The following board members were present: Melissa Wittmer (President), JackieCampbell (Secretary), Rick Petitt (Pool), Charles Hyde (Architectural), Edd Linegar(Neighborhood Watch), Terry Ebrecht (Clubhouse).Residents Mark Lanois, Betty Gonzales and Susan Bishop were also present.

Absent were: Lorna Hammock (Vice President), Jennifer Choi (Treasurer).

1. Old Business

! a. Secretary-minutes of the July 2013 meeting! ! i. Discussion/need of motion to approve with change to languageregarding fence from bronze to reflect aluminum with bronze color. Motion carried.

2. Committee Reports

I. Treasurer - Jennifer Choi.

a. Absentee report given showing money in and money out for prior month.b. Motion by Jackie Madara-Campbell that treasurer to provide copies of bank

statements and itemized statements of all assets of HOA on at least a twiceannual basis.

c. Discussion regarding bonding of treasurer and annual audit by outside auditoras good business practice raised by Charles Hyde.

a. Items a - c tabled until next meeting so treasurer can be present.d. Examination of Budget Proposal template for the October meeting. Jennifer

reviewing and filling in. Melissa to communicate to Jennifer request that sheprovide completed proposal to board during September board meeting.

II. Pool & Tennis Courts - Rick Petitt

a. Pump replacement needed for one pump. Estimated at $1,000.00.b. Discussion regarding issues with vandalism.c. Pool closing date September 3, 2013.d. Charles Hyde made motion to change pool opening time to days on which it is

serviced to 9 am. Second by Rick. Motion carried.

III. Clubhouse-Terry Ebbrecht

! a. Update on rentals. One rental.IV. Architectural Control-Charles Hyde - Nothing to report.

! ! i. Update on neighbor on Cox with fence in disrepair: Has been repaired.

V. Neighborhood Watch-Edd Liniger - nothing to report.

3.New Business and other Updates

! a. ! Report on Neighborhood BBQ & movie night.

! b. ! Progress report on cleaning company for clubhouse. Melissa motion tocease cleaning of the clubhouse until budget discussion occurs in October. Second byCharles Hyde. Motion carried.

! c. Feedback on August newsletter and any announcements for the nextnewsletter.

d. Update on Special Assessment Ballot process.

! e. Discussion of dues increase of ten percent tabled until after Septembermeeting when treasurer presents proposed budget. Jackie to search for HOAmanagement consultant to advise regarding budget and advise regarding fees andprocess at September meeting.

f. Any other new business?
