The meeting was called to order at 10:00 a.m. by 2021 President Bill Swanson.

It was moved, seconded, and carried to approve the Agenda for the meeting, including the Code of Conduct Policy. Officer Reports It was moved, seconded, and carried to approve the meeting minutes dated January 20, 2021. The monthly financial statements were reviewed and filed for audit. It was moved, seconded, and carried to approve the applications presented for REALTOR® and Affiliate membership. Market activity and statistics were reviewed. It was moved, seconded, and carried to donate $10,000 to the Texas Association of REALTORS® for the Texas Disaster Relief Fund. MLS Report MLS Inc Chair Bixby reported the GPRMLS Inc Board of Directors approved their annual audit and adopted the GPRMLS LLC Uniform Purchase Agreement and will remove the OABR Uniform Purchase Agreement from circulation.

Foundation OABR President-Elect Bengtson reported the Foundation Directors would be reaching out to various committees for their help to bring more exposure to the Foundation and its mission. Governmental Affairs Vice-Chair Chadwick reported the Governmental Affairs Committee had two speakers this month. Omaha City Council Member Pete Festersen spoke on affordable housing, crossroads development, and city police, and Omaha City Council Member Vinny Palermo spoke on current issues the city of Omaha is facing and the future he sees for his district, which includes South Omaha. It was moved, seconded, and carried for the OABR support the following with RPAC contributions: Mayor Jean Stothert $15,000 R Opportunity race up to $15,000 City Council

District 1 Pete Festersen $2,500 D District 2 Ben Gray $2,500 D District 3 Danny Begley $1,500 D District 3 Cammy Watkins $1,500 NP District 4 Vinny Palermo $2,500 D District 5 Don Rowe $1,500 R District 5 Jeff Moore $1,500 R District 5 Patrick Leahy $1,000 D District 6 Brinker Harding $5,000 R District 7 Aimee Melton $5,000 R

RPAC Chair Dohse reported approximately $95,743 (including pledges) had been collected toward the 2021 RPAC goal of $150,00. Doug Dohse and Joe Gehrki updated the Board of Directors on the three pending NRA Bylaw Changes, which include a recommendation to reallocate the number of NRA RPAC Trustees, resulting in a more equitable allotment for the Omaha area. It was moved, seconded, and carried for the OABR Board of Directors to formally support all three of Nebraska REALTORS® Association proposed bylaw changes to be voted on by mail out ballot conducted March 19-March 26. Education Vice-Chair Dohse reported Tax-Reduction Strategies for the Real Estate Professional is Thursday, March 25, via Zoom. NAR Code of Ethics Training is scheduled numerous times in 2021. Chair Reeker reported Social Events participated in a “Volunteer Day” on February 10 at the Food Bank for the Heartland. The Social Events Committee is researching continuing a monthly Volunteer Day at the Food Bank. Chair Reeker reported the Foundation has visited with the Social Events Committee on organizing two events, a “New Coat Drive” and “Park Clean-Up.” Watch for more details. Diversity Chair Youmans reported the committee interviewed two Ethnic Minority Outreach Scholarship applicants and approved one. Director Sawyer commented on NAR President Charlie Oppler’s “Fair Housing Challenge: Stand Up for Racial Equity” to everyone in a volunteer leadership position. REALTOR® Safety CEO Rotthaus reported a REALTOR® Safety Software Task Force meeting on March 19 to review some safety apps. YPN Advisory Committee YPN Chair Starks reported that the Omaha Chamber’s YPN Summit would be virtual on March 4-5. YPN hosted two panelists at their February meeting, Brittney McAllister and Dakotah Smith. Also, the committee will create teaser videos for their future committee meetings. Affiliate Council Affiliate President Petersen reported the council reviewed creating a partnership in volunteering for the food bank. Women’s Council Omaha Network 2021 President Monjaras reported Women’s Council of REALTORS® had a breakfast event at Champions on February 11 with guests Bill Swanson and Doug Dohse speaking on RPAC and raising over $20,000. The Installation will be on March 4, and a Broker Panel on March 11. NREC Update NREC Commissioners Gehrki and Dohse reported on the Nebraska Real Estate Commission meeting at which included approving a Safety Class for CE. CEO Report CEO Rotthaus reported the OABR Office is updating the phone system to Ring Central which is a cloud-based communication that includes phone, text, video and faxing. The OABR finances are good and membership is increasing even with the pandemic. The downstairs basement is fully leased.

FOUNDATION MEETING MINUTES

March 3, 2021

The meeting was called to order by OABR Foundation President Susan Clark.

It was moved, seconded and carried to approve the agenda for the meeting. It was moved, seconded and carried to approve the minutes of the December 9, 2020 meeting. The most recent financial statements were reviewed. Food Bank for the Heartland Director Leaders spoke on the Food Bank volunteer day with the OABR Social Events Committee on Wednesday February 10, 2021. 560 boxes of food were packed which equals to 16,680 lbs. of food. The $5,000 donation check was presented to the Food Bank on the same day. Social Events is researching having a volunteer day at the Food Bank on a monthly basis.

Marketing of Foundation President Clark discussed a few events with the Social Events Committee to help bring more exposure to the Foundations and their mission. The two events discussed were “New Coat Drive” and “Park Clean-up”. CEO Rotthaus reported the six park benches have been delivered. Five of the benches may be installed this month at Crosskey Villages Park. The installations could be a good promotional avenue. Home Buyers Assistance Foundation President Clark reported $2,500 of the Foundation’s goal of $10,000 has been donated to the Home Buyers Assistance Foundation in January. Judi Anding Scholarship There was discussion on the Judi Anding Scholarship fund with a total of $2,908. The OABR will be sending emails targeting new members with six months to three years REALTOR® membership, when there is a NAR approved Designation or Certification course offered. The scholarship is maximum of one per agent, up to $150, with deadline of November 30. One application is in hand, waiting for completion of class certificate. There was a consensus of the OABR Foundation Board of Directors to join the Amazon Smile program to help raise funds for the Foundation. There being no further business, the meeting adjourned.

Speaker Stothert for Mayor Campaign Manager Dave Boomer spoke to the Governmental Affairs Committee on the upcoming primary election, voter analytics and issues the Mayor’s campaign is focusing on.

GAD Update OABR GAD Neilan reported the RPAC contributions that were approved by the OABR Board of Directors were handed out on March 8 at the OABR Office. Voter Registration deadline is March 19 with the primary election on April 6. March 22 is the first day to vote and early ballots will be mailed. Sarpy County extended their moratorium on fossil fuel permits until June 30, 2021. They are very upset with OPPD’s plan for a natural gas peaker plant to firm up generation for the new solar facility for Facebook in their long term growth area along Plattevew Road.

RPAC OABR RPAC Co-Chair Bill Swanson reported OABR has currently raised $85,500 towards their $150,000 goal for 2021. Currently there is over $11,000 of outstanding pledges. The Women’s Council breakfast event raised over $20,000 for RPAC. Co-Chair Swanson updated the Governmental Affairs Committee members on three proposals on NRA’s Notice of Proposed Bylaw Changes which includes the recommendation on the realignment of the NRA RPAC Trustees to a more equitable allotment between local associations. Voting by email will be conducted March 19-26. NAR Update Chair Gehrki reported the Corporate Ally Program is being discussed heavily and Major Investor numbers are increasing on the National level. Land Bank Mike Riedmann updated the committee on the Omaha Municipal Land Bank which includes Chris Rock serving as Land Bank Chair this year. NAR REALTORS® Legislate Meetings The registration is open for the Virtual REALTORS® Legislative meetings May 3-14, 2021. Admission is complementary to NAR members but you must register. Nebraska Hill visits are scheduled for May 18-19. Angie Podoll volunteered to attend the OABR Board of Directors meeting on March 24 on behalf of the Governmental Affairs Committee. NRA Update Carrie Marquis-Favinger, NRA Governmental Affairs gave an update on the legislative bills that NRA is monitoring and reported National Association of REALTORS® has an upcoming “RPAC Pet Challenge”. Watch for an upcoming email for more information. The 2021 NRA RPAC deadline for local boards is December 3 and the NAR RPAC deadline for state associations is December 15. The NRA Caravan is scheduled for September 27-October 1. RPAC Recognition on Caravan deadline is Friday September 17. NAR Update Jessica Sawyer reported on the NAR Major Investor meeting last month and also commented on NAR’s “Fair Housing Challenge: Stand Up for Racial Equity” to everyone in a volunteer leadership position. OABR Update OABR GAD Neilan reported on the Candidate Interviews held for the Omaha City Council and Mayor seats and thanked everyone who participated. There is much discussion on the CARES act funding. The Candidate Check presentations will be held this afternoon from 3:30pm – 5:00pm. Speaking Engagements Chair Dohse reported Women’s Council breakfast meeting on Thursday February 11 was a success. Bill and Doug are available to speak at your office meetings and small offices. Co-Chair Swanson reported Bryson’s Airboat is selling their business. The RPAC Event will be held at the River City Star in 2021. There was discussion on the class “How Appraisers are adjusting for Supply and Demand in these Times”. No appraisers seem interested. The Bradford Tax Seminar “Tax-Reduction Strategies for the Real Estate Professional” has been scheduled for March 25, 2021 via Zoom from 9:00am-12:00pm. Code of Ethics Training has been scheduled numerous times in 2021. Code of Ethics is required by the National Association of REALTORS® every three years. The deadline for completing this requirement is December 31, 2021. There was a consensus of the Education Committee to co-sponsor with the Diversity Committee the “At Home With Diversity” class. FOUNDATION

Doug Dohse spoke to the Education Committee on the Foundation marketing proposal. The Foundation has discussed a few events they would

like the OABR Committee’s help on to help bring more exposure to the Foundation and their mission. The three events discussed were

“Volunteer Day at the Food Bank”, “New Coat Drive” and “Park Clean-Up”. Nebraska REALTORS® Association Update Christie Bevington NRA Chief Operating Officer updated the committee on the Nebraska REALTORS® Association which included the NRA Convention scheduled for March 29-31, 2021 will be held virtually. Toolkit Tuesday is March 9 with former IRS agent, Chris Bird. Chris will be sharing real estate issues being impacted by recent federal tax law. Young Professionals Network Minutes March 11, 2021

The mee&ng was called to order at 1:30 pm by Angel Starks, Chair via Zoom.

Roll Call Angel Starks ran the roll call session and greeted each member with an icebreaker ques&on by having members change their Zoom name to their answer. YPN Panelists Angel Starks introduced OABR Past President Doug Dohse who spoke briefly about the Nebraska REALTORS® Associa&on Proposed Bylaws Change and the stance OABR has on the three proposed ar&cles. He encouraged YPN to vote to approve the ar&cles in the vote that will hit inboxes next Friday, March 19.

Angel Starks introduced the monthly featured YPN Panelists, Kelly Jourdan and Ashley Livengood.

Kelly shared about her posi&on at Nebraska Realty and her passion for the MLS. She described how much more the MLS does than just list houses. She talked about expor&ng and manipula&ng raw data from the MLS to create custom graphs and presenta&ons. Kelly con&nued to talk about some of the newly added features to the MLS including CRS Data and MarketStats by Info Sparks. She ended by sharing how to get involved in the MLS including the MLS Users Group.

Ashley started by con&nuing the discussion about MLS since she is the MLS Users Group Chair for 2021. She described the hassle of having Lincoln and Omaha on separate pla_orms and how she started on the MLS Users Group during the merger of the two to be able to give valuable feedback as someone who used both Omaha and Lincoln systems beforehand. She then talked about how important it is to be involved and use your voice. She talked about how leadership was never something she originally planned to do, but how she got more involved star&ng with Women’s Council. She urged everyone to get involved.

Angel took roll call and asked everyone to share their new commiFee role that was approved last month.

Discussion was had about all execu&ve commiFee members aFending a brainstorm mee&ng on March 25th at 1:30 pm to discuss commiFee roles and moving YPN forward.

Chair Report Chair Starks reported that she did not aFend the Affiliates mee&ng last month and discussion will be had on gedng Affiliates to join YPN during the brainstorm on March 25th.

Treasurer’s Report Angel Starks gave an update that the budget is s&ll at $5,000 and no money has been spent for the year.

New Business Discussion was had about YPN membership and what should be communicated to others. It was moved, seconded, and carried to approve having an execu&ve board who votes, an advisory group of those who aFend mee&ngs and can not vote, and anyone who is a part of OABR is a member of YPN.

It was moved, seconded, and carried to approve to have the YPN execu&ve mee&ng from 2 pm - 3 pm with the YPN speakers from 1:30 pm - 2 pm.

The mee&ng was adjourned at 2:57 pm by Chair.

I. Call meeting to order -

II. Approval of Minutes from February 16, 2021 – It was moved, seconded and carried to approve the meeting

minutes.

III. Introductions – All in attendance introduced themselves.

a) New Member Introductions - included Chloe Hamel, Debbie Williams, and Larry Pfiefer.

IV. President Report- Eric Petersen – Recharge event was mentioned. Not sure if there will be a way for affiliates

will participate or if they will even have the event. Safety committee have heightened realtor safety and need

more members. Social events are looking to create an event that would include realtors and affiliates. Event

would be at food bank. RPAC, as of last meeting, over $95k raised.

V. Treasurer Report – Jeanne Lamoureux – Affiliate President Eric Petersen reviewed the currently financial

statement.

VI. Affiliate Events Update -

a) OABR Golf (2021) – Summer Franco – no news. Eric mentioned dates are tough to get, but we do have a date

booked for September 29th. Indian Creek.

b) Affiliate Only Party (2021) – Mary Sladek – will likely do Charlies again unless there is another suggestion.

Maximos was also mentioned. This will likely be a short notice event. Might have a few of these events.

c) Turkey Bowling Toys for Tots (2021) – Kim Moneto – not present. Event is in November.

VII. Committee Updates -

a) Food Drive – Wendy Walker – updated their online food drive system; more like ‘go fund me’ hopefully this

means we can raise more for them.

b) Education – PK Kopun, Mary Byrnes – All classes are on zoom at the moment and most classes wish to teach

in person. Any affiliates wish to present to the members a zoom class, contact the OABR office.

c) OABR Social Events – Erin Trescott – clean the park day last sat in May. Contacting fun plex for possible event

d) RPAC – Paul Kottich - $148k is goal for this year and we are at $95k.

e) WCR – Jeanne Lamoureux – Amy: council event raised $20k. events in person and online. Next event is

lunch event on 4/15, speaker is TBD. Wcromaha.com is website

f) YPN – Amy Dritley – meetings are virtual and everyone is welcome. Speaker for first 30 minutes and second

30 minutes is meeting. Next meeting is 4/8 1:30. Speakers have been mainly realtors that share their business.

g) Think Affiliates First – Brent Rasmussen – meeting regularly with Pixel Fire. Meetings getting shorter since

they are better prepared every time. Trying to increase engagement on Facebook, reached out to all past

presidents to ask them 5 simple questions regarding real estate. Plan to post these answers on the page so we

can get more engagement and conversation on the page. Everyone that Melanie has reached out to was

extremely interested in doing this. She does need a little help reaching out to certain people.

VIII. New Business – in-person OABR affiliate meetings will happen down the road but nothing concrete currently.

Eric mentioned possibly doing the hybrid meeting at another location. Jan mentioned the WCR hybrid meeting

was great. Mary mentioned Vidlaks as a meeting place. Amy mentioned using the bank’s conference room and

Charissa said we could even do that if we didn’t officially have an in-person meeting and we could all be on the

call together. Melanie mentioned Tavern 180 as a possible meeting space.

IX. Other Business – Eric mentioned Debbie’s passing last year and how we could remember her. We did get the

bench with a plaque. Donna Shared the photo of that bench.
