owner needs.

The Willington Tavern, constructed in 1815 with later addition, and now owed by the Willington Historical Society, has func-

tioned as a tavern, Town post office and meeting center, boarding house and single-family residence over its 195 year history.

Our Conditions Assessment Study for the Tavern included an analysis of the physical structure (building structure, exterior

envelope, interior finishes), an architectural and cultural history of the building, a prioritized list of recommendations and esti-

mates for repair, and schematic design options for adaptive reuse as a local history center.

Avon Old Farms School was constructed in the 1920s to the designs of Theodate Pope Riddle, Connecticut’s first female licensed architect.The School is listed on the Connecticut State Register of Historic Places.

In organizing the construction of her school Theodate Pope Riddle imported master craftsmen from the Cotswold region of England to serveas project foremen. They in turn trained and supervised the over 500 workmen who labored on site to create the school buildings. Thecraftsmen constructed the campus buildings of local materials using late 16th-century construction techniques.

The forge building was one of the first buildings constructed in an assemblage of structures that included the forge, and adjacent water tower, carpentershop and wheelwright shop. This complex of buildings served a dual purpose as a “mock-up” of the techniques, and aesthetic style for the entirecampus and served as the fabrication center for all of the materials used on site. Over time Powder post beetles and water infiltration have causedsignificant deterioration of the forge’s timber framing and the roof has dropped several inches and pulled away from one of the chimney stacks.

The highly usual construction of the School buildings – atypical for the United States – required careful and deliberate testing of methodologiesThe School viewed of the restoration of the forge as the first step in the sequential repair of the existing slate roofs and masonry walls of theentire historic campus.

The work of this project is the restoration of the historic bluestone paving of the Pope Quadrangle of the Avon Old FarmsSchool. The School was founded in 1927 by Theodate Pope Riddle, Connecticut’s first, licensed, female architect and wasconstructed to her design between 1918 and 1927.

With time, heavy use and the effects of weather, the original bluestone walkways that bisected the Pope quadrangle fell intoconsiderable disrepair and were temporarily replaced with bituminous asphalt to avoid potential liability. As par t of a phasedmaintenance and preservation effor t the Avon Old Farms School under took the restoration of the quadrangle in 2010.

Our work for the school included assistance with a (successful) grant application to the Historic Restoration Fund of the CTCommission on Culture and Tourism. This project was awarded a grant for one hundred fifty thousand dollars during a timeof statewide financial uncer tainty.

In 2006 The Trust for Public Land acquired 22 acres and a house, anecdotally thought to be built in the 1600s, in Westbrook,CT. Consistent with their mission, the Trust acted as a temporary steward for the house and proper ty with the aim of havingmost of the proper ty acquired by the U.S. Fish and Wildlife Service to expand the boundaries of the Stewar t B. McKennyRefuge Salt Meadow Unit.

To determine the best use for the historic house and remaining proper ty, the Trust for Public Land hired the consultant teamto conduct archival and physical research in order to determine the age and architectural significance of the house, to preparea structural evaluation of the house, and to suggest a plan for adaptive reuse that would conserve the character defining fea-tures while making the proper ty marketable to a new owner. Based on the findings of the consultant team the house wasdated to the mid 1700s, and was sold to a private residential owner with protective easements to ensure the exterior characterdefining elements remain unchanged.

The original Buckingham House was constructed in 1847 as a home for the William Buckingham – a prosperous businessman

who was at various times, was mayor of Norwich, Governor of the State of Connecticut and a US senator. While the Buckingham

house is currently owned The Grand Army of the Republic it was renovated, somewhat unsympathetically, in the early 1990s by

the City of Norwich for municipal use. In additional to municipal use, the building currently houses the Norwich Historical Society.

The information provided by our Conditions Assessment repor t was intended to facilitate coordinated and proactive capital

planning for building maintenance as well as providing guidance for the restoration of the exterior. Our work also included

measured floor plans drawings and outline specifications for repair work

The Abijah Pardee House (as shown on a 1868 Beers County Atlas Map, above) and proper ty at 324 Townsend Avenue in NewHaven was acquired by the Board of Park Commissioners in 2003 to expand the boundaries of the Pardee Seawall Park. Thehouse was extensively renovated in the late 19th and early 20th-centuries and had lost much of its 18th-century appearancewhen viewed from the street. The City of New Haven recogized that although the city was one of the first areas of Englishsettlement in Connecticut, the city did not have a great number of early houses remaining. It is for this reason that we werecommissioned to write a Historic Structures Repor t to document the history and the physical condition of the house, andto develop a long term preservation plan.

The historic structures repor t described extensive and immediate repair work required to stabilize the building. The citycompleted this work to buy time to raise additional funds for building restoration and to develop a program for future use.

RESTORATION OF THE HISTORIC MASONRY FACADES of the New Haven City Hall was a multi-year

endeavor that began with a Conditions Assessment Study and ended with full restoration of the facades. Prior to developing

final restoration plans, all treatment options were field tested and monitored to determine their effectiveness, visual characteristics,

chemical formulation and overall suitability for use in restoring the historic facades.

The scope of the restoration work required that specialized contractors be found who were capable of performing the

work while meeting all state and local procurement requirements.

The restoration of the historic masonry facades of the New Haven City Hall utilized a variety of techniques to preserve as

much of the original stone material and detail as possible. If existing material could not be preserved, new Portland, Connecticut

Brownstone, pre-cast stone, or restoration mortar was used. The overall cost of the restoration was of paramount importance;

each technique selected for use was judiciously employed to ensure maximum benefit.

The Town of Waterford, Connecticut acquired the Alessandro Secchiaroli Barn in 2008 and successfully applied to the Con-

necticut Trust for Historic Preservation and Connecticut Commission on Culture and Tourism to under take a conditions

assessment and feasibility study for stabilization and adaptive reuse of the barn. Our consultant team included a structural

engineer and architectural historian as well as the Town Historian which allowed us to identify historically significant elements

and establish a framework for adaptive reuse that balanced building structure with historical merit.

The one-story, 428 SF building is located on the grounds of the Congregation Ahavath Chesad cemetery and was used to

prepare the deceased for burial. It is the only remaining Tahara house in the State of Connecticut.

Our work included detailed measured drawings to document the plans and elevations of this building, a conditions assess-

ment of the building and structure and prioritized list of repairs to stabilize the building.

In the spring of 2009 we prepared a Conditions Assessment for the Scotland Town Hall. The Hall is comprised of two dif-

ferent buildings – the original Centre School (1840) and the Consolidated School (1898). Prior to commissioning our work

Town employees observed significant and increasing deflection of structural members at the intersection of the two historic

buildings. Our work included measured drawings for all floor levels, investigation of existing framing systems, development

of a prioritized list of repairs to the building with associated costs estimates, and suggestions on how to return the building

to a more “historic” appearance through removal of unsympathetic 20th-century alterations.

The Town Hall for the Town of Scotland Connecticut is located in the former Consolidated School building (1898). Unsym-

pathetic alterations to the School building over the years, as well as re-grading by the State DOT for road work have signif-

icantly altered the appearance of the building.

Par t of our Conditions Assessment study for the Scotland Town Hall included a study of historic photos in order to understand

size, location and design of original façade elements. We then developed design recommendations to improve and strengthen

the read of the historic building, while accommodating the myriad of needs for a public building, such as accessibility.
