We would also like to extend a warm mahalo to all of the vendors and tenants who par- ticipated in this year’s Earth and Health Fair in April. It’s a busy time of year for us at Pacific Guardian Center – many of our improvement projects and initiatives are now in

full-swing!

As you all know, we at the Management Office are working very hard every

day to maintain Pacific Guardian Center as a Class A business center. In keeping with that effort, we are getting under-way with efforts to upgrade our building security system. Your offices have already received update requests for the security access cards that are assigned to your suites. Over the next few months we will be distributing new access cards that are to be used concurrently with the current cards until we complete the upgrade.

Our elevator modification project is well-underway and on-schedule. We recently completed and released a newly modi-fied elevator in the Makai Tower and, we are proud to announce, the Dillingham Transportation Building freight elevator has been released by Otis. As always, we truly appreciate the cooperation we receive from our tenants as we go through this transition.

Lastly, we will be refreshing our Park-ing Garage landing carpets as well as replacing the common area carpet and wall covering of various floors in our Tow-ers in the near future. Our team will be informing tenants of the dates/times that these areas will be restricted to contractor access only as we beautify our buildings. We truly appreciate your support and cooperation in advance.

• Soil with organic compost can mitigate fungus.• Avoid fungicides – they eliminate the fungus but can also eliminate the healthy

plant.• Water plants in the early morning – overnight water keeps the plants wet and could

cause fungal growth.• Too much fertilizer can burn the roots and may make the ground unhealthy in the

long run.• Pruning and weeding should be done weekly – weeds absorb/steal nutrients from

the soil and from fertilizers.

Aloha! Did you know that Pacific Guardian Center is one of the most “green” commercial centers in Hawaii? Since the

building first opened as Grosvenor Center in 1982, PGC was already considered innovative with its energy-efficient design and features. Over the decades, various upgrades and much

foresight on behalf of the building’s owners have continued to push the envelope of greater energy efficiency while enhancing tenant comfort.

Heard of Energy Star? Like TV’s, washing machines and other ap-pliances, buildings like ours can receive the Energy Star label if they perform within the top 25% of comparable building types in regards to energy efficiency. Since 2003, Pacific Guardian Center has received the Energy Star label while achieving exceptionally high energy ef-ficiency. At one point, PGC earned a perfect Energy Star score of 100, meaning that our building was rated in the top 1% of commercial facilities in America! Within the same time, the historic Dillingham Transportation Building earned an Energy Star score of 97: excellent for any facility, especially an 80-year-old building.

Beginning in 2009 our engineering and management team began the rigorous process of LEED (Leadership in Energy Efficiency and Design) certification through the US Green Building Council’s LEED for Existing Buildings, Operations and Maintenance (LEED-EBOM) rating system. To earn LEED certification, a building must meet certain prerequisites and earn points in various credit categories which include sustain-able sites, water efficiency, energy and atmosphere, materials and resources, and indoor environmental quality. After many months of planning, implementing, and documenting upgrades

and “green” policies, PGC earned LEED-Silver status in 2012.

In order to remain LEED certified, a building must demonstrate that it has main-tained its “green” policies and systems and must re-certify every 5 years. This time around we are aiming for LEED-Gold certification, which means we must prove we can take it to an even higher level of energy efficiency and resource manage-ment. One project we have recently completed in this effort is a brand-new, reflec-tive “cool roof” system on both Makai and Mauka Towers to help lower the energy required to cool the 31st floors of each tower.

All of the effort that goes into earning LEED certification can create a better com-munity everywhere: here in our three Class-A commercial buildings in the heart of downtown and around the island. Greater energy efficiency equals less power demand, leading to less oil imported to Hawaii and lower costs for all tenants, giv-ing our businesses a better opportunity to prosper. Of course there is only so much we can do “behind the scenes” as a management and engineering team to achieve our goals as a high-performance building. We need everyone to help us and re-member to “REDUCE, REUSE, and RECYCLE”. Think about turning off lights and equipment when not in use, recycle office paper and cardboard, carpool or ride bus, perhaps get involved in your office’s “green team,” or join the local US Green Building Council-Hawaii Chapter.

My name is Jovan Wong and I am happy to be a part of the PGC Team as the Engineering Administrative Assis-tant. I was born and raised here in what we all know as paradise. I attended the Shidler College of Business at the University of Hawaii at Manoa, and have since held several positions within the insurance industry before opting to try something different. That’s when I found the opportunity to join the PGC Team. I am very glad to have seized that opportunity to be a part of some-thing so grand while learning so much in my new position.
