Here’s some exciting news. VCCAR is scheduling a new monthly get-together that will be exploring opportunities in commercial real estate.

This is something that you might have thought you’d like to look into but kind of put it off because of lack of experience. We’ve all had opportunities arise from time to time but felt more comfortable referring clients to other brokers who we felt had more experience. Consequently, we might have passed up some good chances to open new doors on what could be another way to enhance our current business.

Well, some of our fellow VCCAR members have organized a new commercial networking group that will be meeting on the third Wednesday of each month at the VCCAR office. Some of us in attendance will be more experienced than others in this field—which is good—because the idea is for this to be a learning opportunity for everyone.

At these educational sessions you will have an opportunity to hear from experienced commercial brokers and fellow Realtors® who have done commercial real estate. We’ll also hear from commercial lenders, escrow people and others who are VCCAR Affiliate members who will be happy to clue us in on how this particular real estate transaction is handled.

Our first meeting has been scheduled for Wednesday, July 22, at 3:30 P.M. in the Association’s training center. Our main speaker will be Pam Dolin, a long-time commercial escrow officer currently with Ticor Title & Escrow. In August we are arranging for a commercial lender to inform us of what is involved in working with the banks.

Each meeting will take up a different facet of commercial real estate, with an informative speaker and, of course, lively dialogue, questions and answers and an opportunity to really delve into this field.

So, whether you’re intention is to shift your focus into commercial real estate, or simply looking into it to get a better understanding of what is involved, this focus group may be perfect for you. Come, share, learn and grow! It will be well worth your time.

VCCAR’s Local Government Relations Committee (LGR) is one of the

most important among the 15 committees under the Association’s

banner.

Its primary function is to monitor local legislation and regulatory

actions, as well as trends and community issues that may affect the

local real estate community. It also recommends to the VCCAR Board

approaches that might influence the ultimate form local legislation

may take, and assists in developing pro-active strategies that address

local government housing policies.

The LGR also reviews real estate-related ballot propositions and

issues that could affect the real estate community and, from time to

time, sponsors speakers and forums to educate members on issues

of a local nature that may have an impact on real property in Ventura

County.

The Committee also attempts to interpret for member REALTORS®,

public officials and the general public the impact that certain issues—

positive or negative—may have on the importance of property

ownership.

The Association’s LGR plays an immeasurable role in supporting

a basic truth: that home ownership matters—to our families, our

economy and the continued strength of our country.

Helpful Tips for Your Clients on Saving Water

The average suburban home lawn uses up a

whopping 10,000 gallons of non-rain water each

year. Tell your new buyers they might want to

consider draught-tolerant landscaping. Plants

such as lavender, ice plant and succulents are

well-suited to a drier soil.

Toilets are the number one source of water

usage in the home. Low-flow models are a step

in the right direction, but dual-flush options are

even better.

Another good idea: new choices in water

heaters now include tankless heaters, heat

pumps and solar hot water heaters which can

save both water and energy.

Millennials have become more

positive when it comes to taking the

plunge into homeownership and are

primed to gain market share in the

second half of the year, Realtor.com®

recently reported

Jonathan Smoke, chief economist

for Realtor.com®, stated that despite

the slow indicators seen earlier in the

year, 2015 is on track to be one of

the best years for housing since 2006

due to strong sales and higher than

predicted home prices.

“Additionally, we’re observing

an uptick in millennial traffic and

sentiment that we expect will result

in more first-time home buyer sales in

the later part of the year,” Smoke said.

First-timers are especially critical

when it comes to the health of the

market and historically are the largest

demographic of homebuyers, he said.

“They can have a dramatic impact on

housing.”

Since the beginning of the year

increase in older millennials—between

the ages of 25 and 34—visiting its

website and mobile applications with

the goal of buying a home.

Real Estate Fraud Advisory Team, (REFAT)Donates $10,000 in Partnership with NAHREP

The Real Estate Fraud Advisory Team

of Ventura County (REFAT) has donated

$10,000 to the Ventura County Chapter

of the National Association of Hispanic

Real Estate Professionals (NAHREP) as a

collaborative effort to combat real estate

fraud in Ventura County.

VCCAR Director Jim Keith, who also

heads REFAT as its chairman, informed

VCCAR members at the general

membership meeting on June 18 that

the $10,000 was part of a larger fraud

settlement which was distributed

among local organizations fighting real

estate fraud operations in their local

communities.

“We understand that this is REFAT’s

biggest sponsorship to date,” said

Armando Jaquez, president of the

Ventura County chapter of NAHREP.

We are looking forward to our

collaborative efforts to continue to

bring education to Ventura County.”

A number of NAHREP members have

been a part of REFAT since it was

organized in 2006.

Efforts to crack down on real estate

fraud in Ventura County has been

such a success that other counties

in California are emulating the local

team and starting a real estate fraud

advisory group of their own.

REFAT meets on the third Thursday

of the month at 10:00 A.M. at the

VCCAR office.

Members filled the top of the Crown Plaza Ventura Beach Hotel on June 17 to hear Matthew Ferry, the pre-eminent authority on how to keep a top-agent mindset. Ferry, who has been coaching and training CEOs and top sales professionals since 1994 in how to succeed during the down times as well as the good years, had a lot of good practical tips for members attending, but his main message was the importance of maintaining a positive mindset and the power of using affirmatives.

Ferry gets up close with attendees, emphasizing his point that “your mindset is more important than your actions.” His informal but powerful presentation left a lasting impression with many members seen jotting down many of his practical suggestions.

Many successful people have come to realize that success

in itself does not bring real happiness. Early on, most top

performers equate the notion that success will fill the void

within them and they will be able to show the world that they

really are of value to society. Unfortunately it doesn’t happen

that way, according to Matthew Ferry. Happiness takes a

different set of skills, disciplines, systems and procedures,

says the noted author, trainer and motivational speaker.

That was the core message that Ferry had for VCCAR

members at a June 17 seminar at the Ventura Plaza Beach

Marina Hotel. With the many examples he gave illustrating the

power of affirmation and awe, everyone in attendance could

readily understand how Ferry’s unconventional approach to

achieving success has provided ground-breaking results, not

just for REALTORS® but for many other types of businesses as

well.

Member REALTORS® received some good advice on avoiding the stress of a lawsuit on June 12. Beverly Hills Broker Barbara Nichols, author of “The NO Lawsuit Guide to Real Estate Transactions,” had some valuable tips to pass along to members at the free morning seminar. Among some of the gems she imparted were the seven excuses that never work in court, why short sales, foreclosures and flips are leading to the next round of big lawsuits and, yes, why even the most experienced agents get sued sometimes. Nichols, who has been an expert witness on numerous real estate lawsuits and is a regular contributor to NAR’s monthly REALTOR® magazine, also had some very practical advice on such things as the pitfalls to avoid with a renovated house, how to avoid a lawsuit involving mold and how to disclose defects the correct way. Ventura Steps Up Enforcement of Business License Requirement for Real Estate Professionals

All Cities in Ventura County require business

licenses for real estate professionals. Each City

handles the licenses differently; however all

agree business licenses are required. The City

of Ventura, whose ordinance has been the same

since 1970, has stepped up enforcement of their

business tax certificate requirement for any

business or independent contractor conducting

any kind of business activity within the City of

Ventura. The Association was asked to advise

Association members of this requirement, if

they are located in or conducting business

within the City.

Hall at 501 Poli Street, Ventura, Room 107 to

obtain the proper licenses and authorization to

conduct business within the City; they may also

be reached by calling 805-658-4715.

VCCAR’s Board of Directors, at its June 16 Board

meeting, officially approved a membership in the

Ventura County Coalition of Labor, Agriculture

and Business (CoLAB).

CoLAB is a strong advocate of property rights

and a partnership with the organization will

strengthen housing advocacy efforts.

Among the stated purposes of the coalition,

is “to protect and enhance the environment

of Ventura County while promoting a healthy

and expanding economic base, and to promote

a positive image and preserve the economic

vitality of the interdependence of labor, the

agricultural industry and businesses throughout

Ventura County.”

Coldwell Banker Residential to Open New Regional Sales CenterColdwell Banker Residential Brokerage is

opening a new central office known as the

Ventura County Regional Sales Center at 300

Esplanade Drive in Oxnard.

The new office will be located on the 16th floor

of the Morgan Stanley high-rise, Ventura County’s
