of Chedington in West Dorset. The property

DESCRIPTIONSitting in an elevated position, overlooking its beautiful gardens, Chedington Court is a magnificent Grade II Listed house with unrivalled panoramic views across the upper valley of the River Parrett.

Chedington Court is approached through elegant electric wrought iron gates, fixed on stone pillars. The gravel drive leads to the front of the house, past the lake on one side and to the other are the sensational views. The house has been built in a Jacobean manor style of local dressed Hamstone ashlar under a slate roof. Leaded lights, profiled gables with ball and spear finials complete the look. The earliest reference to a dwelling at Chedington goes as far back as 1285 listed as Wellelmus de Cedington. The house was passed through a number of associated

families until it appears close to its current form in around 1840. Sir Henry Peto, the son of the Victorian railway magnate, Sir Samuel Morton Peto, baronet and MP, bought Chedington Court and its estate in 1893. Sir Henry was High Sheriff in 1897 and a Deputy Lieutenant for the County of Dorset, and among the first members of the new Dorset County Council, a position he retained from 1888 until 1913. Sir Henry and Lady Peto lived in the house until 1938.

When Pevsner visited the area he described the village of Chedington as “very beautifully situated contouring round the wooded hillside”. The house and its associated buildings have been subject to various renovation and improvement projects

in recent times. The works completed in 1999 saw the completion of the most extensive project with the help of historic and conservation architects. The Great Hall was constructed on the western side of the house featuring a hammer beam ceiling of green oak. The room is decorated with a beautifully hand carved frieze that blends seamlessly with the older parts of the house. The orangery and study were added at the same time. The current owners have fully redeveloped Chedington Lodge after acquiring it separately, creating a space that is in-tune with modern family living whilst making the most of the beautiful views. They have also built the office block adjacent to the house which incorporates the estate offices above the garages.

The accommodation is arranged over four floors accessed by a service lift and two staircases. The characterful features also include Hamstone flooring, ornate fireplaces, meticulous plasterwork, fine panelling and excellent ceiling heights.

Apart from the Great Hall the other rooms of considerable note are the dining room with its ornate strapwork ceiling, the breakfast room with full oak panelling and the orangery which opens up to the terraced gardens. The morning room and drawing room, which are separated by Doric columns, have large bay windows which flood the rooms in natural light. The drawing room has triple French doors to the garden terrace and overlook the gardens and the valley.

GARDENS AND GROUNDSChedington Court has terrific gardens and grounds, they are well established and complement the house perfectly. To the front of the house, and adjacent to the gravel driveway, is the spring fed ornamental lake, which is headed by a working fountain. On the southern side of the house is a series of attractive stone terraces which can be accessed from the drawing room and orangery. The terraces are surrounded by smart stone ballustrading and a pair of mirrored stairs lead from here to the croquet lawn which is surrounded by beautiful herbaceous borders.

A smart gravel path meanders through the lawns to the south and west of the house. One spur leads to a succession of ponds which form an attractive water garden, the water being supplied directly via the source of the River Parrett which runs through the estate. Beyond this is a rockery garden passing under a series of wooden bridges

to some lower ponds. Further to the south is an enclosed kitchen garden area with greenhouses, fruit cages, machinery stores and a staff room, this area can be accessed via a separate drive from the village lane.

The rolling lawns drop down to the west of the house to a glasshouse and nursery beds. Adjacent to this is a man made plateau in the hillside which has been used in the past for marquees.

The gardens are interspersed with lighting and watered by automatic systems that are discreetly hidden in the lawns and borders.

The remainder of the land is made up of paddocks, pasture and woodland totalling approximately 50 acres. Approximately 34 acres of this is currently let on an annual grazing license to a neighbouring farmer, please speak to the selling agents for more information.
