Sharp’s Vinyard is a 100 lot single family detached community in the City of Cartersville. 65 vacant lots are owned by The Pacific Group, 16 homes by Minerva, 11 vacant lots by Skyview Custom Homes and the remaining 8 homes by individual homeowners.

The site had been developed and received final plat for 100 lots in 2006. the lots are 35’ wide with 0’ side setbacks. The site had been mass graded ensure the greatest number of slab lots. An Entrance monument and modest amenity have already been built. It is our preference to find a builder to purchase all 65 lots, however a takedown, option agreement will be considered.

Sharps Vinyard is located within the city limits of the City of Cartersville less than a mile from Hwy 411 which is a direct rout to I-75 less than 5 miles from the site. Located on Grassdale Road which is the road to the Budweiser Plant.

The county is situated just north of the densely-populated areas of metro Atlanta in the gently rolling Appalachian foothills. Historically, the

The site is currently developed and has received Final Plat.

Sharp's Vinyard is zoned R-2, and was developed based on the fact the 1986 zoning ordinance allowed single family and multi family in the R-2 district. A rezoning was not required based on the fact the original zoning map showed this tract as R-2. In 2004 2.5 acres on the back end was rezoned to R-2 to add to the proposed development. A compliance letter was given to the developer.

LakePoint Sports Complex & Bass Pro Shop:

A $1 billion, 1,275-acre sporting and retail complex in Bartow County that broke ground on the way toward fulfilling an ambitious vision became the Mixed Use/Special Use Deal of the Year winner in Atlanta Business Chronicle’s 2012 Best in Atlanta Real Estate Awards.

The LakePoint Sports Village, the 240-acre anchor for the project, will feature:16 major league-sized baseball fields; 14 soccer/lacrosse fields; 16 fast-pitch softball and junior baseball fields;a 20-acre wake park;two Miracle League (baseball for disabled children) fields; and a 100,000-square-foot indoor facility for gymnastics, wrestling, volleyball, basketball, cheerleading and other sports, along with an Olympic-caliber track-and-field training facilityIt will also include a 120,000-square-foot indoor sports pavilion and facilities for activities such as volleyball, AAU basketball, cheerleading and wrestling.

The village is slated to open in 2014 with the Wake Park having opened in May, some of the baseball fields and the indoor volleyball facility scheduled in June.

Along with its sporting and recreational activities, LakePoint will feature approximately 5 million square feet of mixed-use/retail and more than 2,500 hotel rooms on site. Upon final build-out, the complex is expected to create more than 26,000 new jobs, as well as bring in some 4 million visitors annually.

Shortly after the formal groundbreaking, in December, outdoor retailer Bass Pro Shops acquired a 14-acre site overlooking I-75 on LakePoint’s South Campus and announced plans to open a 100,000-square-foot “Outpost Store” in 2014 concurrent with the opening of the LakePointSports Complex.

Braves Move to Cobb County:

In an historic move, the Atlanta Braves Baseball team announced in late 2013 that they will move to Cobb County. The site, located at the juncture of I-285 and I-75, will be nested in an area already well known for its office and shopping areas, and the Cobb Energy Performing Arts Center (the house of the Atlanta Opera and Atlanta Ballet). The Braves stadium area will be a mixed used project with a completion cost just shy of $1 Billion. The stadium and much of the mixed use area is scheduled for completion for the 2017 baseball season.

The primary reason for the move was to locate in an area with a demographic that attends games. As depicted lower right, studies showed that the I-75 corridor and Northern Suburbs were where all the fans lived.
