There are over 3000 Real Estate Sales Representatives in Ottawa. We all share the same education, use the same tools and resources, and likely belong to the same boards, professional organizations, and maybe even the same brokerage. What makes me different?

Listening.
One of the most important aspects of my role is listening. Understanding your needs, wants, and expectations ensures we’re working together toward your goals.
Our First Meeting.
At your convenience, we’ll meet to discuss your motivation, where you’re going next, and what you hope to achieve. To deliver results, I’d like to understand what results mean to you.
The Buying Process
We’ll discuss the steps involved in finding and purchasing your dream property. From articulating what makes a home perfect for you, to financing options and making an Offer, to closing and getting the key, I’ll make sure you understand the buying process.

My core responsibilities to you as a buyer are to help you to understand the home buying process, to discuss all of your options, and to identify reasonable and logical opportunities. I’ll to be there every step of the way.
We’ll discuss my responsibilities to you, and your responsibilities as buyer. We’ll discuss how, when, and the frequently with which you prefer to communicate, and we will work together as a team to develop a strategy to find your dream property.
At some point in the process, we will formalize our relationship with a Representation Agreement, and I’ll explain exactly what that means.

We will meet to identify your goals and needs, the type of home you are looking for, including style, location, and price.
I will search properties and plan showings to find your perfect home.
Mortgage Pre-ApprovalKnowing what you can afford is key to finding your ideal property.
I will prepare an offer based on the price and purchase conditions you desire.
The seller has agreed to the price and conditions you have presented.
Negotiations will take place to come to a firm offer that matches your desires.
Final paperwork is signed, funds are transferred, and the property is now yours!
You get the keys and can officially move in to your dream home!

location. Using all resources available, I will make this process easy,

The Home Buying Process
When you are pre-approved for a mortgage, sellers know that you are serious. Mortgage pre-approval can be done in as little as a day. It requires completing a formal application to the lender and submission of all necessary financial and employment documentation.
Pre-approval allows us to know your purchase limit, providing us with a guide to the homes that will fall within your range.
I work with several incredible Mortgage Brokers who can help maximize your buying potential and understand the best fiscal options for you.

Starting early allows lenders time to compete for your business, meaning better rates and terms for you. A mortgage professional can help you understand closing costs. You can often be pre-approved on the spot, subject to income verification.
Look at creative options02If you don’t qualify for conventional financing, you may look to other options. If you have damaged credit, this would give you time to address the issues.
Get paperwork together03Starting now will avoid a rush at the end by getting all required documents together ahead of time. Compiling documents for your bank and lawyer can be challenging and time consuming.
04A recent trend in our marketplace has been to engineer listings to receive multiple offers, or “bidding wars”. Presenting an attractive Offer without delays or conditions for financing can make the difference between win and lose.

After we have established what we are looking for, I will be searching and investigating properties behind the scenes, utilizing all of the resources available to me. Finding the right property means more than simply showing you every home on the market. It’s a personalized approach, designed for you.

MLS (Multiple Listing Service) and Realtor.ca.
Once a home is listed in the Ottawa Real Estate Board MLS, its details, specs, and photos are shared with all members of the MLS and Realtor.ca.
I’ll set up an automated search for our criteria and be alerted to new listings or changes in existing listings in real time. We can choose to alert you to new listings, or you can leave it to me.
Only a licensed Real Estate Professional has unrestricted access to MLS listings and statistics.

Listings are marketed in a variety of ways.
I’ll design a comprehensive home search plan that includes traditional media, social and internet media, as well as Agent previews, Hot Sheets, Open Houses and professional networking.

I will be reaching out to my database of clients through phone calls, emails and SMS, as well as through the Performance Brokerage office and Royal LePage offices throughout our search area, as well as my colleagues both with Royal LePage and our cooperating brokers.

Because the Seller or Builder pays my compensation, you don’t pay anything for my services.
Depending on the home you buy, my compensation may be a predetermined percentage paid by the seller or builder, or it may be negotiated with the Seller of a For Sale By Owner property. Ultimately, my services cost you nothing.
