PROJECT IDENTIFICATION + STATEMENT

● Project located at 612 South Street in Milwaukee, Wisconsin and is approximately 15,232 square feet. The one-story warehouse was built in 1956 and has a concrete block façade with a raw interior. The facility will be designed to offer consumers informational distillery tours, high quality alcoholic products for sampling and sale, and small plate dining indoors or on the patio. It will also house administration areas which will include offices, conference, and collaboration spaces. Its new design will offer consumers over age 21 an educational, memorable experience and embody the client’s brand identity as a sustainably responsible business which utilizes locally harvested ingredients and up cycled design elements.

PROJECT OBJECTIVES/GOALS:

The goals and objectives of this design are to: ●Provide a functional, efficient floor plan which assists in maximizing yields ●Create a memorable design which assists in increasing capital ●Exceed client’s vision of emphasizing historic Milwaukee’s industrial past into brand ●Differentiate the distillery brand from others in the Midwest ●Design seamlessly pulls consumers through the building to experience the brand and

its products. CLIENT PROFILE(S) (OWNER)

DEMOGRAPHICS of PATRONS: ● Clients in the real estate business have recently purchased the warehouse facility located on 613 S 2nd

Street in Milwaukee, Wisconsin. Their intentions are to start up a micro craft distillery specializing in unique, hand-crafted artisan infused spirits made from Midwest harvests. They seek design services including space planning, selection of interior finishes, fixtures, and equipment, code compliance, as well as the development of branding, renderings and construction documents.

●Client demographics include those over the age of 21 and predominately reside in the southern half of Wisconsin. They are 60% male and 40% female. Incomes vary.

PROJECT CONCEPT STATEMENT: Clock Tower Distillery is a Milwaukee micro-craft distillery, specializing in unique, artisan infused spirits made from bountiful Midwest harvests. Spirits are crafted from all-natural seasonal ingredients sourced from local, sustainable Wisconsin farmers ensuring the highest quality ingredients at their flavor peak. Clock Tower Distillery’s design concept honors historic Milwaukee’s industrial era and the innovative steam powered machinery produced. Elements of copper, rusted metal, leather, salvaged wood and gears are the parts and pieces that helped build Milwaukee’s industrial revolution, and so these parts and pieces will also make up the interiors of Clock Tower Distillery.

BRANDING ELEMENTS

• Branding on west distillery wall, entry floor, brand retail shop, and dining areas. Interior colors to complement and enhance branding. Local art will evoke the design concept. Retail shop will sell merchandise including signature whiskeys, vodka, gin, and absinthe, as well as clothing, glassware, books, art and cigars.

SUSTAINABLE ELEMENTS

• Locally harvested ingredients, sustainably responsible finishes and furnishings LED lighting, solar panels to assist in fermentation process
