Buying a new home or condo is a dream for many Canadians, but with rising prices, increasingly tight mortgage regulations and reports of questionable market conditions in some areas and housing categories, where to begin?

With careful planning and research, that’s where. Indeed, Canadians are showing that despite any challenges facing the real estate

market, they are taking the time to learn what they need to, and to make rational, informed choices.

A new survey from Genworth Financial Mortgage Insurance Company Canada reports a significant rise in the number of recent first-time buyers who put down more than 20 per cent on their homes – 56 per cent, up from 36 per cent last year. See page 28 for more.

Other new research, the BMO First-Time Home Buyer’s Report, indicates that two-thirds of first-time buyers say the latest changes to mortgage regulations – which reduced the maximum amortization for government-insured mortgages to 25 years from 30 – have not affected their buying timeline. Many even favour a 20-year amortization.

By saving longer for larger down payments, and aiming to pay off their mortgages sooner, clearly, Canadians are becoming increasingly responsible about these important homebuying steps.

Making informed choicesCanadians are making rati onal decisions when it comes to buying their fi rst home

Solid investment decisionsBegin at home

Is there a positive to buying a new condo in our current economic climate? You bet there is.

When you buy new, your investment is backed by a strong warranty program. It protects your deposit and offers protection against defects in work and materials, unauthorized substitutions and delayed closings or occupancies after the condo is constructed.

What are the other positives of buying a new condo? New housing prices are extremely competitive at this time and interest rates are low. If you think posted rates look good, ask your bank or mortgage broker if they can do better. While no one can guarantee what their home will be worth in the next 10 or 20 years, ask a recent buyer what the value of their home is now. Chances are you will see them smile.

Communities close to amenities such as shopping and transit are especially appealing, but your builder may not know or tell you about the plans for your prospective new neighbourhood, so do your homework.

The media often stresses the negative side of the story. It’s time to make solid investment decisions, and look beyond the doom and gloom. Investigate how you can make Canada’s economic environment work for you.

Happy new-home hunting!

APR 26 - MAY 24, 2013 | NEW HOME GUIDE 11

Page 12: Calgary New Home Guide - April 26, 2013

With three new fabulous showhome parades opened this spring and offering a desir-able lifestyle centred around Calgary’s largest lake, it’s not surprising that new

homebuyers are flocking to Mahogany. Crafted by Hopewell Residential Communities in

southeast Calgary, Mahogany has made such a great im-pression it received the 2012 SAM Award for Community of the Year – City of Calgary on April 13.

“Residents who already live in Mahogany don’t need an award to tell them that it’s Calgary’s Community of the Year – they love living there and have made it one of Cal-gary’s most popular communities,” says Scott Hamilton, senior manager, marketing and community relations.

“In fact, we’ve experienced the best first-quarter in Ma-hogany’s history this year,” he says. “The traffic at the showhomes has been incredible and sales are really strong.”

Mahogany offers a full range of housing styles in three home collections – Lakeland, Reserve and Boulevard – of-fering “everything from townhomes to ultra-estate homes on the lake, so there truly is something for every buyer,” Hamilton says.

Hopewell is excited to have opened three stunning new Lakefront Estate showhomes in February and “the response

has been tremendous,” he says. “This is luxury lake living like you’ve never seen before, with lots that back onto the city’s largest freshwater lake. This is a rare and exclusive opportunity not only in this community, but anywhere in Calgary.”

The Reserve Collection Lakefront Estate homes are being crafted by Calbridge Homes, Baywest Homes and Morrison Homes priced from $1.3 million and include triple-car garages, custom features, walkout basements and private docks and lake access.

As well, six new Lakeside Estate showhomes opened March 23, also built by Calbridge, Morrison and Baywest. These homes start in the $600,000s and boast private lake access. Lots range from 40- to 58-ft. wide and homes start at 2,200 sq. ft.

“Both the Lakefront and Lakeside showhomes are at-tracting different buyers from around Calgary who have been looking in existing lake communities, but like Ma-hogany because they can build new with terrific builders and enjoy the opportunity to build a home of their dreams,” Hamilton says.

Hopewell is also thrilled about the opening on April 13 of its newest Lakeland Collection laned showhome parade crafted by Sabal Homes and Stepper Custom Homes.

“This parade is beautiful and features interesting architectural styling and a variety of designs and features,” Hamilton says. “We expect this will be a very popular parade because it allows people to get into a lake community for an affordable price, starting from the $330,000s.”

Also in the Lakeland Collection are current front-attached garage showhomes by Jayman MasterBUILT, Sabal, Stepper and Trico Homes starting in the $400,000s. New front-attached garage showhomes are expected to open in the fall.

In addition, Mahogany features the Boulevard Collection that includes street townhomes by Avi Urban with prices from the $290,000s. Jayman Modus is also start-ing to sell a new townhome product and will eventually be offering apartment condos.

Hamilton says buyers in Mahogany look at the community as their backyard where they can enjoy a wide range of amenities.

“The lake really offers a four-season playground, giving homeowners an activity-based amenity at their front door,” he says.

“It’s a busy year for us, as we’re working on Phases 2 and 3 of the lake and starting construction in the approximate 20,000- sq.-ft. main beach building, which will have program space, rental space and banquet and recreational amenities.”

In connection with the building, will be the development of the main beach to open next year.

Along with the lake, residents can enjoy the 13-acre central park, 22 kilometres of pathways, 74 acres of naturalized wetlands and approximately 265 acres of greenspace.

Shops and services in the Urban Village will add neighbourhood conve-niences.

Mahogany, situated off of 52nd Street, also offers a great location close to amenities such as new South Calgary Health Campus, along with easy access to Hwy. 22X and Deerfoot Trail.

“We should also see the completion of the interchange at 52nd Street and 22X this year, providing even better access for residents,” Hamilton says.

For more information on Mahogany, visit the showhomes or mahoganyliving.com.

Cardel combines best features in Arriva 2 in Walden

Cardel Homes has combined some of the best-selling features from its top selling models to create the

sensational Arriva 2 – its newest showhome in the semi-estate phase of Walden Park.

This 2,445-sq.-ft. showhome, which opened April 13, presents “a one-of-a-kind spectacular floorplan, and the stylish urban architecture provides for awesome curb appeal,” says community sales manager Paul King.

“Arriva 2 offers amazing outdoor living spaces, including a nice central courtyard and the front-attached three-car garage (with one side being a tandem design) has met with a tremendous response from our

customers; it’s even been designed to effectively store those cumbersome garbage/recycling containers.”

Stepping inside the Arriva 2, you’re greeted by a huge foyer that can be accessed by the front and garage entries and features double closets and plenty of room to place a bench for ease of removing footwear, as well as a hall table where you could deposit keys, mail and cell phones.

A warm-toned hardwood floor runs throughout the main floor and creates a welcoming feel, as does the grey and white colour scheme making you feel right at home.

Just down from the entry are a convenient half bath and the eye-catching courtyard with its large covered deck and two sets of sliding glass doors that ensure plenty of light.

“Being on the side of the home, it’s a nice private outdoor space for entertaining,” King says. “The floorplan is also versatile, so people have the option to turn the space into a den or home office if they choose.”

The kitchen also serves up an array of delectable features such as cabinetry that rises to the ceiling with upper open shelves, providing ample space for displaying collectibles, corner pantry and a full-height, brick look glass tile backsplash.

Those same glass tiles surround the wall-centred gas fi replace in the great room across for the kitchen. “The 12-ft. great room ceiling allows for an impressive display of windows, resulting in a tremendous amount of natural lighting,” King says, and the openness to the kitchen creates a perfect setting for entertaining as people can sit anywhere and socialize with the hosts.

Off the kitchen, the dining nook offers plenty of room to host large dinner parties and it’s fl anked by both the central courtyard and a rear deck.

Upstairs, buyers will adore the master suite that provides room to accommodate king-sized furniture, and will be wowed by “the ‘His and Hers’ ensuite that is sure to provide a calming and harmonious experience,” King says, with each spouse having their own walk-in closet – hers is bigger, naturally – and their own sink – again her vanity is bigger and includes a makeup table. The lavish ensuite also has a gorgeous freestanding soaker oval tub and a double-sized walk-in shower surrounded tile from fl oor to ceiling.

There is a huge tech space in the central loft space with multiple built-in IT stations, a good sized laundry room is around the corner, and there are two generous sized bedrooms for the kids who can share the main full bath.

At the front of the home is a spacious bonus room with double sliding glass doors that lead to the upstairs balcony providing another relaxing space to enjoy the outdoors.

“This must-see showhome is a new plan for Cardel Homes and we’re really excited to present it to the Calgary market,” King says, noting the Arriva 2 model starts at $549,900, including lot and GST.

OUR IMPACT ON THE ENVIRONMENT

is growing and it’s time for each of us to rethink our everyday actions |and what that means for our planet in so many ways.

Try calculating your environmental footprint to assess your personal impact on the environment and see where you can make small changes to help better the planet. With the plethora of environ-mentally smart ideas and products on the market, going green can be easy.

Do Shop locally. Visit your neighbour-hood farmers’ market and support your community.Don’t Buy international fruit. The fuel used to transport and shipping the product can be wasteful and environ-mentally damaging.

Do Buy a stainless steel water bottle. You can re ll it with water from your tap or from your water lter dispenser.

Don’t Purchase bottled water. Bottles expend energy in the manufacturing process, transportation and distribution. There are also the costs of garbage pickup, recycling or taking waste to the land ll.

Do Take public transport or start a carpool. Fewer cars on the road mean less green-house gases and traf c congestion. You can take advantage of carpool lanes and shared fuel usage to save money and get to work faster.Don’t Forget to check your tires. According to Pollution Probe, “If every Canadian mo-torist had properly in ated tires, 375,000 tonnes of CO2 would be prevented from entering the atmosphere.” That’s because under–in ated tires create drag and reduce your car’s fuel ef ciency.

Do Learn about the small changes you can make to help the environment. Try using P&G Future Friendly products

Tips to Green your daily lifesuch as Tide Coldwater – a product you know and trust, and that can help you reduce your energy use.Don’t Overuse your products. Many cleaning products are available in con-centrated forms so that you can use less for the same results. Be sure to read product labels for recommended use.

Do Recycle and compost. Be sure to check your local municipal recycling guidelines because different cities may or may not recycle certain items.Don’t Buy Styrofoam products or over-stuff your garbage can. Recycling and composting leftover food and paper prod-ucts will help reduce garbage build-up, and ultimately the greenhouse gases emitted from land lls.

Q & A

Q: What are some things we should be aware of when we visit our home while it’s under construction?A: Paul Savoie, safety officer for Shane Homes, says with the warmer weather many new homebuyers are eager to get out and see their new home that’s under construction, but many are not aware of the potential risks on a job site.

“The average person, unless they work in construction, doesn’t understand the hazards you can encounter on a con-struction site,” Savoie says. “Depending on the timing there could be an open excavation with heavy equipment moving around, open stairwells with no stairs or materials around the site that could put them at risk.

“I can understand homeowners are excited to see their home as it begins to take shape, but I would advise them to stay off the site and take pictures from the car or the street during the early part of the construction process and not to venture onto the home site until the framing stage is done in an attempt to minimize the risks.”

He says before clients can venture on site they must visit the showhome and sign in. Shane Homes issues two hard hats to clients and they need to have these as well as proper footwear (sandals and open toe shoes are not permitted) before visiting

the construction site. Clients must also return to the showhome and sign out, so the area manager is aware they’ve returned safely.

Visitors to the site must be alert when going through the home because the stairs may not be complete and “there could be materials and tools lying around that could be potential tripping hazards,” Savoie says. Also, customers should not enter their home site if there are trades working inside.

As well, construction could also be happening on neigh-bouring homes, so visitors need to be alert when moving around the site.

Savoie says they also discourage clients from bringing children to the construction site.

“Mom and dad could be checking out something and the kids could wander off; there’s a potential danger and for this reason people are asked not to bring anyone under 18 years of age with them when visiting the job site.”

SAM Awards honour best in

THE LOCAL HOME BUILDING INDUSTRY

The best the local new home-building industry has to offer was honoured April 13 at the Canadian Home Builders’ Association – Calgary Region’s 26th annual SAM Awards held at the Telus Convention Centre.

This year, more than 1,600 people attended the SAM Awards that drew 758 entries competing for 61 awards.

After more than a quarter century, the CHBA-Calgary Region’s SAM Awards continues to draw inter-est with the number of entries this year up over last year. In total, 105 companies submitted entries to this year’s awards, 24 of those were new competitors and ve were new association members.

Calgary’s SAM Awards program is amongst the largest of its kind in Canada, and the number of entries and new companies entering from year to year is a true testament to the passion that drives achievement in the local industry.

But what are the SAM Awards and what role do they play in the home building industry in the Calgary region?

The SAM Awards program was developed as a way to recognize excellence in the local home-building industry. SAM stands for Sales and Marketing, and all aspects of the industry are recognized in the awards program from sales achievement, advertising and marketing, and new home design creativity and in-novation, to showhome parades, communities, multi-family projects, partners and renovations.

The awards have also grown as the industry has grown. When the SAM Awards rst started in Calgary, about 100 people attended the ceremony that was part of the President’s Ball and 15 awards were handed out, a far cry from this year’s 61 awards.

The quality of submissions for the 2012 SAMs was out-standing and the competition was tight, as home builders in Calgary continue to raise the bar each year in their commit-ment to developing unique design and innovative building practices.

This year, the CHBA – Calgary Region presented the SAM Awards in various categories: New Home, Renovator, Developer, Multi-Family, Partner, Advertising & Marketing, Industry Achievement, Sales & Information Centre and, of course, the most prestigious of them all – the Grand SAM Awards. The Grand SAMs include: Builder of the Year, Builder of Merit (small volume), Multi-Family Builder of the Year, Renovator of the Year, and Partner of the Year.

Builders (single- and multi-family), developers and indus-try members compete for awards such as Best New Home, Best New Design, Sales Team of the Year, Best Sales & Information Centre, Community of the Year, Supplier & Installer of Products and Best Home Renovation.

The judging process is detailed, with points awarded for each entry judged by peers within the industry; awards are given based on point totals. The top ve in each category receive additional placement points that help determine the Grand SAM winners, plus companies must enter a set number of categories in order to qualify for the Grand SAM and must win in at least one of those categories.

The SAM Awards is not a popularity contest in any way. The criteria for judging are extensive and the process is monitored and authenticated by a local accounting rm.

So, considering the judging process each entry goes through, to be named a nalist in any category is an achieve-ment and provides CHBA members with valuable feedback from industry peers, often the most incisive of critics.

There is no doubt the SAM Awards have contributed signi cantly in raising the bar year after year in residential housing as so many home builders, developers and other industry experts work diligently to improve each year and as a result the Calgary has some of the most innovative product found anywhere in Canada.

Congratulations to not only the winners and the nalists, but to all the companies that submitted an entry for the 2012 SAMs and strive to make the industry better.

showing their rational side

FIRST-TIME HOMEBUYERS

ACCORDING TO A NATIONAL SURVEYconducted by Genworth Financial Mortgage Insurance Company Canada (Genworth Canada), rst-time homebuyers are adjusting to the new mortgage requirements and making informed choices about homeownership.

The annual poll, completed in conjunction with the Canadian Association of Credit Counselling Services (CACCS), asked 1,514 Canadians questions about their nancial well-being and preparedness. The 2013 survey revealed that there was a signi cant rise in the number of recent rst-time buyers who say they put down more than 20 per cent on their homes (56 per cent versus 36 per cent in the 2012 survey). In fact, the number of people that said it is getting harder

says Brian Hurley, chairman and CEO of Genworth Canada.

to save for that down payment is on the decline (50 per cent versus 55 per cent in 2012) with more rst-time buyers nding it easier to save money (nine per cent, up from ve per cent in 2012). In addition, only 17 per cent of respondents thought it was a good time to buy, suggesting that low interest rates alone are not enough to entice Canadians to purchase a home.

“Canadians entering the real estate market are making nancially astute choices by saving longer and putting down larger deposits on their homes,” says Brian Hurley, chairman and CEO of Genworth Canada. “They continue to value homeownership and are being responsible about the way they enter into mortgage debt. This trend bodes well for a soft-landing of the housing market.”

Among rst-time homebuyers, the proportion saving for less than two years has decreased by nearly 30 per cent, while the proportion saving for more than ve years rose by more than 50 per cent. This appears to indicate that fewer rst-time homebuyers feel a sense of urgency about entering the real estate market, which is consistent with the fact that fewer expect house prices to rise in the next twelve months.

“There is still a strong need for Canadians to have a better grasp on their nancial situation,” says Henrietta Ross, CEO of CACCS. “More than 40 per cent don’t think their credit rating re ects them or don’t know what their credit rating is. Counselling could help ensure they are nancially prepared to enter and maintain substantial investments, such as homeownership.”

Hopewell Residential Communities won the Community of the Year – City of Calgary award for Mahogany.

“Hopewell’s vision is to create the world’s most sought-after communities, and this win is proof positive of that vision in action,” says Scott Hamilton, senior manager, marketing and community relations. “The award means a lot to Hopewell, as it celebrates years of hard work on behalf of each and every member of the team.”

A spacious plan that offers many of today’s most sought-after features with versatile options to meet various lifestyle needs continues to make the To no one of

Shane Homes’ most popular models. The To no, which presents 2,502 sq. ft. of living space

with the additional options, “is just awesome,” says Jeff Luif, area manager for Shane Homes in Nolan Hill. “It’s a highly desirable plan, it’s functional yet stylish, and people love the spaciousness and that it comes with so many high-end standard features that they don’t need to upgrade.

“The To no series is popular with buyers because it offers so many great features and options,” says Luif. “Customers can choose from three or four bedroom layouts, several dif-ferent ensuite designs, or an IT zone and walk-through pantry instead of a large lifestyle room. This is a spacious plan that really lends itself to meeting different people’s lifestyles and we can accommodate custom changes.”

He says people walking into the showhome “love the spa-cious foyer, the second- oor bonus room, the luxurious ensuite and that all the bedrooms are so large.”

Shane Homes, which opened the doors to the To no and Orion showhomes on April 6, wows visitors right from the entry with a grand foyer featuring a towering open to above ceiling and open iron rails on the staircase. There is substantial space to greet guests with room for a sitting area, and the combination of the richly toned hardwood oors and beige tones creates a warm and inviting atmosphere.

Just to the left of the entry, double sliding glass doors open to a front lifestyle room, which is decorated as an intimate home of ce, but it can easily be converted into a formal dining room.

A hall down from the entry leads to the half-bath and a spacious mud room off the garage entry that features an oversized walk-in closet where kids’ backpacks and outwear can be stored out of the way and a built-in bench.

Past the stairs and to the right, the great room offers a comfortable place to relax and entertain in and is highlighted by a wall-centred replace surrounded in beige oor-to-ceiling stone.

The sumptuous kitchen has an expan-sive at surface, granite-topped island with breakfast bar seating as its focal point. Other delectable features include granite counter tops, cook top range, built-in wall oven with microwave above, full-height stone back-splash and tall cabinetry.

The wow factor doesn’t stop there as the kitchen’s cabinets, countertop and back-splash are continued in a built-in hutch tucked into a niche in the adjacent spacious dining nook. A huge window and double french doors leading to a back deck ensure the space gets plenty of natural light for casual or formal dining.

At the top of the stairs, going around either side of a partial wall you’ll discover a fabulous bonus room with a built-in en-tertainment unit and just to the right are the upstairs laundry room and a handy hall closet.

The owners’ suite presents a relaxing private retreat that can easily accommodate king-sized furniture and owners will adore the built-in juice/coffee bar, large walk-in

Down from the bonus room are two very large bedrooms each with walk-in closets, a main full bathroom with granite-topped vanity and a built-in computer station conveniently placed outside the kids bedrooms where they can study.

Watermark at Bearspaw Wins big at 2012 CHBA

Calgary Region SAM AwardsAt the 2012 SAM AwArdS, preSented by the CAnAdiAn Home Builders’ Association – Calgary Region, Watermark at Bearspaw took home the awards for New Community of the Year and Community of the Year – Calgary Region.

Macdonald Development Corp., the team behind the award-winning community, is fresh off a win of the Community Development Award at the Canadian Home Builders’ Association’s National SAM Awards, held March 8, 2013 in Lake Louise.

“Having been recognized as the best community in Canada last month and now winning here at home, it has certainly been an exciting spring for Watermark,” commented Matthew Jones, associate vice-president of sales and marketing for Macdonald Development. “Winning both categories of New Community and Community of the Year is something we are very proud of, especially given the tough competition we were up against this year.”

The Calgary SAM Awards honour excellence and innovation in the Calgary area’s residential construction industry and received a record number of 758 submissions this year. The entries are judged by volunteer industry peers. “Being acknowledged by our local peers is an incredible honour,” says Jones. “The real winners, however, are the current and future residents of Watermark. This is just the beginning, as now we are focused on not only maintaining, but surpassing the standards that earned us this recognition.”

Watermark at Bearspaw is an estate home neighbourhood offering fully serviced lots ranging in size from a quarter-acre to one acre. The community includes 46 acres of parkland, comprised of cascading streams, large ponds, and more than five kilometres of paved trails. The centrepiece of Watermark’s amenities is a pond-side plaza complete with outdoor kitchen, pavilion, picnic tables, barbecues, fire pit with amphitheatre style seating, basketball court,

sports field and playground.Featuring four of Calgary’s top

homebuilders – Albi Homes, Astoria Custom Homes, Trickle Creek Custom Homes and Wolf Custom Homes – Watermark at Bearspaw is located two kilometres south of Crowchild Trail NW on 12 Mile Coulee Road. Watermark is conveniently close to a variety of shopping and dining venues, within walking distance of the spectacular Lynx Ridge Golf Course and a 20 minute commute to the downtown core and the airport. The extension of the northwest LRT line will bring a new station to within minutes of the community.

The Watermark at Bearspaw Show Home Parade is open 2 to 8 p.m. Monday through Thursday, noon to 5 p.m. Saturday and Sunday and is closed on Fridays. For more information, call 403.239.9735 or visit watermarkatbearspaw.com

Astunning estate home community just west of the city that was chosen the best community in Canada in March has added to its list of honours

by receiving two more distinctive awards on April 13.Watermark at Bearspaw, a 287-acre community being

crafted by Macdonald Development Corp., rose above the competition to earn two SAM Awards presented by the Ca-nadian Home Builders Association – Calgary Region for New Community of the Year and Community of the Year

– Calgary Region.“It was an honour to be a finalist for the two awards

because we were up against so many great communities in Calgary, the competition was phenomenal,” says Matthew Jones, associate vice-president of sales and marketing. “So we were really excited to win not one but both awards.

“It was a remarkable achievement to win the national

award for best community, but it was even more special to win locally because we’re being recognized by our peers; for them to pick us is fantastic.

“We’re now the best community in Canada, best new community in Calgary and the best community in the Calgary region and we think the community is well deserv-ing of the awards and we’re only in Phase 1 and 2,” Jones says. “We’re going to keep getting better and better; we’re not going to take the foot off the gas, the challenge for us is to keep going.”

He says the award recognizes the quality of the homes in the community, the impressive lots that range from one-quarter to one acre with frontages from 80 to 150 ft., and the amenities that include the fabulous network of cascading ponds and streams, 46-acres of parkland, five kilometres of paved trails and the central plaza featuring a large pavilion

homes available that are selling fast as buyers want to move in and enjoy Watermark’s amenities right away rather than wait six to eight months for their home to be built.

Watermark at Bearspaw has also recently released lots in Phase 2 offering a great selection including mountain views, walkouts and those backing on Watermark’s gorgeous cascading ponds.

“Now that spring is here the water features are back up and running again,” Jones says, “and we’re going to finish off the extensive landscaping, so the site will look even better as time goes on.

“We also held an easter event at the plaza, which drew a good crowd of about 150 people and we’re going to try to host an event there every few weeks to encourage people to get out and enjoy the amenities,” he says.

Along with an incredible housing lineup and great ame-nities, Watermark’s location is enticing being minutes from glenbow Ranch Provincial Park, within walking distance to the lynx Ridge golf Course and short drive from the Bearspaw golf & Country Club. It’s also conveniently located at 12 Mile Coulee Road, just minutes from a wide range of shops, services, restaurants and the lRt at Crowfoot and Crowfoot and Stoney trails are nearby for ease of getting downtown and to the airport.

with fire pit, outdoor kitchen and barbecues, NBA-sized sports court, grass sports field and playgrounds.

“We’re also thrilled that Astoria’s showhome in Water-mark was a finalist in the New Home Awards – $1,000,000 to $1,499,999 category, and that Albi Homes, which is cur-rently building a showhome in Watermark that will open in the fall, was a finalist in three New Home Awards cat-egories,” Jones says.

Along with Albi and Astoria, Watermark’s spectacular Street of Distinction showhome parade includes trickle Creek Custom Homes and Wolf Custom Homes.

Jones notes that home and lot packages in Watermark start at $1 million and builders have several quick possession

Four oF 10 Canadians plan-

ning to enter the housing market over the next two years will be first-time buyers, according to the 20th annual RBC Home Ownership Poll.

The poll found that the majority of Canadians are taking a wait-and-see approach to home purchases, with 15 per cent likely to buy in the next two years, down from 27 per cent in 2012.

“The more cautious mood this year is not surprising and is consistent with broader economic and industry forecasts. An unseasonably warm spring, low rates and anticipation of mortgage rule changes may have led many Canadians to move forward their home purchases in the first half of 2012,” says Sean Amato-Gauci, senior vice-president, Home Equity Financing, RBC. “Our findings suggest confidence in the housing market is still high and young Canadians are the bright spot as they look to buy their first home and seek the advice to do it right.”

A majority of Canadians (84 per cent) believe that a condo or house is

a good investment. Just over half of Canadians think that now is the time to get into the housing market (52 per cent), while fewer Canadians believe house prices will be higher at this time next year (43 per cent, down from 47 per cent in 2012). More Canadians in 2013 feel that the current housing market is in balance (40 per cent, up from 36 per cent last year).

The poll also found that Atlantic Canadians (91 per cent) and residents in Manitoba and Saskatchewan (89 per cent) are the least likely Canadians to purchase a house in the next two years, while British Columbians are the only region where a majority describe the current market as a buyer’s market.

Given mixed sentiment in the Canadian housing market, the majority of Canadian homebuyers seek qualified advice in their home purchases. Seventy-six per cent turn to their banker for mortgage advice and four in 10 (40 per cent) say a bank is their primary source of information for advice on financing a home purchase.

MOST CAnAdiAn HOMEBuyERS

still consider homeownership a good investment

What factors are sidelining buyers?

Three-quarters (75 per cent) of Canadians feel that recent government changes to mortgage rules will impact or delay prospective homebuyers from getting into the market, but this may be more perception than reality. Almost six in 10 recent and prospective homebuyers say that a required minimum five per cent down payment (59 per cent) and a shortened mortgage amortization period to 25 years from 30 years (56 per cent) had little to no impact.

75%

Nearly half of Canadians (49 per cent) expect mortgage rates will be the same at this time next year.

49%

Consistent with consumer trends, almost half (46 per cent) of first-time homebuyers cite affordability as a top reason for not buying (47 per cent in 2012). Meanwhile, saving for a down payment (32 per cent, up from 18 per cent a year ago) and job security (28 per cent, up from 20 per cent a year ago) have taken on increased importance this year.

Homes by Avi celebrates SAM Award wins

The 2012 Canadian home Builders’ assoCiaTion – Calgary Region SAM Awards were handed out on Saturday night with Homes by Avi winning four awards, two in the company’s single-family division and two in its multi-family division.

“It’s an honour to be recognized,” says Alice Mateyko, president of Homes by Avi Alberta’s single-family division. “I have the privilege of working with such talented and dedicated individuals, and it’s wonderful to see their hard work acknowledged by the industry.”

The SAM Awards, presented by the Canadian Home Builders’ Association – Calgary Region, recognize innovation and craftsmanship among Calgary builders and renovators, as well as excellence in the areas of sales and marketing. Homes by Avi won in the categories of Best New Home $350,000 - $399,999 for the 2012 Stampede Rotary Dream Home and Best New Home $535,000 - $599,999 for the Waterford in the Ridges of Valley Pointe.

Avi Urban, the multi-family division of Homes by Avi, took top honours in the categories of Multi-Family Community of the Year for its inner city luxury townhome community of Victoria Cross and the Janine Coughlin Marketing Campaign of the Year for The Block, its 17th Avenue boutique apartment

development. For Charron Ungar, Avi Urban’s president, being recognized by the industry is very rewarding.

“Avi Urban is honoured to be recognized by our industry for both the community and marketing campaign of the year,” says Ungar. “We worked hard, and being acknowledged for that is a good feeling. It’s great to share the spotlight with the best in the home building industry. Congratulations to all this year’s winners and finalists.”

MOVE POOL TABLES & PIANOS

HOW TO SAFELY

WHEN IT COMES TO MOVING HOUSEHOLDS, HANDLING large, bulky items is a challenge, especially if you decide to do it yourself.

HERE ARE A FEW TIPS THAT CAN HELP

›› POOL TABLE A pool table must be disassembled before moving it. Depending on the age of the table, you may or may not have the original documentation on how it was put together and how to take it apart. Usually, the side rails and pockets come off, and the felt must be carefully removed.

Depending on the size of the table, it will be composed of up to three large, heavy pieces of slate that comprise the playing surface. These slate surface pieces are often held into place on the frame with screws covered with bees wax. You have to know to look for these; otherwise you can do damage. Each section of slate has to be wrapped in moving blankets. At Two Men and a Truck - Canada, we also stretch wrap them so we can get a better grip. The slate pieces should not be laid at in the truck, as being jostled during the trip will create stress points that could cause cracks. The slate pieces should be secured vertically at the sides of the trick and should not come into contact with anything else during transport.

When it’s time to reassemble the table at the other end, it’s important to realize just how heavy it is and place the sections of it carefully, realizing that its weight can have an effect on oor-bearing capacity. Ideally, pool tables should go into a basement on a concrete oor.

›› PIANOS It takes a minimum of three people to move a piano.

The process begins with removing the pedal system, which must happen in a systematic way for the number of bolts that hold it onto the instrument. Pad wrap everything with moving blankets and stretch wrap each piece for added protection.

The process for dismantling the rest of the piano depends on the type. Usually, one leg has to be lifted and unbolted to come off. We leave the bolting system attached and pad wrap and stretch wrap each leg so nothing is lost. At this point, we lower the piano gently on its side onto a special piano sled. Then, we remove the second leg while at least two people are supporting the piano. At this point, we shift the piano to the upright position at the edge of the sled, which has an indentation to accommodate the lid overlap so the piano does not touch the oor. It sits on a cushioned blanket and secured to the sled to prevent pressure points while being moved. Then it becomes easy to remove the nal leg.

We pad wrap and stretch wrap the piano body, then ease it onto a special dolly and wheel it out the door. The piano should remain on the dolly, which becomes part of it during transport. We strap it to the side wall of the truck, halfway between the two wheel bases, for the least amount of jostling. Once it is reassembled in the new home, it is critical that the owners have the instrument retuned, as there will be some unavoidable changes from the move.

Whether it is a pool table or piano, consider hiring a professional moving company to transport items such as pool tables and pianos. Neither you nor an inexperienced mover should be learning the process while handling your large, bulky possessions.

The process for dismantling the rest

of the piano depends on the type. Usually,

one leg has to be lift ed and unbolted

to come off .

EVER NOTICE HOW MANY BUILDERS BOAST THEIR new community is “ just minutes from shopping, schools and all the amenities!”? And that “Everything you need is “right at your doorstep!”?

Indeed, proximity and access to a variety of amenities and essentials – from transit to health care to schools to shopping to recreation – are critical determining factors for builders and buyers alike, for lifestyle and comfort while living there, as well as resale potential down the road.

It’s an important topic we’ve written about before in Fundamentally Speaking and elsewhere in New Home Guide. In addition, home building associations across the country have commented on infrastructure and related development charges and other fees rising to prohibitively

and amenities more important than ever

high levels. Consider, for example, development charges imposed by some municipalities can exceed $60,000 per home – costs that are almost always passed directly on to new-home buyers

–before a shovel even hits the ground. The federal budget, tabled on March

21, provides some hope in this regard, in that it contains measures to increase support for national infrastructure.

Says Canadian Home Builders’ Association (CHBA) President Deep Shergill: “It’s an opportunity to restore scal integrity at the municipal level and

fairness for younger generations. At present, many municipalities are nancing community infrastructure by transferring the costs into the mortgages of new home buyers, amounting to more than $5 billion a year.”

Municipalities across Canada are now lobbying Ottawa to make sure they get their share of available funds to address road and transit needs.

Faced with such infrastructure and funding challenges, municipalities are also typically considering other options

– including new taxes, road tolls and other fees – to help pay for what’s needed.

For homeowners and prospective new homebuyers, then, it is clear that proximity to existing infrastructure and amenities is becoming more important than ever.

With continuing immigration, general growth and construction expansion – all happening at a quicker pace than infrastructure improvements – our highways and transit systems will all be tested until everything catches up.

As you’re out there shopping for your new home, look around to see how far you are from the nearest highway or rapid transit system that affords you a reasonable commute; and how close you are to health care, schools, shopping and recreation. These communities will be at a premium, now and in future.

01Calculate the combined monthly before-tax income

of you and your spouse.

02Divide by three. This figure is the monthly payment you can afford

to make on your home.

03Take the total price of the home and subtract the amount of money

you expect to make as a down payment. This is the money you will have to borrow.

04Refer to the chart on the opposite page. Look down the

left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

05Multiply this figure by the amount you need to borrow. Divide by

1,000.

06Add to this your estimated monthly heating costs and

monthly property taxes.

07If this figure is equal to or less than one-third of your gross

monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

FOLLOW THESE STEPS TO SEE IF YOU’LL QUALIFYFOR A MORTGAGE ON YOUR DREAM HOME

Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies varyin their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.

MORTGAGE INTEREST RATES

MORTGAGE TYPESALL MORTGAGES ARE OF TWO BASIC TYPES:

CONVENTIONALThe buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property.

INSURED OR HIGH-RATIO:A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONSYou can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs.

OPEN MORTGAGE:Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty.

Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall.

CLOSED MORTGAGE:Usually has the lowest interest rate available but lacks the flexible features of other mortgage options.A good choice for those who want the security of knowing their monthly payment is fixed for a longer term.

Prepayment options are available but they are subject to conditions.

PORTABLE MORTGAGE:Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
