Overview
The Chequers Inn is an established and highly acclaimed
food led pub.
The business has an excellent and acclaimed reputation for
food and offers additional income from the seven letting
rooms. After 15 years steering the business to its current
levels of popularity and turnover, the owners now wish to
have more time to themselves.
The business has been operated in a professional, yet
customer focused manner, which is reflected in the
reputation and turnover.
The Business
Since the current owners took over this 16th Century Inn in
2002, the Chequers Inn has become renowned for the
quality of food, drink, rooms and service.
Trading throughout the year, the business has achieved both
4 Star AA for hospitality and AA Rosette recognition for the
quality of food, which is based on a fixed menu and daily
'Specials' Board.
This business is very much food and hospitality driven, with
wet trade being ancillary, at the moment. However, this is
certainly an area which has additional potential. The
attractive, current seven bedrooms offers modern facilities
in a character room, each with ensuite. The rooms cater for
visitors to the beautiful Peak District National Park, nearby
Eyam and Chatsworth House, along with those attending
celebratory events at both the Chequers and surrounding
locations.
In relation to the bar area, it is popular with walkers and
climbers as well as passing tourists, who can enjoy a
welcoming drink and snack or full 3 course meal.
The appeal of the Chequers is not just limited to the interior,
with its bar (50) and separate dining (30) but the exterior
offers both a patio area and separate and secure grassed
area for families to enjoy a drink and snack on a warm sunny
day.
Recent net income of £550,000, which has produced an
adjusted net profit of approximately £84,000.
Full accounts will be made available following a formal
viewing, which should be arranged via the agents.
Although the current owners no longer live on site, the
business offers the option of a one or two bedroom private
accommodation for a new owner.
The Chequers Inn offers an excellent opportunity to build on
an existing successful and profitable business and develop
the food, drink and room trade further.
Accommodation
Ground Floor
Entrance to this characterful building, which historically was
on the old pack route, is from the main road. To the right is
the main bar area (50) with both wooden and carpeted
floors. The characterful decor continues with wood beams,
ceilings and bar along with a number of revealed stone walls
and a welcoming log burner. There is access to the stoned
patio area and raised garden to the rear from this area.

To the left of the entrance is further dining (30) which also
doubles as the breakfast serving area.
The decor continues in the same vein, with beams, part
wood, part carpeted floors and revealed stone.
Due to the layout, this further dining area can also be used
for separate parties.
The ground floor also accommodates the fully fitted
commercial kitchen with pantry, larder, walk-in fridge and a
number of freezers. Access to the letting rooms, cellar, and
additional storage areas are located on the ground floor.
In addition, beneath the first floor private accommodation
lounge and to the right elevation is additional storage and
room.
First Floor
The first floor comprises of seven letting bedrooms, with
potential for private accommodation if required.
As the current owners do not live on the premises, they
have converted what would have been the two
accommodation bedrooms into letting rooms, thus making
seven letting rooms. The unused private accommodation
currently comprises of a lounge and small unused kitchen
serving area.
The options therefore are to leave configuration as it is or
reclaim one or two of the seven rooms for private
accommodation (Nos 6 & 7).
The current bedrooms comprise of:
1 x Superior Double with bath & shower
1 x Twin with shower only
2 x Standard doubles with shower over bath
1 x 4-poster with shower over bath
1 x Superior double with shower over bath
1 x Standard double with shower only
Should the new owners not wish to live on site, then the
current private accommodation lounge can be converted to
a further double bedroom, making eight letting rooms in
total.
External
The front offers a small paved area between the front
entrance and the A625. Across from the Chequers is parking
for approximately 28 cars.
To the rear of the property and via the bar is a paved patio
area with space for 12 covers, leading to a secure and family
friendly beer garden (40 covers), including approximately an
