A one-on-one consultation with a National Pacific Finance Accredited Mortgage Consultant can be life-changing when you’ve been searching through the maze of loan options as NPF’s Pavel Horesh and Tammie Bonnici were delighted to find satisfied clients appreciation:

Dear Pavel,Just a THANKYOU for all your support and honesty in everything you did for us in helping our dream come true. Sure to entice your inner seachange aspirations is the Stonehurst 3800, Burbank’s newest design to open at the Quay Estate, Torquay on 8th August, 2009.

Downstairs you’ll find 4 luxurious bedrooms and a third living space. The cleverly positioned rear stairwell enhances the indoor/outdoor experience of this coastal beauty.

Dear National Pacific Finance, From day one Tammie had taken us on board with great customer service skills and a level or understanding that we hadn’t received from anyone. Since February 09, my fiancé and I planned to build our house. It was only when we were going through finance that things came to a halt. Our recent broker had referred us to many different banks which at the time was confusing…

Roy from Burbank passed us on to NPF and that is where I was greeted by Tammie. Straight away we organised a meeting, Tammie went through our papers, explained to me where exactly our money would be going and our chances that we had. Tammie was positive about our application. In less than a month we received the news we were longing to hear.

I truly feel that Tammie since day one has been professional and most of all friendly in our path of gaining finance, I will be passing National Pacific Finance on to any friends and family who are looking for professionalism, friendliness and organisation when choosing to gain finance.

Thankyou sincerely Tammie and National Pacific Finance, for making our dream come true,

- Amy Patterson and Elvedin Klancevic

PLANTING FOROUR CLIMATEWhen you are building a resilient, water wise garden, it’s important to keep in mind the rainfall in your area, the climate, your soil type and rate of water evaporation.

In many areas across Victoria, more water is lost through evaporation than gained in rainfall so mulch is very important in establishing a new garden. A layer of mulch helps to reduce evaporation, soften the soil and control weed growth.

By selecting native and particularly indigenous plants, trees and shrubs, you have the advantage of the plant’s natural resilience which has evolved through their history in that region.

Fondas Verginis, Burbank’s Sustainability Manager, suggests taking measures to drought proof your garden, saving you both water and the time and effort it takes to maintain.

“Carefulplanningisthekeytosavingwaterinyourgarden.Groupplantswith similar water needs in specific areas for more efficient watering and windbreaks to protect delicate species and to reduce water needs,” he said.

“Depending on water restriction, water your garden in the cool of the day-early morning or after dusk. Up to 40% of water will evaporate if you water your garden during the day. Check the four-day forecast-if there’s rain ahead, let the rain do your watering for you.”

Make use of the rain which falls onto the roof of your home and consider installing a rainwater tank. Tanks are available in various sizes and styles, andyoumayqualifyforaGovernmentrebateonthepurchasecosts.

“You may also consider a grey water harvesting system, which recycles waste water from your bathroom, laundry and kitchen for use in the garden,” Mr. Verginis added.

7-STAR SUSTAINABILITY EXCELLENCE ON SHOW

“Melbourne uses far more recycled water than any other major city in Australia with annual use increasing from around 14 billion litres in 1999 to over 66 billion litres in 2007/08.” - Planning Minister Justin Madden, 25 March 2009.

If sustainability is high on your list of home building priorities, you’ll be pleased to know Burbank’s entire Future Home Collection is dedicated to meeting your green wishlist. Two of these homes are showcased at the Mernda Village Estate, Mernda.

The Forrester is a two storey, four bedroom beauty catering for sleek and sophisticated entertaining in a 7-Star energy efficient package. Two large voided areas create the home’s buoyant, spacious atmosphere and a balcony to adjoin the rumpus area, enhance your upstairs retreat.

The Ascent is a space savvy, single storey family home offering a flexible floor-plan with a gamut of practical options to suit every member of the family. Comfort and quality are high on the agenda with generous sleeping wings and well thought out spaces for entertaining equally considered. This slimline design suits a 14m wide block and includes a double garage and alfresco.

WATERSave... Store... Recycle...

Melbourne Water reports show Melbournians have taken heed of the Save Water 155L daily suggested maximum usage with averages within the limit throughout Autumn and Winter. That’s great news but as you’d expect the report last Summer was significantly higher. The current storage levels are at about 28.4% with June to November being expected to help recovery.

“When I started with Burbank, we were still at Slough Road. We took up half of the ground floor. The rest was used for storage. Every Friday night we’d meet in the boardroom – our entire staff fit around the boardroom table!

Over the last six or seven years, regulation has certainly become more prominent in our day to day activities - I remember in the early days how Eddie Puhar would settle any issues with a truck load of soil! The First HomeOwnersGrantshavehadanaddedimpactonourworkloadbutwehave competent supervisors on the job to make everything run smoothly.

I started as one of two building supervisors – I looked after houses and my colleague looked after medium density. Now there are 20 supervisors looking after houses.

Burbank continues to be a great place to work and there’s nothing like the satisfaction of seeing homes built and people moving in.”

The reconnection of Tarago Reservoir should also help. It can be easy to forget the impact of drought while you’re huddled under a raincoat but the fact is, Melbourne’s main water storage facility, the Thomson Dam is at a record low, currently at just 17.2% capacity.

Sustainability Manager, Mr. Fondas Verginis of Burbank achieves 7-Star Energy through passive design strategies to optimise solar access and good cross ventilation and assist in creating comfortable indoor temperatures.

“We use good quality, well researched, eco-friendly products which help maintain comfortable temperatures in winter and summer. Double glazed windows with thermally improved aluminium window and door frames, high quality insulation, a gas boosted solar hot water system and 2000 litre water tank are just a few of the standard inclusions in a Future Collection Home,” he said.

“I’m very excited about the photovoltaic system installed in our newest display home, The Ascent, launched recently at Mernda Village Estate.”

“Photovoltaic systems are an extra option available through our Edge Selection Studio which provide an example of how any home can be adapted to make use of renewable energy. As opposed to solar hot water systems, a photovoltaic system generates electricity for the wholehouse, feedinganysurpluselectricitybackintotheGrid.”

It is estimated this home can save owners up to $1,300 a year utility bills in comparison to the average Melbourne 2.5-Star rated home.

In response, a number of environmental bodies have indicated halting the $8,000 solar PV rebate has created uncertainty in the renewable energy market.WA Sustainable Energy Association CEO, Dr.. Ray Wills, suggests while the current scheme warranted review, the proposal for solar credits offers little guarantee for ongoing support given it has yet to pass through Parliament.‘The changes add a new element of uncertainty to the market at a time when industry growth could be helping Australia through the current economic turmoil,’ he said.‘A simpler move in transition would have been to increase the size of the system eligible for the rebate to a 1.5 kilowatt system – this would have eased demand, increased the amount of solar being installed, increased price competition and increased the return to Governmentonitsinvestment.’EnvironmentVictoria’sreport,TheGreenJobsState:SeizingTheOpportunities, suggests 3% of Victorians currently use solar hot water. By increasing that figure to 30% by 2020, 1500 new jobs would be created and Victoria’s greenhouse gas emissions would reduce by a

Moving house is a great way to distinguish between the items you need and the ones you don’t. It’s a common reason for garage sales - your pro-active effort to declutter also helps to keep charities with a constant flow of everything from handbags to bookshelves. The trouble is, once you’ve unpacked and settled into your new home, it is very likely a whole new paper mountain will have established itself on the kitchen bench and the clutter ‘trouble spots’ are once again there, larger than life, causing the same familiar frustration!Burbank Display Team’s Sue Lawler and Jacqui Mallia have these hints for your home’s clutter hot spots:The great thing about Burbank designs is the amount of forethought given to storage space and the increasingly busy nature of family life as it is now.“Designs such as the Merchiston give you every opportunity to keep life in order with walk in robes for every bedroom and a butler’s pantry to hide the increasing number of appliances entering our lives,” Sue said.Making use of storage boxes is a tip which applies to almost any room in the house. “There are many attractive designs currently on the market for any budget,” Jacqui added.

massive 1.8 million tonnes per year.History has shown without government incentives, the solar energy industry rapidly declines as uptake is profoundly reduced. Manager of Dynamic Technology Solutions, Mr. Mark Bisby, believes rising energy prices as well as government incentives will help drive the nation towards ‘clean energy’ options.“The rollback of the $8,000 means tested rebate may seem to be counter-productive to the uptake of renewable energy systems in Australia, but I feel the proposed R.E.T. Scheme will enable a broader range of households and businesses to look at photovoltaic generation as a viable infrastructure purchase. Those that could afford the initial installation costs were always outside the scope of the rebate scheme, now they can support the growth of clean energy in this country,“ he said.“Now all we need is for the government to get serious about renewable energy, and fast track the RET scheme legislation through. SPRING INTO ACTION ON YOUR HOME’S CLUTTER HOT SPOTS

The Federal Government recently announced its new legislation for the expanded Renewable Energy Target (RET) which will allow for the creation of new ‘Solar Credits’ immediately replacing the existing Solar Homes and Communities Plan (SHCP).

“Use them to keep your wardrobe neat or stack them as a feature in the study.”Think outside the square! Sue advises your selection session at the Edge is a good time to consider some of the upgrades available for kitchen cabinetry. “Why not consider an extra pot drawer to hold plastic containers and lids a typically messy area in anyone’s kitchen. Use smaller drawers for herbs and spices, which need a dark cool place,” she said. You can also optimize your homes space efficiency with what you put into it.“Be smart about the furniture pieces you are buying,” Sue adds.“Choose ‘space clever’ pieces of furniture, such as cube shelving with drawers to keep your letters and bills in check. An ottoman in the living room to store newspapers and magazines will double as a coffee table if you need it.”

Afternoon Tea on the Alfresco

Hello again everyone at Burbank

I can’t believe how quickly everything happened towards the end of

my building experience. I admit that I was very fortunate with the

weather and the rain started the week I went to lock up so I had no

delays at all.

I had been ‘warned’ that once work started on the inside then it

might appear that not much was being done, but it was quite the

contrary - first the painter went in and was quickly followed by the

floor and wall tiles being done. I was delighted with the choices

made on colours day and everything looked just right and I had no

regrets from my decision making.

Whilst the inside was being done, the final touches to the outside of

the house were being completed. The finial rods and gables were

painted, the brickwork was acid washed, the windows cleaned and

finally the temporary fencing came down so I could fully see the

outside of my house.

The whole time all this was being done, I continued to have

fortnightly phone calls from my Administrator keeping me informed

on what was next on the agenda of work to be done; as well as calls

from Jay telling me what was going on out on site and answering any

of my questions. I congratulate all at Burbank on the communication.

I was never left wondering what was happening and every query I

had was always answered promptly.

I rapidly got to settlement day just 150 days after going to site.

This was well under the time given in my contract as I have had no

unforeseen delays - something rarely heard of in the general building

industry.

It was great to meet so many of the Burbank staff in person at Altona

for my Settlement as many of them had been part of my amazing

‘house building journey’.

Thank you all for making my experience so enjoyable. I have been

asked if I would do it all again, and the answer is YES! At this stage I

have no intention of moving out of my lovely new house, but if I were

to decide to move again I would certainly go back to Burbank.

Happy building everyone.
