Somosaguas ClubSomosaguas Club is the most innovative project developed by iKasa in Pozuelo de Alarcon. The design and autor’s architecture along with innovation and quality makes it a reference for residential architecture. 75 different houses with 3, 4 and 5 bedrooms: ground floor with garden, upper floors and penthouses, all of them with large terraces (and private pool on the penthouses), storage room and two parkings.

The homes are located next to a centenary pine tree surrounded by nature and with a spectacular landscape project. It has views of Madrid’s skyline and it is next to the Equestrian Club, the Casa de Campo and the Adolfo Suarez Forest Park.

Energy efficiency is one of the greatest exponents in Somosaguas Club. Houses will use renewable energy: biomass and geothermal energy as sources for the production of hot water and heating. The perfect climate is ensured by using the latest techniques in isolation.

Communal areas Landscaping takes the leading role in the Urban Nature Living concept. The communal areas will be provided with gardens of careful design, areas of stay and relax, playgrounds and walks, getting the most appropriate setting through the landscaping.

Various materials will be used: plants, stones, cobbled roads with tiles, lighting; creating different typologies and landscaped scenarios. Water will be the principal actor with the biological pond, ponds and canals in different areas of the gardens.

For Somosaguas Club he has been able to develop solutions adapted to the technical requirements of sustainable construction – Certification LEED®. For this reason, he was the winner of the contest that iKasa carried out among several architecture studies. Medem has been able to combine design, energy efficiency, security and customization in Somosaguas Club.

Somosaguas Club opts for the LEED® international certification that guarantees sustainability, energy efficiency and ecology of all construction procedures. The latest innovations in construction methods are applied in this project, guaranteeing the highest quality standards.

Security with freedom

The urbanization will be completely equipped with the most advanced security systems so that the residents feel safe, but not controlled or observed. The residential project will be closed by a metal fence, and it will also have a perimeter corridor to be used by the security vehicle during the night. The entrance of vehicles and pedestrian will be monitored from the gatehouse and will have all the control systems. We have an agreement with Prosegur company to guarantee security with freedom. They propose solutions with the least impact for the inhabitants, ensuring the controlled access of people to “sensitive areas” and guaranteeing a quick and effective response to any intrusion attempt. The project will have all the technical and humans means to carry out this job.

Privacidad

Privacy is a very important element in the project. All the necessary details will be taken into account to ensure the privacy of the residents. The solarium floors have been equipped with high-rise gardens that will be topped with a locksmith of vertical slats in different directions to prevent the view from other neighbors and from other areas of the urbanization. All this, without affecting the views and respecting the natural lighting in all the rooms of the house.

On the terraces of all the houses, we have planned the installation of glass rails with double sheet in light bronze color for the exterior, and matte color finish for the interior. By this way, we prevent that what happens in the interior of the terrace is seeing from the outside.

GeotermiaGeothermal energy is the production of clean and unlimited energy extracted from the heat of the subsoil; some underground collectors absorb the energy and transfer it to geothermal pumps, installed in the Community Thermal Power Plant. In winter, the system captures heat of the land heating the house and supplying the necessary hot water, in summer, the heat is transferred to the ground allowing the refrigeration of the house.

The advantages Geotermia are:

• The energy cost is reduced in comparison to a traditional house.

• Its use reduces significantly the CO2 emissions, in comparison to other air conditioning systems.

• The installation process is simple and has a very low maintenance, limited to the periodic checking of its components.

• It is a clean, renewable and available energy.

BiomassIt is the production of energy using raw materials of renewable origin from organic matter that have been produced by biological means.

The benefits are:

• Neutral balance in emissions of CO2. It is an energy with barely polluting elements.

• Provides energy savings, the cost is lower than the cost of conventional energy, up to 4 times cheaper.

• It is an inexhaustible source of energy with what its supplying is guaranteed.
