Tis the season; Celebrate, Connect and Reminisce! The Holidays are upon us! No matter what holiday you celebrate we all have one thing in common, reminiscing and celebrating with one another.

First, the importance of making connections. Making connections is just another way to describe learning how things are related to each other and how the physical world works. It’s important for every person to have a sense of community. A strong community can greatly benefit families and businesses in a variety of ways. In an age where technology both connects us and separates us, a local community can greatly benefit our wellbeing and can increase our contentment in a day-to-day life.

This is a great time for the whole family to reminisce, especially with an older family member or friend. It’s a time to remember many traditions of the past. We tend to find pleasure in the simple things. Perhaps one of the simplest, yet most important things in our lives are the moments we spend reminiscing with good friends. It helps us feel better about the present and more hopeful about our future. A wealth of knowledge has arisen in recent years speaking to the idea that nostalgia has psychological and physiological benefits.

As we all begin to gather and celebrate a variety of holidays during this time of year, I want to wish you and yours a Happy and Safe Holiday Season!

Happy New Year!Linda HesterBoard Chair

My 2020 New Year’s Resolutions 101

2020 is just around the corner, that means another year has gone by! How productive were you did this year? What did you accomplish? Did you achieve last year’s resolutions? …no worries!!!

The new year is a new and fresh chapter in your life. It gives you the opportunity to make your life better, give it a turn and move it in the right direction. Achieve what you dream, follow what you desire, and grab what is yours! Forget your past, focus on present and future! Don’t stress out, here are some practical ideas for New Year's Resolutions to help you shape your final list! Take a piece of paper and pen and tell yourself: “let’s set, get ready and GO!!!”...

1. Create a daily routine. Ex: Wake up 5 pm, meditation, physical exercise, go to work, shared time with family, meal prep, plan for the next day, be grateful etc. Always remember the phrase: Early To Bed, Early To Rise, Makes A Happy Life!. To fit all your daily routine, try waking up 10 earlier each month. Fit your routing for working days and rest days! Yes, you also deserve a resting day too.

2. Learn something new. A craft, a language, a skill, a sports etc . Include it in your daily routine!3. Give up bad habits. This could be of any kind. Look for a support group that will help you achieve

that goal.4. Stop renting and buy your own home or your first investment property. Start by saving

your money and not enrolling in any other debts and definitely look for the realtor near your that you can trust and start find out the details on the process.

5. Open your own business or set your exiting business on a plan to make it grow. Look for a business coaching program that can keep you on track and set it up on the right environment to success. Enjoy the multiple networking groups and enroll on the chambers of commerce in your area and find the most convenient virtual office/coworking spaces where you can get more exposure, freely practice networking while taking advantage of the professional environment all need to grow.

6. Eating healthier & Do exercise. Consciously after having your yearly physical exam, point out yourself what needs to be changed. Choose the sport/workouts as well as the nutritional diet that will fit your daily routine and make it work.

Evaluate in each of your resolutions, why is the result of your goal important to you. Find the meaning and the benefit you will get out each resolution. The more powerful the answer is, the more likely the resolution is to last.

What Motivates You?

What motivates you to get up and get going every morning?

How do you know which opportunities to accept and which to reject?

To run a successful business there are things that need to get done, many of them need to be done consistently. What happens when you wake up on the wrong side of the bed and do not want to get up to do anything? You’ve probably read tons of tips and strategies to get yourself motivated. I know I have!A lot of these are nothing more than positive success habits, such as creating your to-do list, or freewriting.

Positive success habits WILL get you to where you’re going a lot faster. They do not really motivate you. They are your “How.”Positive success habits do not help you to consciously create the success habits needed for you to achieve your dreams and goals. The #1 motivator is simply knowing your why.

“If we want to feel an undying passion for our work, if we want to feel we are contributing to something bigger than ourselves, we all need to know our WHY.” “the combination of your WHY and HOWs is as exclusively yours as your fingerprint.” ~ Simon Sinek

What is your why?Your why is something that is very deep and personal to you.Your intuition – your true self knows what is, even if you’ve sent it to a corner and told it to be quiet for years. Some questions to ponder – and yes, I recommend freewriting and journaling your answers – are:

1) What lights you on fire? You get excited and tingly just thinking about it.

2) What activities make you lose track of time? Hours literally seem like minutes.

3) What would you like your world to look like? This question can encompass the whole world or your own private world.

4) What would you do if you had a billion dollars? After getting the house, the car, the plane, etc., how would you be filling your days and who would you be serving?

Knowing Your Why ….… provides clarity on the things you need to do and the opportunities to say yes to.… keeps you focused because you know what you want the end game to look like.… provides the fuel to keep you motivated when faced with obstacles and challenges.

There is no right or wrong why. Your why could be to provide a better life for your children or grandchildren. It could be to get us one step closer to world peace. It could be to teach inner-city kids how to set and achieve goals. It could be to make people healthier one person at a time or to help others achieve business success.Know your why. Remember your why. Trust your intuition and your path will be shown to you.Ask yourself if building your list is congruent with your why ... and how many more people you can serve.

Need some help staying motivated and pointed in the right direction? Need help keeping focused on your future goals and not become distracted by the latest fire drill? You need a coach! Call us today at 813-701-9876 and find out how we can help make your future super bright!

Monthly Statements

The monthly statement is the receipt that provides visibility into activities of the rental property. Sadly, most property

owners who self-manage either don’t have the time or don’t put in the effort to create this very important statement. In this article I will discuss 3 benefits of the monthly statement. • Error Detection – One of the main benefits of generating and reviewing a monthly statement is for error detection. The other day, I received a statement where one of vendors charged me $50 for a door knob. By reviewing the monthly statement, I was able to get that error corrected and save money for my owner. • Fraud Detection – Sometimes it is not an innocent error, it’s a more nefarious act that is being committed such as fraud. Generating monthly statements and reviewing them over time will help you identify patterns that will help you uncover fraud. • Receivables Tracking – Knowing if you’re getting paid is one of the most important tasks if you plan to have longevity in business. The monthly statement will show who paid you for the month and if you confirm the numbers with your receivables, you’ll know who still owes you money. There are many more benefits to creating and reviewing monthly statements, these are just a few that I thought would be beneficial for me to share. Keep the Happy in your Holidays!

The holidays are a time for family, friends and plumbing emergencies. Parties, family gatherings and guests put a serious strain on a home’s plumbing system which results in emergency calls to plumbers. Large holiday meals require a busy kitchen. Too much grease and food find its way into the kitchen drain or disposal. Clogged drains are the most common holiday problem homeowners have with their plumbing. Your guests will be taking showers and baths as well as lots of extra toilet flushing. It all adds up to a potential plumbing disaster.

In your kitchen:• Avoid pouring fats or cooking oils down the drain. Liquid fats solidify in the pipes and create clogs. Wipe congealed

grease from your pots.• Do not put stringy, fibrous waste into the disposal. (poultry skins, carrots, celery, pumpkin pulp, eggshells (the

membrane in the shell are stringy and can wrap around the shredder ring. The shells clogs pipes when ground up), seeds, rice or pasta (these expand and clog the disposal trap), coffee grinds, corn husks, banana and potato peels. The disposal can’t sufficiently grind these, and they will clog your sink drain. To get rid of unpleasant odors run citrus peels through the disposal with cold water. Or best bet - pretend the garbage disposal does not even exist and dispose of any solid food waste in the garage or the compost.

• Run the cold water for about 15 seconds before and after using the garbage disposal to flush waste down the drain. Turn on the disposal before adding food scraps.

• Run the dishwasher and washing machine at night or at off times to conserve hot water and maintain adequate water pressure.

• Run some hot water down your sink drain before starting your dishwasher. This starts the washer at a higher water temperature, and you’ll get cleaner dishes. The perfect temperature is 120º.

In the bath: • Spread showers throughout the day; wait 10 minutes between showers.• Turn the water heater up slightly to retain hot water. Do not exceed 125º• Using too much toilet paper is asking for trouble. The faster your toilet paper dissolves, the better it is for your

plumbing. Thin toilet paper dissolves faster than thicker paper. Flushable wipes aren’t so flushable! These little sheets end up clinging to each other and forming large balls of material that won’t dissolve. They are a sewer lines worst nightmare. Don’t flush cotton balls, facial scrub pads, cotton swabs, sanitary napkins or even facial tissue. Not only do these not dissolve but some expand in water.

4 Reasons to Buy a Home this FallHere are four great reasons to consider buying a home today, instead of waiting.

1. Prices Will Continue to RiseCoreLogic’s latest Home Price Insights Report shows that home prices have appreciated by 3.6% over the last 12 months. The same report predicts prices will continue to increase at a rate of 5.8% over the next year. Home values will continue to appreciate for years. Waiting no longer makes sense.

2. Mortgage Interest Rates Are Projected to Increase Next Year The Primary Mortgage Market Survey from Freddie Mac  indicates that interest rates for a 30-year mortgage have recently hovered just above 3.5%. This is great news for buyers in the market right now, because low interest rates increase your purchasing power – but don’t wait! Most experts predict rates will rise over the next 12 months.A year from now, your housing expense will increase if a mortgage is needed to buy your next home.

3. Either Way, You Are Paying a Mortgage There are some renters who haven’t purchased a home yet because they’re uncomfortable taking on the obligation of a mortgage. Unless you’re living rent-free with your parents, you are paying a mortgage – either yours or that of your landlord. As an owner, your mortgage payment is a form of ‘forced savings’ that allows you to have equity in your home you can tap into later in life. As a renter, you guarantee your landlord is the person with that equity.

4. It’s Time to Move on With Your LifeThe ‘cost’ of a home is determined by two major components: the price of the home and the current mortgage rate. It appears both are on the rise. But what if they weren’t? Would you wait? Look at the actual reason you’re buying and decide if it is worth waiting.

Bottom LineBuying a home sooner rather than later could lead to substantial savings. Reach out to us to determine if homeownership is the right choice for you and your family this fall.
