The office was started with only one agent but now boasts with more than 46 “high calibre” agents. Di Scala says this phenomenal growth points to a coming shake-up in the industry. “By present indications Keller Willi- ams will be the largest real es- tate company in the Boland area by early 2015.” Keller Williams has a radical- ly different approach to the property industry that, accord- ing to Di Scala, attracts more agents to the Keller Williams group. He says Keller Williams char- ges a lower desk fee for the use of the office and support staff in comparison to other agencies. This, coupled with the emphasis on in-house training for interns and agents, is a big drawing card for good quality agents. Di Scala says Keller Williams regards itself as a training com- pany that “happens” to be in the real estate industry and offers a wide range of training opportu- nities to its agents. An international bestseller, Become a Millionaire Real Estate Agent, written by Gary Keller, is the preferred handbook for the company’s rising stars and helps explain the company’s in- ternational success. JohnCoetzee, oneof theexec-utivedirectorsofUvestProper-ty Group, who are developingSitari CountryEstate, explainshow Sitari’s stormwater man-agement plan is resolving anumber of longstanding issuesin the area. “During construc-tion it was found that a City ofCapeTownwaterpipehadbeenleaking since 2008 in a streamonto the Sitari site. Culverts onthe N2 had been closed to pre-vent the N2 from acting as adam wall and to stop floodingthe areas below it. There is alsothe Moddergatspruit, which is be- ingupgraded.Ourstormwaterman-

agement plan addresses all ofthese water-related issues onsite, and channels will be builtto feed the recreated KleinZeekoevlei wetland, afterwhich excess water will flowoff site into a stormwater sys-tem to sea.”Recreation of the Klein Zee-

koevleiwillbethesecondofthetwo largest wetlands withinthe City of Cape Town, the oth-er being Somerset West’sPaardevlei. Both of these maybe seen on maps dating fromthe 1700s. DrBillHarding,who

provided the wetlands study and

recreation of the Klein Zeekoevlei,is creator of the Intaka Island con-structed wetland environment atCape Town’s Century City, and willbe overseeing remediation of thewetland at Sitari Country Estate.His colleague, Linda Miller, has al-readycompletedthe ‘searchandres-cue’andisprocessingtheplantsandbulbs that will be reintroduced intothe wetland.Thisisallpartof thecarefullycon-

sideredlandscapingforSitariCoun-tryEstate, forwhichR60 mhasbeenbudgeted. A staggering R8,4m is be-ing spent on the more than 14 500trees required for the site.

) Save the rain. Evictinga tenantcanbedifficultAnyone familiarwith the SouthAfri-can property scenewill from time-to-time have come across those heart-wrenching situations where wholefamilies are forced by the sheriff ofthe court to move out of a home withall of their belongings,which in somecases are literally dumped on a near-by street pavement.

While such evicted tenants have to bepitied, they have inmost cases ended upin this predicament after ignoring re-peated requests for rent payments, firstfrom the landlord and later from thecourt.They have also probably in many cas-

es failed to respond to a court summons.They may have had six months or

longer free occupation of the home dur-ing which time the landlord might havehad topay themonthlybondrepaymentson the property without any help fromthe rental income on which he had re-lied.Pointing this out recently, Bill Raw-

son, Chairman of the Rawson PropertyGroup, said that the Prevention of Ille-gal Occupation Act (also called the PieAct) “leans over backwards” to alleviatesuffering for the tenant. The landlordhimself in some cases actually has toidentify alternative similarly pricedpremises to which the tenant could ap-ply.With commercial property, however,

the situation is very different. Here, aswas shown in a recent Gauteng HighCourt case, Denneboom Service StationCC and another versus Phanyame, the

tenant, Chiloane was renting a commer-cial service station, which was thenbought by Phanyame, but he refused toleave the premises — and on losing hiscase at theGautengHighCourt appealedto the Constitutional Court.This court confirmed the eviction of

the business premises but ruled thatChiloane’s occupationof ahomenearby,also bought by the complainant, couldnot be upheld until the provisions of thePie Act had been fully complied with.“However you assess this case,” said

Rawson, “it would appear that the ten-ant by an illegal gamewas able to obtainoccupancy of both premises long afterthe landlord wanted to take them back.The fact that this is possible confirmstheneed for exceptionally careful tenantselection on all occasions and, in our ex-perience this calls for the input for anexperienced estate agent or voter.”

Up to now, I’ve only ever tested the VolvoS60 with a petrol engine. Just like the restof their range,Volvo’smedium-sizedexec-utive sedan is available with a choice be-tween six engines, two gearboxes, front-or all-wheel-drive and four spec levels.This right here is the middle-child D4 tur-bo-diesel.

Middle in terms of price, performance andspecifications.ThisD4engine iscurrently theonly one which doesn’t fall victim to emis-sions taxes, thanks to it being among the firstgroup of modular, cleaner DRIVE-E motors.Based on just two base engines, they promisean incredible power/economy ratio.The petrol units, like the one we experi-

enced in an S60 T5, are highly responsive andverypowerful butwe couldn’t get close toVol-vo’s fuel consumption claims. I hasten to addthat the car’s tempting power reserves weretoo much for my right foot to resist and wenever tried hard enough to curb petrol usage.After just a few kilometres in this S60 D4

though, it became abundantly clear that theturbo-diesel’s lower power band and eight-speedautomaticgearboxexcelatsaving juice.Of course you can tread on the right pedal andmake the oil burner jack-hammer towards itsred line but you simply don’t have to.The 1 969cc four-cylinders stem their entire

400 Nmof twisting power onto the crank shaftfrom just 1 750 rpmonwards. In plainEnglishthis means that a Volvo S60 D4 starts pullinglike a dozen fresh oxen at relatively low en-ginespeeds.See?Noneedtofloorit, justsquee-eeeze your right toe.This won’t go unnoticed with the smooth

auto-shifting gearbox, which quickly slots ingear after gear, hitting the engine’s sweetspots time after time. And although this de-lightful combination is supposed to drink just4,9 Fper 100 km,weachieved 6,5without even

trying. Read: getting close to five should bedoable.Now that I’ve dealt with the S60 D4’s party

trick – its absurdly low consumption – it maybe time to introduce the rest of it. and restraint, its only wow-factors being thefloating central dashboard section and high-resolution monitors. Depending on spec, theinstrumentsarealsohalf-digitalwithcustom-isable themes and an assortment of gaugesand read-outs.Seating comfort, driving position and the

operation of all main controls are excellent.The S60 may not be as generously sized assome of its direct competitors, yet I sense thattherearepotentialbuyerswhowillappreciatethe more cocooned cabin layout. Five adultswould be cosy, four will be just fine.The S60 provides a smooth, comfortable

ride forall its occupantswithonly the (option-al) big rapperwheelsmaking low-speed travelsomewhat jerky. Steering feedback and roadholding are commendable with negligibletorque steer and predictable grip levels fromthe front wheels.Being aVolvo, the factory sent its child into

I love the Range Rover Evoqueand I’m sure you do too. If youweren’t a fan, you wouldn’t bereading this anyway. The favour-ite slander this poor vehicle en-dures is for its outlandish looksand usually culminates in utter-ances to the tune of “looks like ababy elephant sat on it!”

Have you ever heard such horsemanure in your life? For starters, aninfant pachyderm isn’t evenhalf thesize of a fully-grownEvoqueand sec-ondly, I’venever seenone takea seaton a Landy. Ever. What they proba-bly mean is that this car’s windowline rises so sharply that it gives theimpression of being squashed outback.Available with four or two doors,

thelattercoupémodelsheightenthissensation even further because theroof is actually 3cm lower. Com-bined with its pointy face, giganticwheels, futuristic light clusters andbrash air vents, it’s easy to see whythe Evoque has gushing fans or re-coiling critics.That interior. I honestly couldn’t

care a frosty Friday if Spicy Beck-man or the Queen helped to designit; whoever was part of the team canbe proud of their work. Snazzyshapes and trendy textures aremoulded into one of the automotiveworld’s most modern and interest-ing interiors.Other LandRover products follow

this template but it’s the author’shumble opinion that an Evoque hasthe most distinctive cabin of themall.The four-doorcar (as testedhere)

has almost identical innards to itstwo-door sibling and happily theyare available in amultitude of leath-er colour combinations.Togive it its full name, our test car

was an Indus Silver Range RoverEvoque (4-door) SD4 Pure with Cir-rus / Lunar grey leather interior.Based on the more humble but verycapableLand-RoverFreelanderplat-form, Evoque is available with achoice of turbo-petrol (Si4) or – as inthis case - turbo-diesel (SD4) engine.Drive is to all four wheels via

Land-Rover’s clever Terrain Re-sponse full-time 4x4 system and an8-speed automatic gearbox. The

Evoque range is available in threedistinctive trim levels of which this“Pure” line is the cheapest, uhh,most affordable starting at R628 100.Is that such a bad thing though?I don’t think so. Themain reasons

you’re saving between R101 800 andR144 600 are the absence of satellitenavigation,electricfrontseatadjust-ments, Xenon lights, luxury mats,extra colours and more decadenttrim. A hundred grand! For morebuttons and some fluffy carpets?Seriously though, while the more

posh versions are desirable it willtake a real expert to tell this Puremodel apart. Its halogen headlights

(which are very good) and their bigLED daytime reflectors might be ahuge giveaway but for an extraR11 900 to R15 500 you’ll have thesame Xenons as other Evoques.Electricity to adjust your chair?

About R10 000. Rear camera? Yoursfor R4 800. Add a few more grand tohave the car park itself.Navigation is a bit pricey at

R24 200 and so is rear entertainmentfor R44 100 but the only thing you’llreally need is that reverse camera inthe car’s elevated bum; unless youenjoy parking by ear.The entry-level Evoque is a great

car because it retains those looks

and lots of features like a 380 WattMeridian sound system with 10speakers and subwoofer, Bluetoothand multiple media inputs.Airbags, hill descent control, key-

lessaccessandstart,climatecontrol,touch screen and cruise control –they’re all here.The 2 179 cc, 140 kW, 420 Nm tur-

bo-diesel hits 100 km/h in 8,5 sec-onds and a top speed of 195 km/hwhile those eight gears ensure thatyoualwayshaveenoughpowerinre-serve. Land Rover claims a com-bined average of 6,3 F/100 km fromthe 58 F tank and our real-world av-erage came close at just over seven.Ride comfort is firmbut comforta-

ble,handlingandsteeringfeelaresu-perb for anSUValthoughone drivernoted that throttleresponseandfirstgear upshifts were a tad harsh. Ourtest car made light work of farmtracksanda fewslipperyhillswhichconfirms that the Evoque is not justa pretty face.Should you go off-road in this car,
