Some 5 200 students can be accommodated in resi- dences - of a total of 27 823 stu- dents enrolled at the university in 2012, 20 000 had to find private accommodation. So says Jacques Becker, Seeff’s Stellenbosch agent. “There are many factors to consider when buy- ing property in Stellenbosch. Al- though there are more than 170 apartment blocks to invest in, find- ing the right place in your price range requires homework.” “The position, security and price of a property are major considera- tions. Look at current and potential income and the risk of an empty apartment. Pay attention to finish- es, parking, costs of ownership property and how long you are plan- ning to hold on to it. “Start by finding out which areas or apartment blocks are considered better than others. Remember that in some areas prices may differ de- pending on the side of the road. This is especially true around the edges of campus.” Discerning buyers agree that the the area bordered by Banghoek Road, Die Laan, Andringa Street and Cluver/Marais Streets is prime . “This area is more expensive and sought- after because it is closest to the campus, so owners can usually expect to get a better growth here. “Growth in this area derives mainiy from the scarcity of well- priced property. Buyers able to buy here are often unwilling to compro- mise on a specific position or don’t have the time to wait for the right property, and often end up paying a premium. This premium price then sets the market value and ac- counts for growth.” Property prices drop significant- ly as one moves away from the cam- pus area to the north or the west. Property here may cost less, but rental income against price should be better than on campus. This could restrict growth and finding permanent tenants is more diffi- cult. Buyers must be careful when buy- ing properties for renovating. “Buy- ing, renovating and selling immedi- ately rarely works - the conversion, transfer costs plus agents’ commis- sion do not allow immediate profit. “Many buyers over-capitalise and when it comes to selling, their price is out of line with the rest of the scheme or the area. If you buy an apartment for your own chil- dren, they will reap the benefits of an upgrade or renovation, but it won’t necessarily translate into an increase the property’s value by the amount you have spent. “Renovating can be beneficial when one converts a bigger, older property from one bedroom to two, or from two bedrooms to three and will yield extra monthly income. An extra bedroom could also increase the value immediately, if done prop- erly.Make sure this is legal and de- termine costs. Also consider park- ing; a lack of allocated parking bays could be a drawback when selling,” he cautions. The expense of owning a property such as bond costs, levies, rates and taxes, maintenance and manage- ment fees, should also be considered when looking at monthly return. Becker recommends having a rental agent, especially if one lives away from a property. “An agent will draw up a rental agreement, do credit checks, meet FICA, hold the tenant’s deposit in a trust, ensure payment to the owner and deal with issues like maintenance. The man- agement fee of an agent is usually around 10%. “You have to consider how much rental will cost for the duration of your child’s stay, if you are not con- vinced that buying is the best op- tion. It could cost around R216 000 over a period of four years, if rent is R4 500 per month, not taking year- ly increases into account. “In our experience parents who purchase usually hold onto a prop- erty for a couple of years after their children have completed their stud- ies.     in the ceiling console. The positions

    are: intermediate (partially open),

    horizontal, (which leaves the rear

    window in position), and fully open,

    when the roof folds down on top of

    the rear window, which itself folds

    flat.

    An important feature is that the

    folded roof does notmove down into

    the luggage compartment, thereby

    providing the largest boot in the cat-

    egory at 245 litres.

    TheCitronengineersanddesign-

    ers have also comeupwith a unique

    tailgate,whichopenswithacircular

    motion that allows access to the lug-

    gage compartment even when there

    is very little space behind the car,

    suchaswhenit isparkedinagarage.

    There is onlya 25 kgweight penal-

    ty for the Cabrio compared to the

    usual add-on for a cabriolet of at

    least 100 kg.Theengineershavealso

    ensured that the torsional stiffness

    of the body is equal to that of theDS3

    hatchback.

    ContinuingintheDS3spersonali-

    sation options, three soft-top roof

    colours are available: Brilliant

    Black as standard; Infini Blue and

    DS Monogramme Moondust as op-

    tional, with the latter available on

    Sport models only to enable pur-

    chasers to customise their car,

    which is part of the DS3s DNA. The

    colourof thesoft-top isechoedbythe

    colour of the upper part of the body

    sides, the front cross strip and rear

    spoiler.

    The Infini Blue canvas captures

    the hues of blue and velvet, thanks

    to a weave of three different col-

    oured threads. TheDS logo, synony-

    mouswithrefinementandelegance,

    featureson theMonogrammeMoon-

    dust canvas, which contrasts two

    tonesofgrey,highlightingthesigna-

    ture logo of DS on the canvas.

    TheDS3Cabrio comfortably seats

    five adults with all-new upholstery,

    including three Claudia leather op-

    tions, while the dashboard colour

    replicates the roof colour.

    This new model introduces a

    three-dimensional light signature

    with its 3D taillights, inspiredby the

    Citron Revolte and Survolte con-

    cept cars. The central part of the

    light comprises a set of 31 rectangu-

    lar LEDs and semi-reflecting mir-

    rors that reflect the light guide end-

    lessly. In keeping with the elegance

    of the car, the 3D light features a

    chrome-finished DS logo in an em-

    bossed black DS setting.

    The DS3 Cabrio comes with three

    petrol-engine options: VTi 82; a 1,2-

    litre three-cylinder producing

    60 kW of power and 118 Nm of

    torque; VTi 120, a normally aspirat-

    ed 1,6-litre four-cylinder producing

    88 kW and 160 Nm and the THP 155,

    a turbocharged 1,6-litrewith 115 kW

    and240 Nm.TheVTi 82and120mod-

    els aremated to a five-speedmanual

    transmission, while the high per-

    formanceTHP 155 sportsa six-speed

    manual transmission.

    Ford, with the Blue

    sented on the podi-

    championship event

    since the beginning

    of 2011.

    For Habig and

    Paisley, who be-

    tween themboast an

    impressiveeight ral-

    ly championships,

    ing streak, which

    has seen Habig without a win

    since 2009.

    Its been a long time com-

    ing and we couldnt be happi-

    er, said Habig. The car was

    faultlessthroughouttheweek-

    end and we had a trouble-free

    run to the finish.

    Reigning national rally

    champions Mark Cronje and

    Robin Houghton had an un-

    characteristically tough

    weekend, but despite a string

    of mishaps the pair was able

    to walk away with a useful

    haul of points.

    The duo struggled without

    four-wheel drive on the open-

    ing stages, lost valuable time

    due to a gearbox change and

    later shattered a wheel after

    colliding with a rock.

    It just wasnt our week-

    end, said Cronje. The drive-

    train problem was both un-

    characteristic and unexpect-

    ed, putting us on the back foot

    from the outset. We still man-

    aged to gain some ground on

    the second day, ensuring we

    walkedawaywithsomevalua-

    ble points.

    Cronje and Houghton re-

    mainintheleadofthechampi-

    onship by a single point from

    their Ford compatriots Habig

    and Paisley.

    forward to the next round of

    thechampionship,namelythe

    VolkswagenRally in theEast-

    ern Cape on July 19 and 20.

    assessment have revealed the

    Top 10 finalists for the Ford

    RangerOdysseyAfrica 2013. The

    individuals come from a wide

    range of backgrounds and have

    been selected based on their per-

    formance at the Ranger Odyssey

    Boot Camp, which was held this

    past weekend in Johannesburg.

    From hundreds of applications,

    seventeen semi-finalists were se-

    lected for the Boot Camp, where

    they underwent a rigorous training

    programme that focused on the es-

    sential aspects of 4x4 and convoy

    driving, camp set-up, team work

    and communication skills.

    manager. The level of enthusiasm

    and commitment throughout the

    four days of competition were truly

    exceptional andwe have to congrat-

    ulate each of the brave semi-final-

    ists for giving it everything

    throughout the selection process.

    Ultimately there was only room

    for 10 finalists and the choice was

    based on awide range of aspects, in-

    cluding teamdynamics,proficiency

    in the 4x4 tasks, technical knowl-

    edge and approach to the social me-

    dia,which is theprimary communi-

    cation channel throughout the 21-

    day Ranger Odyssey.

    Aside from showing off the re-

    markable capabilities of the Ford

    Ranger,wehaveemergedwithafan-

    tastic group of dynamic people that

    embody the true spirit of theRanger

    Odyssey. They are relishing the ex-

    perience of a lifetime on this

    8 000 km adventure through six Af-

    rican countries, concludes Go-

    lightly.

    Competitors from Gauteng domi-

    nate the list with six finalists. Alex

    Cruickshanks (28), from Randpark

    Ridge, is a management consultant

    byday, but clearlyusedhis sporting

    ability as a multiple SA rowing

    championtohisadvantagetosecure

    his spot on themainevent. Driving

    through Africa has always been a

    dream of mine, and this is a great

    opportunity to live the dream he

    says.

    Bernard Hollander (21) is an in-

    dustrial psychology student from

    Pretoria and exploited his youthful

    exuberance to full effect. Im here

    to win the awesome Ford Ranger,

    and to gain experience travelling

    through Africa, he states.

    IT technician Richard Rammon-

    eng (32) ispassionateaboutoff-road-

    ing. Competing in the Ranger Od-

    yssey will be a dream come true.

    Kugesh Reddy (30) is a banking

    professional fromSunninghill. Im

    looking forward to experiencingAf-

    rica, and the ultimate test of man

    and machine.

    As a commercial diver, Ryno

    Swart (30) from Roodepoort has

    physicalenduranceonhisside.Im

    an adventure freak and I love being

    outdoors, he says. Aside from

    travelling through Africa, I have

    one goal and that is to win the awe-

    some Ford Ranger.

    Wisaal Anderson (31) lives in Jo-

    hannesburg and is a lifestyle blog-

    ger. Myaimis tohave funandexpe-

    riencenewthings,shesays.Ihave

    a reputation as a pampered prin-

    cess, and I hope to change that per-

    ception on the Ranger Odyssey.

    The Western Cape, and more spe-

    cifically Cape Town, is represented

    by two women. Paula Smith (37)

    from Durbanville is an accountant

    and mother of three. Ive been

    dreaming about travelling through

    Africa since I was 12, and cant wait

    to fulfil that dream.

    Dania Petrik (29) from Hout Bay

    has just completed a masters de-

    gree on sustainable development,

    and had her first taste of Africa last

    year while doing research. I abso-

    lutely loved the experience, and

    when I saw the Ranger Odyssey

    there wasnt a chance that I would

    miss this amazing opportunity.

    The two remaining finalists are

    from KwaZulu-Natal. Donatella

    DAloisio (33) is a business owner

    fromDurban. I love adventure and

    I love Africa, she says. The Ford

    Ranger is amazing and I want to get

    downanddirtywithitonanincredi-

    ble adventure.

    Chloe Boshoff (28) is a photogra-

    pher from Pietermaritzburg. Im

    veryenthusiasticaboutAfrica,pho-

    tography and the Ford Ranger, and

    this event combines all of that into

    one exceptional adventure.

    The Top 10 will be jetting off to

    Kenya for thestartof theRangerOd-

    yssey on 24 June, from where they

    will travel through Tanzania and

    Zanzibar, as well as Mozambique

    and Zimbabwe. The final leg will be

    completed back in South Africa on

    14 July.
