Bollin House has its own blend of period and contemporary features. Generous ceiling heights, deep skirting boards and detailed cornicing all reflect the ‘Arts and Crafts’ style and period. The walnut details, the grand staircase and the hardwood floors are all illustrative of a quality and a longevity seldom seen in modern buildings.

In order to create a home of the very highest quality, it is necessary to carefully blend meticulous planning, both space planning and interior design, the finest materials available and the services and skills of local, regional and national craftsmen and artisans of the very highest standard, to ensure that the optimum ‘look and feel’ is achieved in each living, sleeping or leisure space.
DesignContributions to the final design have come from architects, space planners, interior designers and lighting consultants and state of the art computer modelling has been used to visualise and hone the finished spaces. Each space has been considered in immense detail, with a view to creating form and features that support modern life, rather than conflict with it.
MaterialsMaterials have been selected from a truly global marketplace. The finest marbles and limestones, from Spain and Italy, have been blended with predominantly German and Italian sanitaryware and fittings to create sumptuous bathroom spaces. The doors are crafted from American Walnut. The handles are sourced from Italy. Light fittings have been imported from Italy and Spain and Asia has delivered the Indonesian style ‘monsoon’ showers. It is immediately evident that Bollin House is a blend of the very best materials available anywhere.
CraftsmenIn order to ensure that each element plays the role intended, it is necessary to rely upon specialist contractors, ranging from carpenters and specialist electricians and programmers, to French polishers and architectural moulding specialists. Block paving and masonry requires specialists, as do tiling, wallpaper hanging and wrought ironwork. Bollin House is a product of the skills of all of these specialists and more, all of whom have made their contribution to the final quality of this modern home.

STRUCTURED WIRINGBollin House benefits from a comprehensive structured wiring installation that ultimately allows for the integration and central control of lighting, heating, music, video, data and security. Its design and installation will allow for the continued introduction and integration of new technologies for many years to come.
INSTALLATIONSIn addition, the following systems have been installed ready for operation on completion:
Control systemThe property features a hi-tech control panel on each floor. This panel allows access to and control of many of the properties systems, including mood lighting, whole house heating system, multiroom sound, video supply, security and more. The system will allow the same degree of control from any remote location. The system has the versatility to be expanded to interface with virtually any technical function undertaken within the property.
HeatingWater based under floor heating system to the whole property, with each room being controlled locally by room thermostats. The system can be expanded to be controlled centrally using the control system.
Audio Multi-room sound system installed to play various music sources in numerous zones around the property. The system can be expanded to allow music to be selected and played in any space within the property.
LightingA sophisticated mood lighting system will allow local control of lighting scenes, to create a wide variety of ‘moods’ and atmospheres. The integration with the control system will allow central control and time programming of any of the scenes in the property.
VideoWired for terrestrial or satellite TV distribution, in addition to an optional video server which offers the ability to watch movies stored on a central server in any TV location.
Data Installation of both wired and wireless data network, giving access to the network and the broadband facilities around the entire property.
SecurityRedcare alarm system. Electrically operated timber gates with local video entry. Mains connected smoke detection and fire system. CCTV system. All of these features are controlled by the control system, which allows access to these systems using the various panels around the house and also remotely.
