Operation proposal in a XIX century (1865) cottage in order to convert it into a small guest country house.
It is proposed an operation which maintain those elements which own a representative nature. Those can be attractive for the new use of the building, combining modern constructive solutions with the classical architecture features of the zone where the building is situated

Operation proposal in a XIX century (1865) cottage in order to convert it into a small guest country house
It is a construction with a non-regular polygonal plan that receives a structural protection by the urban law of the town hall.
It has a balcony over a granit stone floor, sustained on the vertical structure, which follows the constructive tipology of the regionbased on thick granit stone masonry walls, except the main facade, executed with ashlar.
ItIt is used wooden beams in either floor or cover, where is slated with non-regular shape.
It is performed a study of the current status of the edification, analising the urban law, the area of the building, its tipology and the patholo-gies of the constructive elements.
Then, graphic documentation is executed, including situation and em-placement plan, urban law info, stories, elevations, sections, structure, cover and pathologies plan.

Para reflejar la propuesta de actuación en la edificación se elabora una documentación gráfica que incluye plano de parcela, plantas, alzados, secciones, planos de estructura, cubierta, detalles constructi-vos, planos de instalaciones (electricidad, fontanería, saneamiento, calefacción de suelo radiante, ventilación y seguridad contra incen-dios), carpintería y acabados.
La documentación gráfica se complementan con las correspondien-tes memorias de estado actual y reformado, presupuesto, pliego de condiciones y estudio de seguridad y salud.
Se ha empleado AutoCAD para la elaboración de la documentación gráfica, si bien para el renderizado se ha utilizado BIM ArchiCAD y Art-lantis. Las memorias se realizan con MS Word, ayudados con tablas de MS Excel, especialmente para los cálculos y en el caso del presupues-to se emplea Presto.

Having a steel frame with a predefined wall and dimensions 6x2.50x3 m and 6 pillars as info, it is proposed to undertake a manufactured home.
It is performed a two storey house with an useful surface of 165,50, using first floor as garage and day area (kitchen, living room and dining room). On the other hand, in the second floor are placed three bedro-oms (night area).
