Business Plan – Purpose
The purpose of the business plan for University Maintenance is to provide connection to the Facilities and Services Operational Plan which supports the ANU Operational Plan “ANU By 2020” set by the Vice Chancellor. The University Maintenance Business Plan will also provide direction for individual Maintenance staff of how they can support the Division and the Vice Chancellor’s quest to create true excellence as Australia’s national and finest University.
The University building assets range in age from some of the first building constructed in Canberra before the establishment of federation with distinct heritage values, buildings with significant architectural importance to the latest building full of modern technology. This offers a distinct diversity in design, construction and maintenance that provides unique character to a young University still growing in age.
The Business plan will focus on how University Maintenance can maintain the University assets both building and infrastructure by efficient and effective ways via the strategic asset management plan. This will enable core objectives of the University to meet the highest possible standard without any loss of business continuity via the delivery of services from in-house staff and contractors.
The mandate for F&S is:
“Enable academic excellence at the ANU through integrated and innovative facilities and project delivery”

Campus Services University Maintenance
The purpose of University Maintenance is to maintain high quality building and infrastructure assets, provide maximum economical life and provide continuous operation to maintain optimal business continuity. This will allow the ANU to deliver its mandate as Australia’s finest University for teaching and research.
This is achieved by:
• setting and maintaining a preventive maintenance program for building and infrastructure assets. • setting and maintaining a statutory maintenance program for building and infrastructure assets. • Providing a responsive and cost effective corrective maintenance program for building and infrastructure assets.
This is carried out by in house staff and external contractors.

Asset Management
Campus facilities and infrastructure are key capabilities enablers in the delivery of academics/research outcomes and campus facilities services. The linking of the capability and management of the campus infrastructure is informed by a comprehensive understanding of the conditions, performance and functionality of the asset and infrastructure.
Effective management of these assets occurs through a strategic asset management plan which provides the framework for measuring and recording the condition and performance of existing assets as well as identifying future space utilisation and funding strategies for the various assets, consistent with the intended future use.
This approach allows maximum capability to be leveraged from the existing assets and infrastructure.

Effectively and efficiently manage campus facilities and infrastructure to meet the University’s current and future strategic requirements and objectives. ANU to be seen as the natural host for national research and education infrastructure,

Establish short (0 – 2 years), medium (2 – 5 years) and long term (beyond 5 years) asset management plans for all campus facilities and infrastructure.
Work with the AM to prepare data and establish asset management plans.
Capture all relevant data for existing assets e.g. Age, Life, criticality, current and required condition, cost (maintain/replace), etc.

Operations
The professional delivery of services by Facilities and Services is key to enabling academic activities and the activating broader campus community. To achieve the goal of best practice, F&S will develop an organization and culture characterized by service, innovation, transparency, responsiveness and continuous improvement.
