November has been a really busy month for me: Linda and I flew to San Francisco for the NAR Annual Conference and Expo along with 20,000+ other REALTORS®. The focus of the conference was on discussing opportunities and challenges in the ever-changing real estate landscape. Linda, Cindy (BDAR AE) and I met with Corelogic (our MLS provider) and they showed us several of the features of their add on products. The MLS committee has discussed a few of them in the past but has always been hesitant about the programs that pull from or use overlays from county information. When we met in San Francisco this year they showed us they could access the County info from our counties. If both Board of Directors approve, this could be a great feature with map overlays that show Flood Zones (from FEMA websites) and homeowner info from the Counties that we have had to obtain from the county sites (Camden, Morgan & Miller) in the past. It will all be available in our MLS system! The creation of mailing labels appears to be much easier than the county sites also. One of the meetings I attended was headed by Lawrence Yun, he is Chief Economist and Senior Vice President of Research for the National Association of REALTORS®. If you are interested in stats and trends he always has great info on the NAR site . . . https://www.nar.realtor/search-results? qu=lawrence%20yun Some of the things I thought were interesting from his talk was that housing shortage is a problem across the Nation but home ownership is slightly rising. Tariffs and distress in the Government is causing inflation to go up and eventually mortgage rates will rise. In his opinion, no matter which political party, he said all Presidential candidates should work on fixing the housing shortage, in the past if more houses are being built there is no recession. Dr. Jessica Lautz, NAR's Vice President of Demographics and Behavioral Insights, discussed NAR's recently released 2019 Profile of Home Buyers and Sellers, completed by NAR Research. There has been an increase in unmarried couples buying and also roommates buying together. Birth rates at 30 year low and the increasing drive is fur babies needs. Many more people are wanting to be close to dog parks, pet stores, vets, etc instead of concern about schools and childcare. There is also much more multi- generational home owners. The number one reason to move is to be closer to friends and family. FSBOs are at an all time low and she reported 89% of sellers use a REALTOR! Continued …… morning. It was standing room only. Several people spoke about the coming soon and pocket listing issues in their areas. One person said in his area if there are 10 houses for sale on one street, he has to belong to 7 different associations or groups to get all of the information. Some are shared in groups created by large companies and the listings never go into MLS. The reason to belong to an MLS is co-operation, not just a place to put the listings an agent can’t sell themselves. After almost 3 hours of discussion the committee voted to recommend to the Board of Directors the motion to require listings to be entered into MLS within 1 business day after it has been advertised to the public. This will prevent the practice of agents marketing the property to all of their own buyers for days and sometimes weeks before sharing it with other members of the local MLS. I wish more people would attend these yearly meetings, so many great discussions and events occur at the conference. The NAR conference for 2020 will be held in New Orleans. Time is running out! Meeting Minutes

November 13, 2019

Meeting was called to order at 9:00 am.

In attendance were Karen Watkinson, Bill Johnson, Carol Browne, Beth Riggins, Nancy Rogers, Ann Davidson, Barb Stockwell, Cricket Staggs, Linda Yelton

Deana Wolfe who is running for Missouri Realtors Treasurer Elect for 2020 gave a presentation.

The agenda for the meeting was approved.

The minutes from last months meeting were approved.

REPORTS The MLS committee gave a report The proposed agreement with Showing Time for Info Sparks and FastStats was discussed. A

motion was made to not go forward with Info Sparks, but instead look in to Realist Adding “enSuite” to the list of rooms was discussed and approved Adding “Pickleball” to the Exterior Features was discussed and approved Adding “Cities and Zip Codes” upon request was discussed and approved Adding “Closing of Home” to the Contingency Field was discussed and approved Adding “$/Acre” to Lots and Lands was discussed and sent back to committee Adding “Dockable (Dock Allowed) yes/no to lots and lands was discussed and approved Adding a policy that requires at least one photo to be uploaded before listing becomes active

NEW BUSINESS It was discussed what Charitable Organizations the board would contribute to this year. It was

decided to gather more information Core Standards requirements have been met with the exception of AE’s review There is a new MLS policy that will be effective Jan. 1, 2020 regarding the timeframe for

listings to be submitted to the MLS. This becomes mandatory on May 1, 2020 There is a change to the Code of Ethics training requirement from every 2 years to 3 years There was a request from the Program Committee for additional funds for the Installation
