All star cast for new opening The first phase of the £75 million iQ hotel and office development has opened in Aberdeen’s Justice Mill Lane. The Park Inn by Radisson opened towards the end of August with the six-storey office space due to follow. The Hazledene Group developed the 125,000 square ft project and it was designed by award winning Richard Murphy Architects on the former site of Satrosphere Science Centre. The main contractor was Miller Construction. The speculative office development provides 11,606 square ft of much needed Grade A accommodation in the city centre. It includes environmentally friendly features like low-energy air conditioning, which uses fresh air when the outside temperature is below 19 degrees. This makes it 40% more energy efficient than conventional systems. It also features 722 square metres of high level outside terracing with a 2,700 cubic metre atrium housing a steel helical staircase. Arron Finnie, a partner at Joint letting agents Ryden in Aberdeen has described interest in the prime office development as ‘extremely keen.’ The hotel has 185 bedrooms including several suites, business friendly rooms and a range of interconnecting family accommodation. The hotel’s ground floor houses the RBG bar and grill restaurant, which serves a range of dishes including gourmet burgers, seafood and steaks. “The level of interest in the opening of the hotel from the local corporates has been very encouraging,” says the hotel’s General Manager David Allan. “We are offering complimentary wifi throughout for everybody and there aren’t too many places that currently do that,” he says. The hotel’s conference facilities and meeting rooms have been named after celebrities with Scottish or local connections - the largest of which is The Lennox, after Aberdeen-born pop legend Annie Lennox. It accommodates 200 in theatre style seating and can be subdivided. A further five boardrooms provide space for between 2 and 20 people and are named after Elvis Presley, Rod Stewart, Bruce Springsteen, The Beatles and Angus Young of AC/ DC. Aberdeen artist Bob Harper, whose work hangs in private collections throughout the world, was commissioned to produce portraits of the celebrities, which will be hung at the entrance to the rooms. Bob incorporates lyrics of the musicians’ most celebrated works into his portraits: “I’ve always loved music from the days I hung around the chipper in Aboyne listening to Bo Diddley and Bob Dylan,” he says. “I’m not musical so this is my creative outlet. A Highland hotel with stunning views over the sea to Skyehas come on the market as its current owners prepare forretirement.

The Lochalsh Hotel at Kyle of Lochalsh has 47 bedrooms and ison the market with an asking price of £825,000.

It’s the largest hotel in the village and has been run by the samefamily for more than a decade with an annual turnover of morethan half a million pounds.

The late nineteenth century hotel was built by the HighlandRailway Company and is being marketed by Allied Souter andJaffrey in Inverness.

Head of Agency, Jeff Collins reports early interest and says:“There is lots of scope for this business as we continue to see aboom in the number of tourists visiting the area. Lots of peoplearrive in Kyle on the train without pre-booked accommodation,so a clear opportunity exists to service this market.”

There are positive signs of recovery in the commercialproperty market in Dundee, according to city surveyor,Fergus McDonald.

“There have been a number of sizeable industrial propertyrequirements over the past 3 to 4 months and recent lettings suchas the four pre-lets secured by James Keillor Estates onDunsinane Avenue suggest demand still exists for new buildaccommodation,” says Mr McDonald, a surveyor with Ryden inDundee.

He says that although the industrial property market in Dundeehas seen little activity over the past 12 months, there are signs ofa slight recovery, particularly within the trade counter sector.

“The level of office take up at the start of the year was very low butlike the industrial market has improved slightly and looks set tocontinue at a steady level, particularly for suites between 1,000 -2,500 sq. ft.

“ Within the last couple of months, three units of circa 2,000 sq.ft have gone under offer at City Quay alone, all of which areexpected to conclude shortly,”Mr McDonald continued.

He believes Dundee Waterfront and the V& A factor is having asignificant impact on the city. “I think its fair to say Dundee has anegative perception from those who live outside the city, andsometimes from Dundonians themselves.

“The impact, however, of the waterfront development which willinclude a new branch of the Victoria and Albert Museum, I am surewill have a positive impact on the city's commercial propertymarket.”

And Mr McDonald says there are already signs of this effect atwork:

“Tay Hotel, for example, which sits approximately 200 yards fromthe V&A site, has been empty for years but is now attractinginterest from a number of potential investors as a result of themuseum proposals.”

Despite gloomy news of local redundancies in the video games

industry, there are other bright signs of the horizon though.“Renewable energy is also an area that could potentially bringhuge opportunities and help increase optimism in the city.

“The Dundee Renewables team, which includes the city council,Scottish Enterprise, Forth Ports and the Port of Dundee, areworking to raise the profile of the potential that exists in the city andmake it a recognised centre for offshore renewables,” MrMcDonald said.

Landmark buildinglined up for new lifeOne of Dundee’s landmark historic buildings is up for saleand could be transformed into a luxury hotel.

There’s interest from international hotel operators in the Grade Alisted Customs House and Harbour Chambers at the heart of thecity’s Waterfront.

The late Georgian mansion house was formerly the Dundee PortAuthority’s head quarters and offers 28,000 square ft ofdevelopment space in a prime location near the proposed site ofthe new V & A Museum at Dundee.

It was put up for sale this Spring by Unicorn Property Group andhas attracted significant interest. “We are coming to the end of alock out period with this developer who has two internationalbrands looking very seriously at the Customs House and HarbourChambers,” says Tim Allan of Unicorn Property Group.

“It’s a great building and we have two particular designs that havebeen discussed in detail with the council and Historic Scotland,because clearly it’s an important historic building and has to betreated with respect.

The building is in excellent condition and retains original periodfeatures both inside and out. There are 40 car-parking spaces on

site and further council parking available nearby. The site couldaccommodate a number of hotel styles from a 38-room boutiquehotel to an upscale business hotel with around 100 rooms. Thiswould involve using the existing building or incorporating a newbuild extension.

Dundee City Council and Historic Scotland have indicated theywill support sensitive conversions to leisure use, including newbuild sections on the South Elevation.

“If we come to the end of the lockout period and we haven’tmanaged to do a deal then we have a number of other interestedparties who have been waiting in the wings,” Mr Allan told CPR.

“We are very happy for other people to look at the site and visit it,but we will not enter material discussions during the lockoutperiod,” says Mr Allan, who expects a decision will be made inSeptember.

The move would be another jewel in the crown for Dundee’sfashionable City Quay. “It would be good for City Quay to get anotheroffer down here because with the V & A coming here it’s going to bean area of great potential. It’s a great building with lots of potentialand Dundee, certainly from the research we have done, has got thecapacity to take more of these hotels,” Mr Allan added.

Daredevil businesswomantakes the plunge!The Duke of Edinburgh’s Award has received a fundingboost, thanks to the fundraising efforts of a daredevilAberdeen businesswoman.

Isobel Maughan runs award-winning Bridge of Don-based officefit-out specialist firm Accommodation Services Management(ASM) with husband Frank and she recently decided to do her bitfor charity – by abseiling 165 feet down the landmark Forth RailBridge and raising over £1,200.

The Awesome Abseil was organised to raise funds for the Dukeof Edinburgh Award Scheme. Since its inception in 1956, thescheme has been dedicated to the personal development ofyoung people from all backgrounds and, to date, four millionpeople in the UK have participated.

“I have not had any personal contact with the Duke ofEdinburgh’s Award, but my husband and I recently attended adinner hosted by local hotelier Stewart Spence of the Marcliffe atPitfodels to promote the programme,” explained Isobel.

“I learned a great deal about the work carried out and wasimpressed by the efforts made to involve a wide range of youngpeople, and the benefits gained. During the evening, the annualabseil was mentioned and the thought of a personal challengeseemed like a good idea – the excellent red wine Stewart servedon the night probably played a part in the decision too!”

Isobel added: “I was nervous, but it was an amazing experienceand I am so glad to have done it. My sincere thanks go toeveryone who supported my fundraising and won me the placeof top fundraiser of the day.”

Companies are being urged to move quick to takeadvantage of little known new tax changes that can allowthem to give their premises a much needed facelift andhelp drive forward growth.

Scotland’s leading workplace design experts Space Solutions hasteamed up with Chartered Accountants and BusinessConsultants Atkinson Donnelly to highlight a raft of tax breaks thatChancellor George Osborne maintained in his June 22 Budget.

During this continuing storm of the recession, many businessesare looking to embark on change within their business - whetheroptimising current space, downsizing, relocation, or carrying outrefits and refurbishments - but are concerned at the expenditureinvolved.

Derek Binnie, Director of Space Solutions, said: “A key priority forclients is to get the right advice at the earliest stage to assure theyget best value. Through these early discussions with our clients,where we focus on designing the optimum solution andmaximising the budgets, it became apparent few are aware of thetax benefits recently announced in the Budget.”

The changes - offering firms the chance to maximise the moneyavailable to them through tax reliefs - were first outlined in the pre-election Budget.

The key change is the increase in the Annual InvestmentAllowance (AIA) for expenditure on plant, machinery, fixtures andfittings, which has doubled from £50,000 to £100,000. The latestBudget will see the AIA reduce to £25,000 from April 2012 to re-balance the reduction in Corporation Tax – highlighting the needfor firms to act now.

Through sensible tax planning, tax savings on £100,000 qualifyingexpenditure can be as much as £28,000 for companies and upto £50,000 for other businesses.

Betty Glancey, Senior Tax Manager at Atkinson Donnelly, said: “Itmakes sense to investigate all opportunities to increase the taxsavings that you have available to you. You could be able to affordwhat you once thought was unaffordable.

“And what Mr Osborne’s Budget has told us is that there morereason than ever to move now to maximise reliefs for capitalallowances at present rates.”

Both Space Solutions and Atkinson Donnelly believe that the mostsuccessful tax relief claims are achieved when specialists workclosely together early in the design process.

Some of the benefits of this planning can be:

Factoring of the value of allowances into financial costingexercises and options

Allowing the value of a construction work associated withinstallation of machinery, fixtures and fittings to possibly increasethe tax savings.

Optimised claim values, fewer HMRC queries and a strongernegotiating position

Early identification of items likely to be challenged allowing forsupporting evidence to be compiled

Capturing contemporary documentary evidence

The new allowances can also serve to enhance tax losses insituations which, when carried back against years where theremay have been a tax liability, could result in actual tax repaymentsfrom the HMRC.

New campus bringsboost to the HighlandsA multi million pound new campus will bring state of the artnew facilities for education and academic research toInverness and is expected to create thousands of new jobs.

The development on land at the east of the city will provide newheadquarters for Inverness College, the UHI Millenium Institute, theScottish Agricultural College and the Centre for Health Science.

It will include student accommodation and new sports facilities,which will serve the whole community and prove a significantattraction to encourage young people to study in the Highlands.

The 215-acre development will be on land near the A9 oppositeRaigmore Hospital with the first phase due for completion in 2014.

“This is a major development both in terms of scale but also interms of the multiplicity of stake holders that are going to beinvolved,” says Project Director Ruaraidh MacNeil from theHighlands and Islands Enterprise (HIE), which is leading the leadrole in the venture.

“The idea is to co-locate a number of institutions that arecomplementary to one another to try and achieve a collaborativecoming together of ideas and interests, so that the sum of the partsis bigger than the whole, “ says Mr MacNeil.

HIE is investing over £30 million on the project, acquiring the landand developing the site in preparation for construction next year.

“This is the single biggest project HIE has got involved in, in termsof what’s going to happen and its impact on the economy,” saidMr MacNeil. It’s estimated the development could bring up to6,000 thousand jobs to the area and generate a multi million poundboost for the local economy.

The new Inverness College proposal is expected to cost about £75million and extends to around 17,000 square ft. A recent surveyrevealed the region has around 18,000 fewer 18-30 year olds incomparison with the overall age profile of Scotland’s population.

Many youngsters said the lack of a Highland University was key intheir decision to move away. The UHI has degree awarding powersbut is currently pursuing University status.

The new campus would also provide another base for the Centrefor Health Science which already has headquarters at RaigmoreHospital. The Scottish Agricultural College currently carries out arange of research and consultancy work at its existingheadquarters in Inverness.

A further development will be a social enterprise hotel to providefresh opportunities for young people experiencing difficulties. Thiswould be developed as collaboration between the Calman Trustand Albyn Housing Ltd.

Mr MacNeil says the project is a huge boost for Inverness: “Overthe years Inverness has gradually grown, it’s become moreinteresting and there’s more cultural activity going on. It’s a reallygood place to live now and people see it that way because theycan access the countryside very easily, but there’s enoughhappening within it as a small city to attract people as well.”
