1 Introduction
1.1 General
1.1.1 The Developer is to procure the design and construction of the Developer’s Works for a Base
Building on the site which is a detached warehouse unit together with office accommodation,
external site works including hard standings, car parking, landscaping and drainage. Off Site
highway works; estate road and utilities form part of the base build.
1.1.2 The scope and specification of the Developer’s Works to be provided in the Base Building is as
described in this Specification.
1.1.3 It is the responsibility of the in-going occupier to satisfy the requirements of the Local Planning
Authority, Building Control / the local fire service for any fit out works, obtain the necessary
consents/certification and carry out a fire risk assessment.
1.1.4 The approach to design adopts conventional techniques, materials and detailing and endeavors
to provide a flexible “base building” which will be fitted out by the incoming occupier(s)
1.1.5 For avoidance of doubt it is the responsibility of the Building Contractor to comply with the
design and construction requirements of this Specification and to obtain all necessary consents.
1.2 Schedule of Accommodation
1.2.1 The development shall provide the following minimum gross internal floor area (GIFA) to the
RICS Code of Measurement. A tolerance of -0%/+3% is allowable:-

1.4 Design and Construction Standards
1.4.1 All elements of the Works, materials and workmanship will be designed and constructed in
accordance with all relevant 'Standards' current at the time of commencement of the Works,
not confined to those scheduled below:-
The 17th Edition of the IEE Wiring Regulations with amendments (BS 7671);
Health and Safety at Work Act;
The Water Supply (Water Fittings) Regulations 1999
The Gas Safety Regulation;
The Clean Air Acts;
The Local Authority Building Regulations and subsequent amendments thereto, subject
only to the relaxations sanctioned by the Department of the Environment;
Specific requirements of the Utility Supply Local Authorities and Local Planning
Authorities;
The British Standards and Codes of Practice;
The requirements of the Building Control Officer;

1.4.2 For the avoidance of doubt it is the responsibility of the contractor to comply with the above

1.5 Development Summary
1.5.1 Building Envelope & Frame
Building envelope and frame will typically provide:
(i) 25 year cladding guarantee
(ii) FM Global approved cladding system
(iii) Optimised roof light provision in warehouse (unless specifically referenced)
(iv) The portal frame for the warehouse will be designed having regard to the wide aisle and very narrow aisle racking configurations.
1.5.2 Primary Office
Primary offices will provide:
(i) Main entrance and office to a high-quality office standard.
(ii) Fire separation between the office and warehouse
(iii) Plant space provided to accommodate typical fit out by Tenant
1.5.2 Entrances & Service Yard
(i) Cars and HGV’s to be provided with appropriate separation on site for safe operation.
(ii) Where the development allows, the HGV entrances to be designed to accommodate suitable stacking for inbound and outbound movements in accordance with good practice and the Freight Transport Association Designing for Deliveries’
(iii) Gates will be provided to secure the goods service yard area.
(iv) Paladin security fencing will be provided to the perimeter of the goods service yard.
(v) The service yard will generally be designed to standards set out by the Freight Transport Association ‘Designing for Deliveries’ in respect of yard gradients, trailer parking standards, axle loads and vehicle maneuvering.
(vi) Heavy duty linear drainage channels, manhole covers and road gullies to be adopted.
(vii) Landscaping - 12 month maintenance contract will be provided.

3 Substructure
3.1 Geotechnical Report
3.1.1 All sub-structure works supporting and servicing the building superstructure shall be designed by
the contractor in accordance with all current codes of Practice/British Standards and taking full
cognisance of the Site Investigation Report provided.
3.2 Ground Preparation, Remediation and Conditioning 3.2.1 Prior to commencement the contractor shall clear the site of all trees, shrubs, undergrowth and
any deleterious materials. The Contractor shall included for removing all above and below ground
obstructions relating to the previous uses of the site and remediate where necessary. Remediation
(where applicable) of the site to be executed in a strategy agreed with the Geo-Technical Engineer
and Local Authority with a validation report is to be developed containing sufficient evidence to
demonstrate to the Local Authority that such works have been done in accordance with good
practice and the occupants of the building are protected by any such site contaminants that are to
remain.
3.2.2 The contractor shall implement ground improvement techniques where required to achieve the
required load bearing capacity to foundation and floors.
3.2.3 All spoil and arisings from sub-structure works to be removed from site or re-modelled into
the site topography in order to achieve the necessary levels.
3.2.4 All approvals relating to services within the site to be obtained by the contractor and engineers.
3.3 Foundations
3.3.1 The Contractor shall design all foundations in accordance with the information contained
within the site investigation and utilise ground improvement techniques as and where necessary.
Guidance in accordance with BS8002 should be adopted to ensure that the designed
foundations serve the building without detriment.
3.3.2 The Contractor shall generate design calculations, drawings and bar bending schedules
necessary to validate the foundation design and shall submit all documentation in support of
the Building Regulation Application. The Contractor shall employ the Structural Engineer
scheduled in the contract documents to produce the information described and whose
appointment shall also be retained in validating the sufficiency of the Building works.

3.3.3 The whole of the substructure work will be carried out to the Structural Engineer's design and
approved by the Local Authority. Concrete work will comply with BS.8110 'The Structural Use of
Concrete'. All foundations to be complete with holding down bolts for the structural frame.
3.3.4 The Contractors ‘Structural Engineer’ will be required to verify in writing that he has inspected at
least 30% of excavations prior to commencement of construction of the foundations, and that
he is satisfied with the construction of sub-structures.
3.3.5 Foundations to columns in the location of the dock levellers to be designed by Structural
Engineer to accommodate and facilitate installation of dock levellers.
3.3.6 Where required the bases will be designed in accordance with the Steel Construction Institute
Document, Fire and Steel Construction, The Behaviour of Steel Portal Frames in Boundary
Conditions.
3.4 Ground Floor Slab
3.4.1 A reinforced concrete ground slab with a power floated finish will be provided to all ground
floor areas within the building. The slab will be designed in accordance with the
recommendations of TR34, for a maximum loading of 50kN/m² and the rack loadings stipulated
in the following table placed in a back to back situation (with centre line base plates placed a
minimum distance 150mm away from floor joints) anywhere on the floor.

3.4.2 Loadings based on a rack height of 1.75m level and 1.0 tonne pallet loads.
3.4.3 Where joints are provided in the construction of the floor, they should be generally detailed in
accordance with TR34 and designed so that no vertical movement occurs across the joint.
Where possible the number of joints should be kept to a minimum. Day joints should be tied or
reinforced with “Permaban” type edge plate reinforcement.
3.4.4 The concrete is to be in accordance with BS.5328 and have a minimum compressive strength of
40N/mm² at 28 days and a minimum flexural strength of 5.0N/mm². The concrete will have a
minimum cement content of 325kg/m³ and a maximum cement content of 400kg/m3. The use
of super-plasticisers will be permitted.

3.4.5 Prior to construction of the slab, the proposed concrete mix is to be tested to show that its
coefficient of drying shrinkage is less than 0.045%. Tests are to be in accordance with ASTM C
157.
3.4.6 The ground floor slab will be constructed so that the top surface is within the tolerances as
defined in Concrete Society Technical Report No. 34 (2003) of FM2 .The floor is to be subject to
an independent survey to prove its compliance with the specification within fourteen days of
construction. This will be at the contractors cost.
3.4.7 The ground floor slab wearing surface shall have a minimum abrasion resistance of AR2 in
accordance with table 2 of BS 8204. One abrasion test is to be carried out for each 2000m² of
slab or part thereof, in accordance with BS 8204 to confirm that appropriate abrasion resistance
has been achieved.
3.4.8 After the final power floating operation, the floor slab is to be sprayed with an acrylic based,
curing, sealing and hardening membrane, with a curing efficiency of 90%. The floor shall not be
trafficked for a minimum of four days following the sealing operation.
3.4.9 The floor slab shall be capable of grinding to form tracks for VNA forklift trucks.
3.4.10 The ground slab is to be constructed on a polythene damp proof membrane laid on a layer of
hardcore with a minimum thickness as stipulated on the engineers drawings.
3.4.11 The hardcore shall be a crushed rock or similar material to be approved by the engineer and
shall be graded in accordance with either DOT type 1, DOT type 2 or 6F2 as described in
table 6.1 of the Specification for Highway Works.
3.4.12 The hardcore is to be laid to the specified minimum thickness in one layer and compacted
using a 10 tonne dead-weight roller with a minimum of 4 passes in each direction perpendicular
to each other. Where necessary the hardcore layer can be blinded with a fine material to close
the surface, sand must not be used. The surface tolerance of the hardcore layer will be +5mm
and –10mm with an average of –5mm.
3.4.13 Prior to concreting the slab, all roof and wall sheeting and loading doors must be fixed to
provide protection from wind and rain. If due to programme restraints thus cannot be
achieved, then temporary sheeting must be used to seal all openings.
3.4.14 All joints are to be sealed prior to practical completion with sealing compounds having a
minimum shore hardness of 50. These joints are to be inspected by the contractor at three
monthly intervals during the defects liability period and checked for arris damage. Any
significant arris damage must be repaired with an epoxy mortar placed in accordance with the
manufacturers recommendations. At the end of defects liability period, the joints in the aisles or

free movement areas of the floor slab are to be resealed using a sealant with a minimum shore
hardness of 80.
3.4.15 All efforts should be made in the construction and detailing of the floor to reduce the possibility of
random cracking. If cracks do occur, they are to be pressure grouted with a low viscosity epoxy
mortar if they are wider than 0.8mm.
3.4.16 The office ground floor slab shall be a solid concrete floor designed to take an imposed
loading of 10kN/m² (300lbs ft²) with a surface tolerance and finish appropriate to the specified
floor finishes.
3.5 External Steps
3.5.1 Where applicable the external steps to the dock level area will be constructed in galvanised
steel, with a slip resistant finish. Handrails and balustrading will be provided in circular hollow,
hot dipped galvanised mild steel, sections and be self finished.
3.6 Retaining Walls
3.6.1 Pre-cast retaining walls including ‘Prowall’ system, dock leveller pits and tail gate slots with
infill panels, will be provided to the dock area of the building. Buchan Concrete or similar
approved.
3.6.2 External retaining walls to the sides of the dock access will be also be pre-cast concrete,
Buchan Concrete or similar approved.

4 Warehouse Superstructure
4.1 Steel Frame
4.1.1 The steel frame will be portal frame with a minimum clear height to underside of haunch of
14m designed in accordance with BS.5950: Part 1 with dead plus super loading to BS.6399:
Part 1 and BS.6399: Part 3 and wind loading to BS 6399 Part2 and all relevant Codes of
Practice applicable to the contract in force at the time of erection and generally to the
satisfaction of the Local Authority.
4.1.2 The frame will be capable of supporting a maximum general superimposed service loading
arising from mechanical and electrical installation plant, equipment and fittings of 0.25kN/m²
overall to the portal frame and a purlin load of 0.25kN/m² and/or a point load of 3kN. With
extra loading allowance for PV panels and sprinkler protection TBC
4.1.3 All steelwork will be shotblasted Swedish Sa2.2 and primed prior to delivery to site and will be
touched up where required, warehouse steelwork will receive factory applied coat of 1 pack
epoxy zinc phosphate to a nominal DFT of 75 microns, colour to be agreed (semi gloss finish).
Galvanised surfaces of purlins and sheeting rails will be left un-coated. Where steelwork is to be
encased in masonry, it will receive two coats of bituminous paint.
4.1.4 Where remedial works are required to webs, flanges, beams, columns or other steelwork that is
visible in the completed building the whole area of the affected steelwork, in full elevations, will
be coated to provide a uniform appearance.
4.1.5 The steel frame shall be designated to meet the following standards:-
• all cold rolled steel work shall have the standard Manufacturers galvanised finish to BS EN
10143 (1993) or better;
• all frame bolts are to be zinc plated or galvanised finish;
• the roof and wind loads shall comply with BS 6399:Part 1, 2 and 3 including allowance for
drifting snow on the valley of the structure and against parapets if provided;
• all doors shall be fully framed in steelwork, including all frame extensions necessary to support
sectional door fittings and canopies;
• sag rods and tension wires shall be free from distortion, properly adjusted;

• the structure must be capable of carrying the tenants future signage and door frames in the
positions shown on the drawings;
• protection bollards to be installed internally to level entry door openings;
• fire protection where required will be provided. Where fire protection of the steel frame is
necessary it must be resistant to impact damage up to 2m above finished floor level.
4.2 Roof Cladding
4.2.1 The roof is to be KINGSPAN or similar approved composite profiled roof panels with Colorcoat
HPS200 Ultra finish to BS EN 10346. The roof cladding will be fixed in accordance with the
Kingspans recommendations, those of Tata Steel Europe Limited and the NRFC Guide to Good
Practice. The roof system is to be constructed in accordance with Kingspans’ technical
recommendations and being designed to meet the following standards and requirements:-
a. The roof system is to be KINGSPAN or similar approved FIREsafe KS1000 RW Insulated
profiled roof panels or similar approved to a minimum designated ‘U’ value of 0.18
W/m2K as required by Approved Document L2A (2006 of the Building Regulations.
b. The designed roof pitch will be 6 degrees finished allowing for all deflections under wind,
service and snow loads. The internal lining to the main roof will be Class O rating for surface
spread of flame as tested to BS 476:Part 7:1987. Roof deflection shall not exceed L/150.
c. The roof system is to be non-fragile in accordance with HSE Materials Standard
ACR[M]001:2000 ‘Test for Fragility of Roofing Assemblies.’
d. The roof system to be an FM Global approved construction.
e. The roof lights will be provided using Kingspan GRP translucent roof lights fixed to the
purlins in accordance with manufacturer’s instructions. The roof light sheets will meet
with the Roof lights to be non-fragile in accordance with HSE Materials Standard
ACR[M]001:2000 ‘Test for Fragility of Roofing Assemblies for the duration of their life. An
area of roof to be left out in accordance with the Architects Drawings.
f. Roof lights are to be over loading and picking areas only. No roof light provision over racked
areas, subject to constraints imposed by any applicable Fire and Boundary Conditions
g. Any minor scratches or scuff marks to the Colorcoat HPS200 Ultra coating of the roof
sheets, shall be made good with Corus HPS200 Ultra touch up paint applied in accordance
with the Tata Steel Europe Ltd recommendations;

h. Where roof sheets are so deeply scratched that the galvanising is also damaged,
affected panels shall be replaced. Sheets should be protected against indentation
where panels are heavily indented the affected panels shall be replaced;
i. All swarf shall be washed away from the roof before corrosion staining occurs;
j. The Contractor shall ensure that the cladding sub-Contractor attends to and seals any
penetrations through the roof and wall cladding for heater flues or any other penetrations
so as not to invalidate the sub-Contractor’s warranty;
k. The Contractor is to provide a copy of the manufacturer’s warranty covering the entire roof
system to the employer assignable to any Purchaser; (including the Colorcoat HPS200
Ultra coating).
l. The installers of the roofing systems must be approved Kingpsan installers and registered
members of either the Metal Cladding and Roofing Manufacturers Association, Metal
Roof Deck Association, Metal Roofing Contractors Association or National Federation or
Roofing Contractors.
m. Man safe system consisting of Horizontal lifeline system with intermediate anchorage
incorporating PAS system, will be fitted to the roof for safe access for maintenance and
repair purposes. System to comply with European standard EN 795 for Horizontal
Lifeline Systems.
n. Only composite panels listed in the BRE red book will be used.
o. The contractor is to allow for an independent survey of the roof area on completion and prior
to handover. A copy of the completed report is to be handed to the EA and any outstanding
works / defects attended to prior to Practical Completion.
p. U-values may need to be increased in order to comply with SBEM calculation and
also having regard to the tenants proposed HVAC requirements.
4.3 Rainwater Goods
4.3.1 Rainwater disposal systems shall be a combination of gravity to the perimeter gutters and
syphonic drainage to the central vallies. The syphonic system will be by Fulflow or similar
approved, fully in accordance with the Engineers Drawings.
4.3.2 The gravity drainage will be designed in accordance with BS EN 12056 using a rainfall rate for
the appropriate geographical location, precipitation levels and rainfall categories. The gutters
and rainwater system shall be designed and constructed to meet the following standards and
requirements:-

a. Purpose made, built up gutter systems to be up to 3mm thick steel top sheet hot dipped
galvanised after manufacture, LPCB approved Cellotex polyisocyanurate or man made
mineral fibre insulation, 0.7mm thick steel Brilliant White Lining Enamel internal lining
sheet. Alternatively a built up system can be utilised by approval of the EA, to meet the
same criteria as the composite system;
b. Gutters shall also be designed with adequate provision for accommodating thermal
expansion and contraction;
c. Gutters are to be of sufficient strength to facilitate maintenance access.
d. All gutters to incorporate adequately sized and positioned weir overflows;
e. Construction and sizing or pre-formed proprietary composite gutters are to be to the
Employer’s approval;
f. All joints to be joggled and sealed using PIB cross linked strip sealant and hexagonal
riv-nuts installed into hexagonal punched holes.
g. All gutters to be lined with a PVC membrane Tata Steel Aquatite or similar. The
number of rainwater down pipes should be based on the guidelines set out in BS EN
12056.
h. All rainwater pipes to be square section aluminium, colour as Architects drawings.
There is to be provision for rodding access to each rainwater pipe at maximum 600mm
above finished ground floor level.
4.3.3 Disposal of rainwater to the valley gutter will be by means of specialist designed and installed
two pipe syphonic system designed to the following criteria:-
a. Category 3 based on BSEN12056 – 3:2000
b. Overall rainfall intensity of minimum 200mm per hour.
c. Valley System to be designed as a primary / secondary system with rainfall split 50:50,
100mm per hour secondary.

4.4 Vertical and Horizontal Cladding
4.4.1 The cladding to be a combination of Kingspan Microrib, Kingpspan FIREsafe Composite Wall
panels and built up trapezoidal cladding, or similar approved in line with Architects elevation
drawing or similar approved, with Colorcoat HPS200 Ultra finish to BS EN 10346. The vertical
and horizontal cladding panels to be fitted in accordance with Kingspans’ technical
recommendations and designed and constructed to meet the following standards and
requirements:-
a. The elevations shall be as indicated on the Architect’s drawings, with feature flashing
details, relief modelling and colour banding to all elevations.
b. The cladding is to be designed to comply with wind loads calculated in accordance with
BS6399. The wall cladding is to be Kingspan FIREsafe Wall System KS1000 RW and
KS1000 PL to a minimum designated ‘U’ value of 0.24w/m2K.
c. Fire wall requirements as defined on the Architects Drawings.
d. The wall system to be FM Global approved.
e. Equivalent production from countries outside the EU will not be accepted.
f. Provision for tenants signage shall be incorporated into the cladding design.
g. U-value may need to be increased in order to comply with SBEM calculation.
4.5 Level Access Doors
4.5.1 The external level access doors indicated on the drawings will be as manufactured by Crawford-
ASSA ABLOY Limited, L20 615 reference 1042P, or similar and approved with
Counterbalance springs, galvanised tracks fixed to steel frame, with button station and internal
sliding shoot bolt. Size as defined on the Architects Drawings, with neutral acrylic double
glazed vision panels, min 3no. per door. Also fitted with sliding bolts electrically interlocked
and anti-fall devices. Size 5m high x 4m wide. These doors are power oprated.
4.5.2 The doors will be of composite construction comprising hardened aluminium sheet inner and
outer faces with nominal 42mm x 500mm deep laminated door panels filled with polyurethane
foam insulation to give minimum ‘U’ value of 1.4W/m2K. The surface finish to the external
face of the doors will be to colour specified on Architects Drawings.

4.6 Dock Access Doors and Equipment
4.6.1 Where shown on the drawings, doors as manufactured by Crawford-ASSA ABLOY Limited
L20 615, reference 1042P, or similar and approved with counterbalance springs, galvanised
tracks fixed to steel frame, with button station and internal sliding shootbolt. Dock access
doors to be size 3000mm high x 3000mm wide (as defined on the architects drawings) All with
neutral acrylic double glazed vision panels min 2no. per door. All fitted with sliding bolts
electrically interlocked and anti-fall devices. These doors are power oprated.
4.6.2 The doors will be of composite construction comprising hardened aluminium sheet inner and
outer faces with nominal 42mm x 500mm deep door panels filled with polyurethane foam
insulation to give optimum ‘U’ value of 1.4W/m2K. The surface finish to the external face of the
doors will be to the standard range of colours.
4.6.3 To each standard dock access door location will be fitted a Crawford-ASSA ABLOY 6010S
swingdock stationary dock leveller with swing lip, electro hydraulic operation with load bearing
capacity of 60KN, size 2000 x 3000mm.
4.6.4 To each standard dock access door location will be fitted a Crawford-ASSA ABLOY 660SME
Collapsible Curtain Shelter with extruded aluminium frame, 3450mm wide, 3600mm high and
600mm deep. White luminous vertical parking guides, integrated rain channel, tensile strength
longitudinal approx 7000 N/5cm and transverse strength approx 5000 N/5cm. White luminous
vertical parking guides, integrated rain channel, tensile strength longitudinal approx. 7000
N/5cm and transverse strength approx.. 5000 N/5cm.
4.6.5 Each dock leveller will be fitted with Crawford DOK-TEK PRG led traffic lights, ‘M’ led dock
loading light, nylon sliding dock buffers, and electronic wheel chocks for safety.
4.6.6 Doors and dock levellers to be CE marked to meet European Directives.
4.6.7 Tailgate slots with Infill panels will be provided to all dock levellers.
4.6.8 Below each dock access, cast into external floor 1 pair of Crawford galvanised steel tubular
wheel guides from 140 diameter tube, with 5mm thick walls x 2000mm x 300mm above floor
level.
4.6.9 The dock wall construction is to be pre-cast concrete using Buchan Concrete Solutions
Prowall system or similar approved.

4.7 Fire Exit Doors
4.7.1 Number and size of doors to be provided to ensure compliance with Building Regulations and Fire
Authority requirements and fire strategy prepared by the contractor based upon the agreed layouts
to ensure that it will be capable of acceptance by the Fire Officer. Doors will be Taskmaster S
Series or similar approved to be designed and installed to meet the following requirements:-
a. provided with external landings extending to the internal floor level. Size to
accommodate swing of door plus a 1200mm landing;
b. 1100m high galvanised steel tubular barriers externally to two sides, primed prior to
delivery to site and painted to match feature colour to building where exit provided to
areas where vehicles are present;
c. powder coated mild steel frames;
d. powder coated steel personnel doors (double or single as required);
e. integrated 4 way panic lock, anti vandal hinges and all other associated ironmongery;
f. colour and finish see architects drawings.

5 Office Superstructure
5.1 Structure
5.1.1 The office block structural frame will be constructed in structural steelwork. The frame designed
to BS.5950: Part l and 2 will be fire protected to achieve a fire resistance as required under the
Building Regulations.
5.1.2 The frame will be designed to accommodate office/amenity accommodation on ground, f i rs t
and second f loor levels
5.1.3 The office superstructure should be designed to accommodate a minimum first and second
floor loading of 2.5KN/m2 plus 1KN/m2 partition load.
5.2 External Walls
5.2.1 The external walls of the building, where indicated, to be metal stud frame fixed back to
heeting rails. Gypsum Classic Gypwall system with GypFrame ‘c’ studs and Gyproc wall
board or similar approved.
5.2.2 The external skin will be horizontal composite panels by Kingspan FIREsafe or similar approved,
Microrib an LPC rated core to test 1182 this cladding is to provide a minimum designed “U”
value of 0.35W/m²K. Mineral wool between sheeting rails may be required to achieve Overall
min u- value of 0.25 w/m2k.
5.2.3 The internal lining to any cladding is to be Class O rating for surface spread of flame as tested to
BS.476: Part 7.
5.3 Windows/ Curtain Walling
5.3.1 A curtain walling system shown to the office block elevations will be a fully thermally broken
system comprising polyester powder coated aluminium mullions and transoms complete with
factory sealed double glazed units and glazed and insulated spandrel panels, where necessary.
The system to be Kawneer Curtain Wall AA®100 50mm to be provided by a glazing
specialist or similar and approved.
5.3.2 Glazing will be Pilkington Suncool glass with Argon filled cavity and Pilkington K Glass or similar
approved in order to comply with SBEM calculation.

5.3.3 Double glazing units (thermally broken) and spandrel panels (with thermal check) are to be
fitted to facilitate replacement externally.
5.3.4 Security locks to be installed to all ground floor windows to comply with British Standard 3621.
5.3.5 The front entrance lobby to the office will be manufactured using Kawneer Curtain Wall
AA®100 50mm and Kawneer AA®605 TE thermally broken double leaf external swing doors,
polyester powder coated aluminium sections with concealed overhead door closer to match
curtain walling system. The door will be glazed to the recommendation of BS 952 and BS CP
6262 in laminated or safety glass to match windows. Or similar approved.
5.3.6 A letter plate is to be provided in or adjacent to the main entrance door.
5.3.7 The door to be fitted with security locks to comply with British Standard 3621 and five lever
mortice deadlocks.
5.4 Internal Walls 5.4.1 Internal flexi and partition walls to the reception and welfare area are to be built solid in
concrete blockwork to BS.6073: Part l laid in cement mortar and keyed for plaster. The
thicknesses of walls are to be as designed by the Structural Engineer and will be built in blocks
of minimum crushing strength 3.5KN/m² or as otherwise detailed by the Structural Engineer.
5.4.2 Internal division wall on GL 19 to split the HVAC (CAT B) treated warehouse area from the untreated area. 1no run 116.0 metres wide x 17.0 metres high at apex, including a 4.0 metres wide x 5.0 metres high goal post frame to accept a Fast Action door:-
Material FR 630 P Flexiwall fabric.
1no Fastflex Impact Roll door 4.0 metres wide x 5.0 metres high, including push button operation.
3no 1.0 metre wide x 2.0 metre high steel Pedestrian Doors with vision panels and closers. 5.4.3 Where shown on the drawings, compartment walls between the offices, warehouse and
production areas will be minimum 140mm blockwork, flush pointed to provide minimum two
hour fire resistance to ground floor and metal stud fire wall to first floor Any door or window
openings within the wall will be afforded the same degree of fire protection as required for the
wall.
5.4.4 Amenity block to be constructed in 140mm fair faced blockwork.
5.4.5 The warehouse is heated therefore the compartment wall will be insulated with Celotex or equal
approved, to comply with the requirements of Part L2 of the Building Regulations.
5.4.6 Internal lintels across all wall openings will be 'Catnic' or similar prefabricated steel to BS.5977:
Part 2 or pre-stressed precast concrete.

5.5 Staircase
5.5.1 The main reception feature staircase and landings from upper floor offices will be designed
and constructed in pre-cast concrete to the Structural Engineer's details. The balustrades and
handrails will tubular stainless steel all to the Architect's details and to comply with the Building
Regulations.
5.6 Ceilings
5.6.1 Suspended ceilings will be provided as follows:-
a. generally throughout the offices and ancillary areas, Armstrong Dune Supreme 600 x
600mm Tegular tiles in lay-in grid system with a stove enamelled finish on wire hangers
(Hydroboard to all wet areas such as toilets, shower and kitchen);
b. a 25/50mm shadow edge trim will be included to all office/circulation areas. The
suspended ceiling system is to be earth bonded in accordance with I.E.E. regulations
and the suspended ceiling manufacturers recommendations;
c. the floor to ceiling height to the ground and upper floor office and ancillary areas will be
2.80m and 2.40m in the welfare and toilets areas. A consistent level floor will be
provided throughout the office and ancillary areas;
d. all ceilings shall have a minimum void of 400mm complete with all necessary cavity
barriers and a minimum depth under beams of 200mm.
5.7 Wall Finishes
5.7.1 All internal walls unless specified otherwise throughout the offices, ancillary and circulation
and amenity areas will be plastered/dry lined and fully sealed and then painted with one mist
coat and two coats vinyl matt emulsion paint. Colour to be confirmed and approved by Tenant.
5.7.2 All walls to the toilets will be tiled full height with ceramic tiles using three colours with two
feature bands. Tiles to be in the price range of £30/m2 supply only – the contractors is to price for
installation using the supply only figure. Exact type and colour to be confirmed and approved by
tenant.
5.7.3 The kitchen will have tiled splashbacks with ceramic tiles as above.

5.8 Floor Finishes
5.8.1 First floor only to have a raised access floor medium grade system as MOB-PF2-PSA medium
grade; minimum 150mm clear void. The standard medium grade 600 x 600mm panels to receive
carpet tile covering. The raised access floor to be earth bonded in accordance with I.E.E.
regulations and the raised floor manufacturers recommendations.
5.8.2 Main entrance, reception area and generally throughout the Ancillary, Amenity and Welfare
areas will be power floated concrete or screed finish to receive carpet tile, vinyl or ceramic
floor coverings – see finishes schedule for details. All finishes to be approved by tenant.
5.8.3 Generally throughout the office areas and unless specified otherwise, Armstrong carpet floor tile
coverings will be provided in the price range of £20/m2 supply only. The contractors is to price
for installation using the supply only figure.
5.8.4 The office toilets, ancillary lobbies, kitchenettes, tea rooms and cleaners store will be finished in
ceramic tiling (tiles to be in the price range of £30/m2 supply only). The contractors is to price
for installation using the supply only figure.
5.8.5 The main entrance reception area will be finished in ceramic tiling to be in the price range of
£35.00/m2 supply only. The contractors is to price for installation using the supply only figure.
5.9 Doors and Joinery
5.9.1 Internal doors throughout the offices will be solid core flush doors with paint finish. Frames and
architraves to be softwood, to match door veneers. All doors are to be compatible with door
access control – mag lock door release or similar.
5.9.2 Where required by the Building Control Officer, doors will have an appropriate fire rating and be
fitted with intumescent strips, smoke seals, door closers and vision panels of size 150mm x
1325mm.
5.9.3 Internal circulation doors will be fitted with swing free self closers linked to the fire alarm in
compliance with Part M of the Building Regulations.
5.9.4 Locks will be suited as follows:-
Master Key to all doors;
Submaster Key for each office floor main doors.

5.9.5 The ironmongery will be appropriate to the location of the door and will be Grade 316 polished
stainless steel door furniture with ancillary fittings.
5.9.6 Toilet partitions will be manufactured by Venesta Cubicle Systems Limited Equinox V2 Range or
similar and approved, to be fully co-ordinated to solid surface vanity units and laminate faced
boxing. Provide full height IPS systems to all wc’s and urinals. Each cubicle to have toilet roll
holder and coat hook fitted.
5.10 Fire Precautions
5.10.1 The requirements of the Building Control Officer will be incorporated, as indicated on the
drawings, in respect of means of escape, fire resisting doors and partitions, fire exit doors and
fittings and all associated signs and notices.
5.10.2 Signs and notices will comply with Associated Signs and BS.5499 'Fire Safety Signs, Notices
and Graphic Symbols'.
5.10.3 Any other requirements or recommendations of the Local Authority Building Control
Department, incorporating the Fire Prevention Officer with regard to provision of hose reels,
sprinkler systems, heat sensors, smoke ventilators, extinguishers and other fire fighting
equipment are specifically excluded.
5.11 Finishings General
5.11.1 In the main entrance lobby area to the full width of the reception area door a matwell and
frame consisting of an aluminum frame fixed into the concrete sub floor will be provided
together with a barrier mat or good quality proprietary mat consisting of aluminum runners and
brushes, by Gradus or equal approved.
5.11.2 Internal window cill boards to be softwood.
5.11.3 Ex 100 x 25 softwood, splayed skirtings for clear finishing will be provided throughout except
where ceramic or vinyl skirtings have been specified.
5.11.4 1200mm high mirrors (width to match vanity unit width) with concealed fixings to the walls
above the wash hand basins in all toilet areas.

5.12 Plumbing and Sanitary Ware
5.12.1 All toilet areas and cleaners store will have Armitage Shanks or Ideal Standard (as specified)
white vitreous china sanitary ware. All horizontal and waste pipework within toilet areas is to be
concealed with suitable maintenance access.
5.12.2 Ideal Standard 'Back to Wall' W.C. suites or similar will be provided with plastic seat and cover
and dual flush plastic cistern located behind IPS system, and shall be complete with overflow
indication.
5.12.3 Armitage Shanks china single bowl urinals or similar will be provided with plastic cistern and
flush pipes located behind IPS system.
5.12.4 Washbasins to toilets will be Ideal Standard vessel basin or similar with basin mixer tap, to be
fitted onto solid surface vanity units.
5.12.5 Cleaners sinks, with bucket stand, will be provided with hot and cold water services. A tiled
splash back will be provided.
5.12.6 A toilet compartment will be provided for the use of disabled persons, all in accordance with
the Building Regulations (Doc M), the disabled alarm shall be provided adjacent to the toilet
and will be both visual and audible.
5.13 Kitchenette/Tea Room
5.13.1 The Kitchenette/Tea Room areas will be fitted with Howdens commercial quality or similar
base units with worktops over and wall cupboards. A single drainer stainless steel sink top
with mixer taps will be provided. Exact colours and finish to be approved by tenant.

6 External Works
6.1 Service Yard Area
6.1.1 The service yard and associated access areas will be excavated to the required formation
level, trimmed and compacted with a layer of hardcore to the engineers details blinded with
fine chippings or clinker ash.
6.1.2 Sand or rock sand will not be an acceptable material for finishing the hardcore layer.
6.1.3 Where the slabs are constructed in phases, the compacted hardcore layer must be constructed
at least 1m beyond the relevant shutter lines to ensure that infill bays can be adequately
compacted and finished.
6.1.4 The surface tolerances to the sub-base layer should be +5mm or –30mm.
6.1.5 A minimum 175mm thick bed of concrete will be laid on polythene or similar using air
entrained concrete with a minimum cube strength of 40N/mm2 at 28 days, reinforced with one
layer of structural fabric to the engineers details or alternatively a concrete with a minimum
cube strength of 35N/ mm2 at 28 days enhanced with 0.9kg/m3 of synthetic polypropylene
fibres may be used. The use of steel fibre reinforcement will not be allowed.
6.1.6 Bay sizes and all longitudinal, contraction, induced, expansion and isolation joints will be
formed in accordance with the recommendations of the structural engineer. The slabs will be
laid to maximum falls of 1:40 (except for level access ramps) and minimum falls of 1:80 with
the gradients generally sloping away from the building.
6.1.7 The surface of the concrete is to be finished using a serrated float or wire brush, to provide
grooves parallel to the slope of the pavement, with 100mm trowelled margins adjacent to the
shutters.
6.1.8 The surface tolerance for the concrete pavement should be +10mm.
6.1.9 As soon as excess moisture has evaporated from the surface of the concrete a resin curing
compound should be sprayed uniformly over the still plastic concrete. During hot sunny
periods a curing compound containing a suspension of fine particles of Aluminium or other
white pigment should be used.
6.1.10 During adverse weather conditions including hot sunny periods, winds in excess of 10mph and
rain, the slabs should be protected with suitable tents of polythene or similar, in addition to the
curing compound.

6.1.11 Construction will generally comply with the recommendations of the Concrete Society
publication TR34.
6.1.12 Bollard protection will be provided externally to the warehouse level access doors. Bollards are to
be Marshalls Rhino Service Yard Bollards 168mm dia base plate fixed. Galvanised Armco type
protective barriers with bolt down RSJ posts will be provided in the service yard area to protect
vulnerable areas of the building from vehicular or similar impact damage.
6.1.13 Drainage channels with steel gratings will not be used in areas of the service yard where they
can be trafficked by turning vehicles.
6.1.14 To provide access to the easement zone for the UU water main, areas of structural block paving
will be incorporated at intervals along the easement zone to provide access to the main should it
be required.
6.2 Car Parks
6.2.1 The car parking area indicated on the site plans will be permeable concrete block paving car
parking spaces and block paving access and circulation areas designed and constructed to
the following standards and requirements:-
6.2.2 80mm thick coloured concrete block paving laid 90o herringbone, laid on a 50mm bed of sharp
sand, on road base of 70mm dense bit mac, on sub- base of 300mm granular type 1. Joints filled
with dry wash sand.
6.2.3 Thermoplastic white lining to be provided to delineate car parking spaces and road markings.
Disabled parking bays marked out in accordance with Part M Building Regs.
6.3 Kerbs
6.3.1 Where indicated, Marshalls standard and Charnwood textured 255 x 125 half battered precast
concrete kerbs to BS.340 bedded onto a 325 x 150 concrete base and haunches with
concrete, to s.e details. Marshalls Titan kerbs shall be provided to vulnerable areas.
6.4 Footpaths
6.4.1 Footpaths will be excavated to formation level, trimmed and compacted and provided with
minimum 150mm thick stone hardcore base blinded with fine stone sand or clinker ash and
finishes as:-
a. 60mm thick Marshalls contrast colour concrete block paving, to the main entrance
footpath and cycle path, will be laid on a 50mm bed of sand, well vibrated, with joints
filled with dry wash sand. 80mm thick Marshalls colour concrete block paving to the

office frontage will be laid on 50mm bed of sharp sand, well vibrated, with joints filled
with dry wash sand.
b. 50mm thick Marshalls precast concrete paving slabs and concrete edgings to ancillary
paths and margins around the warehouse will be laid on a 50mm sand lime bed, well
vibrated, with joints filled with dry wash sand.
c. Macadam surfacing, 20mm wearing course on 40mm dense bit mac base course
6.5 Landscaping
6.5.1 The landscape scheme, inclusive of all planting, is to be designed and completed by an
approved contractor and to the approval of the Local Authority, including for:-
a. landscaped areas will have all rubbish removed, subsoil graded to contours, 150mm
topsoil spread and rotavated, stones removed, raked, prepared and turfed;
b. 300mm topsoil will be provided for shrubs and planting beds and 750-1,000mm2 cube
topsoil in tree pits;
c. trees, shrubs and other plants to be detailed and described on a landscape plan and
agreed with LA, will be planted, with bark mulching, watered, staked and supported as
necessary;
d. one-year maintenance of trees, shrubs and landscaped areas will be by the Contractor,
including the replacement of all plants dying within the period. It will be the Contractor’s
responsibility to ensure that grass, shrubs and trees are adequately maintained and
watered during the maintenance period. Notwithstanding that responsibility, the tenant
will be required to water the beds on a reasonable basis;
e. a minimum of 3 No. external landscaping watering points will be provided to agreed
positions within 30m of existing supplies.
6.6 Drainage
6.6.1 General
Connections from the site boundary to main foul and surface water sewers will be made in
accordance with the requirements of the Local Authority.
The drainage system generally will be in accordance with:-

The general design criteria will be based upon a 1 in 2 year return and a rainfall intensity of 55mm
per hour and no flooding in a 1 in 30 year storm condition.
Undertake a CCTV survey of all drainage two weeks prior to Practical Completion.
6.6.2 Pipework
Foul and surface water drainage will be constructed to the details shown on the drainage
drawings, using E.S.V.C. Hepseal and Supersleve Pipes to BS.65, Hepsleve Pipes to BS.65 or
similar approved on Class B granular stone bed. Drainage pipework internal to the building areas
will have a concrete bed and surround.
Where required, pipework will be protected in accordance with the 'Simplified Tables of External
Loads on Buried Pipelines'.
All necessary bends, junctions and other fittings required to complete the work will be provided.
Flexible joint collars will be provided to drainage pipework when leaving the building areas.
6.6.3 Manholes
Manholes will be constructed to the depths required using either precast concrete rings and
heavy duty cover slabs or in Class B engineering brickwork. The bases of
manholes will incorporate all necessary clayware channels and junction fittings and will be
benched in fine granolithic concrete.
Galvanised step irons will be included in the walls of manholes and the manhole covers will be
of galvanised steel or cast iron of an appropriate load bearing capacity.
6.6.4 Gullies/Drainage Channels to Yard and Roadways
The drainage of the yard areas to be laid falls to heavy duty drainage channels. Polybau,
Decathlon or equivalent approved and standard heavy duty gulley outlets where appropriate.
6.6.5 Petrol Interceptors
A petrol/oil interceptor, required by the Environment Agency, will be installed and ventilated
to serve the surface water drainage system to external paved areas. An additional interceptor may
be needed adjecent to diesel storage area/generator.

6.7 Ramps
6.7.1 Where ramps are required to be provided for access into the building for disabled persons or for
trolley access, to be in accordance with Approved Document Part M.
6.8 Fencing / Gates
6.8.1 Where indicated on the Hard Landscaping drawing to the perimeter of the site and around the
overflow car park area, 2.40m high, black powder coated Paladin FX fencing or equal approved,
complete with personnel and vehicle access gates. All gates to be lockable and keys to be master
suited.
6.8.2 Yard gates to be generally as fencing type but to be heavy duty automated control with key
pad at gate and intercom control at reception. Induction cable loop control for exit. Including all
cable conduits to building from both gate posts.
6.8.3 Personnel gates to be generally as fencing type, to be heavy duty automated control with key
pad at gate and intercom control at reception. Induction cable loop control for exit. Including all
cable conduits to building from both gate posts.
6.8.4 Where indicated on the Hard Landscaping drawing an internal security fence to be provided, 1.8
high, black powder coated Paladin FX fencing or equal approved, complete with personnel and
vehicle access gates. All gates to be lockable and keys to be master suited.
6.8.5 Where indicated on the Landscaping drawing a Permanent Amphibian Fence to be provided to
meet Ecology requirements
6.8.6 Ducts to be included for tenant requires fast barriers adjacent to main entrance gates.

7 External Services
7.1 The Mechanical and Electrical Contractor shall carryout all necessary calculations and liaison
with Utility Authorities and Shippers. In order to obtain necessary supplies for the continuation of
the works and the subsequent operation of the entire premises.
7.2 The Mechanical contractor shall be responsible for making applications for the new incoming
water and gas mains, while the Electrical contractor will be responsible for the new incoming
power and to liaise with the telecoms provider to lay ducts for incoming telephone lines.
7.3 Electric
7.3.1 An incoming electric service duct will be provided for the Local Electricity Board to supply the
required capacity.
7.3.2 It is intended that the electrical supply shall come from a proposed sub-station and switch
room located near the service yard entrance.
7.4 Gas
7.4.1 Trenching will be provided to allow gas installer to lay in a service pipe to suit the demand of the
building as determined in conjunction with the Client. The trench will extend from the site
boundary from the proposed GRP meter housing and pulsed gas meter, to the intake position.
The gas supply will be sized to accommodate the future installation of warehouse heating.
7.5 Water
7.5.1 A pulsed water meter and water supply will be provided from the site boundary/public supply to
serve the building requirements. The contractor shall ensure that it is suitably sized to also
allow for a future sprinkler to be located as indicated on the site layout.
7.6 Communications
7.6.1 Three ducts will be provided from the site boundary to a designated intake point to serve the
communications requirements of BT, or other providers and computer modem.
7.6.2 Vacant ducts not less than 75mm diameter will be provided to suit the required wire ways of a
possible future CCTV installation, external signage provision and access control for vehicular
barriers.
7.6.3 Three spare 100mm ducts shall be provided to each corner of the building and taken into soft
landscaping to the perimeter of the site.

8.2 Heating
8.2.1 The office and amenity block shall be heated by a wall mounted gas fired boiler, the boiler shall
circulate low temperature hot water to all associated wall mounted radiators, all radiators shall
have matching LSVs and TRVs, all Disabled WCs will have low surface temperature radiators.
8.2.2 Exposed pipework is generally to be avoided, but where it occurs it will be primed and painted.
8.3 Hot and Cold Water Services
8.3.1 An indirect unvented hot water heater shall provide hot water to all hot water outlets, the hot water
system fed from the gas boiler shall be a pumped return system.
8.4 Ventilation
8.4.1 Fresh air ventilation to the office area shall be provided by local heat recovery units located in the
ceiling void, fresh air shall be delivered at a rate of 12 l/s/person. Ventilation Units will be provided
with a summer by-pass.
8.4.2 Extract from WC areas shall be via a dedicated extract fan providing 6 air changes per hour.

8.5 BMS
8.5.1 A Building Management System shall be provided to control all the above services as well as
monitor all incoming service meters and sub-meters. This should be capable of integrattion of the
proposed tenants HVAC installation to the warehouse areas.
8.6 Passenger Lift
8.6.1 A 8-person/800Kg platform lift will be designed and installed to service the first floor level, Orona
or similar approved.
8.7 Sprinklers
8.7.1 Warehouse roof level sprinkler system with sprinkler pump house, tank and base to meet FM
requirements
Main Warehouse Roof Area (including over racking) The system will be a FM approved wet type sprinkler control valve/s therefore the area must be heated at all times to a minimum of 4ºC throughout. The roof system hydraulic criteria proposed to be designed using FM Global data sheet 8-9 and the clearance between the top of storage and the ceiling sprinklers between 1.5m and 3.0m with Class 4 cartoned unexpanded plastics therefore using Table 13 a roof sprinkler height of 6.0m to be adopted. Using table 3, 12 off K17 (240) ESFR upright sprinklers operating at a minimum pressure of 2.4 bar. Upright sprinklers to be adopted due to the fact the site plan details ‘hip-ends’ on the structure as it is impossible to design this type of structure with pendant sprinklers. Interfaces with other services The following interfaces with other services will be required to be supplied by others. Electrical power supplies to;
trace heating circuits in white wall cold rooms
Non-essential power supply to the pumproom ancillary equipment
Wiring of valve-set limit switches to BMS Panel
Power supply adjacent to the location of the pump monitoring panel
Off-site alarm signalling from each sprinkler control valve to BS EN 16.3.

9 Electrical Services
9.1 Mains and Sub Mains Distribution
9.1.1 To comprise of a main ACB/MCCB mains panel located in the warehouse. Local RCBO lighting
and power boards to be provided to each office floor level with associated sub metering. All
distribution to have 25% spare capacity.
9.2 Internal Lighting
9.2.1 Office block to comprise of LED light fittings in compliance with CIBSE interior lighting guidance
for offices. All areas shall have intelligent lighting control incorporating daylight switching and PIR
where practical. Emergency shall be installed in accordance with BS5266.
9.2.2 Feature lighting to be provided to reception area.
9.2.3 Bulkhead emergency fittings to be provided to all fire escape doors the warehouse area.
9.3 External Lighting
9.3.1 Comprise of a combination of high level wall mounted LED floodlights and car park columns with
architectural lantern to achieve average 25lux. Bulkhead emergency fittings to be provided to all
fire exit doors to the warehouse
9.4 Small Power
9.4.1 The office and lab areas will be provided with a three-compartment trunking system either dado
or skirting level floor which will provide 2 twin socket outlets every 3lm.
9.4.2 In the reception area 1no. floor box will be provided to positions agreed on site.
9.4.3 Cleaning sockets to be provided every 10m.
9.5 Fire Alarm
9.5.1 Comprise of smoke detectors and beacons in accordance with BS5389:2013 fire alarm and
BSEN54 for beacons. The system shall be an open protocol addressable system capable of being
programmed to have a minimum of 24zones with provision for loop expander cards.
9.5.2 Automatic fire alarm system to the office accommodation. The system is to be suitable for
expansion to the warehouse area.
