David Buenfeld, a director of Belle Property Commercial Adelaide – which is fronting a national commercial rebrand by the Sydney-headquartered outfit – is adamant the experi- enced Adelaide team will make immediate inroads across SA. “We see ourselves as going up against the top firms in the next 12 months. Our goal is to be a top-tier agency,” Mr Buenfeld said. Mr Buenfeld, a well-known face on the SA commercial property scene, joins from LJH Commercial along with former colleague Lyndon Cocks, also a director of the new concern. Belle Property already has a strong residential footprint in Adelaide, with offices in pre- mium suburbs Glenelg, Adel- aide Hills, Unley, Grange and the Adelaide CBD. Adelaide’s Asian markets director, Calvin Lai, said the move into commercial is part of a long-term strategic plan. “We see a tremendous op- portunity in the commercial property market,” he said. “Having already been in- volved in major projects and development site sales, we know the sector and all that it offers, and we believe we can leverage strongly off our mar- ket-leading position in resi- dential and projects.” The new division will not be starting from scratch, Mr Buenfeld emphasised. “Calvin is very well connec- ted in Asia and he already has a lot of key clients there. This (demand) is only going to get bigger. Adelaide has started to change in the last few years, with significant movement coming from overseas and at- tracted by the high yields on offer here,” he said. “Adelaide is attractive to the eastern seaboard as well, property prices have peaked there a little lately. The gov- ernment and City of Adelaide are doing a lot here with the 10 Gig city and more.” Mr Buenfeld will head up investment sales and develop- ment site sales (focusing on the CBD and inner metropolitan areas), and in tandem with Mr Cocks, boasts more than 50 years’ commercial property ex- pertise. The team is further strengthened by Matt Lazarus (private clients), who comes with a background in retail leasing and sales, and Alan Lim. “One of the driving forces behind my decision to change brands is the cultural synergy,” Mr Buenfeld said. “We will bring a progressive and inno- vative approach to commercial real estate in Adelaide.” The new operation will be spearheaded by a dedicated Asian markets division headed up by Mr Lai and Mr Lim. National commercial boss, Michael Hanscomb, backed the new niche. “Australia has seen strong growth in Asia-based investors in commercial property from China, Hong Kong, Singapore and Malaysia. Our Asian mar- kets division, which we are rolling out nationally, com- bines local expertise and global network to provide a tailored service to Asian high net worth individuals which meets their property needs,” he said. Mr Lai said business is al- ready under way. “We have been very active in CBD development site sales iand have been appointed to sell at 153 Flinders St,” he said. “We have strong interna- tional marketing capabilities and create all our material in two languages.” Further expansion is ex- pected within industrial, re- tail, hotels and valuations and institutional investments, given SA’s “increasingly popular investment prop- osition,” Mr Lai said.
