At Champness Place, Abbey are delighted to be offering an even
wider spectrum of homes than is usual on our developments.
Why? Because Upney has so much to offer whatever your age,
household size and lifestyle. So, at Champness Place you’ll find
chic apartments and spacious houses for singles, couples and
families. Whether you’re a first-time buyer, an ‘up-sizer’ or mature
‘downsizer’, we’ll exceed your expectations.

choice for work and leisure travel. Excellent access to Canary
Wharf/Docklands via West Ham station (five stops from Upney
station) and to Bank station in around 30 minutes, demonstrate
Barking Park Barking street market
around a mile and it will include both Roman Catholic and Church
of England primaries as well as Loxford School of Science and
Technology, which provides ‘through education’ for 3-18 year-olds.
The main shopping destination is Vicarage Fields Shopping Centre
in Barking, which has an Asda. Tesco has a superstore and other
branches in Barking, and you’ll find Sainsbury’s in Ilford. Romford
and Ilford are popular fashion shopping destinations and it isn’t
much further to the mega shopping malls of Lakeside and
Bluewater.
Enjoy the payback

Place promises more leisure time, but although living here may

this. Champness Place is within walking distance of Upney
station, frequent buses serve the area, and for drivers, proximity to
the A12, A13, M11 and M25 makes for fast access to London’s
key destinations as well as Britain’s motorway network. The
closest airport is London City, only about 15 minutes' drive away,
while the A406/M11 route speeds access to London Stansted
(around 32 miles away). Heathrow and Gatwick are, respectively,
some 28 and 45 miles away.
As an established residential neighbourhood, Upney is well
provided with schools. There are infants and juniors, as well as
Barking Abbey Comprehensive & Sports College, and Eastbury
Comprehensive, all within about half a mile. Extend the search to
Barking Learning Centre Barking Abbey
include Fairlops Water Golf Course, the Country Park & Millennium
Centre off Dagenham Road and, slightly further afield, the RSPB
Nature Reserve on Rainham Marshes.
Valance House Museum in Dagenham is also worth a visit. An
attractive house with a herb garden, it has displays on the history
of this area and hosts visiting exhibitions.
The local cinemas are Showcase in Jenkins Lane, Barking, a
Cineworld in Ilford and Vue cinemas in both Dagenham and
Romford. For live entertainment there’s the Kenneth More Theatre
in Ilford while Barking boasts The Broadway, a venue for drama,
comedy, dance and music. Eating out locally offers an exciting
choice of restaurants including Mediterranean, African, Caribbean,
Nepalese and vegetarian.
Mayesbrook Park
make London’s attractions more accessible than ever before, there
are cinemas, theatres, parks, sports facilities and more to enjoy
nearer to home. Barking Park, with its café and splash pool, is
very close. This large green space is great for exercise and also
holds an increasing number of community events from funfairs and
firework displays to open air theatre. Similarly, Barking’s library has
morphed into a valuable resource as a Learning Centre with coffee
mornings, a teenage lounge and computer suite bringing people
together.
Other popular places include Mayesbrook Park, which has a
boating lake and tennis courts, Abbey Sports Centre, with its
swimming pool, gym, squash courts and other facilities, and a 20-
lane ten pin bowling centre in Dagenham. More outdoor options
