L O C A T I O NKilcoole is an established residential location, with a population of approx. 4,000 people (Census 2016) located in north Wicklow, approx. 12km south of Bray and 33km south of Dublin City. Kilcoole is served by the N11 which provides easy access to both Dublin & Wexford. Dublin Bus and Irish Rail also serve Kilcoole, offering a wide range of services per day.

The subject site is located within close proximity to Kilcoole Village centre which offers a range of residential amenities including shops, pubs/restaurants and schools. The surrounding area is characterised predominately by low density residential housing and agricultural land.

D E S C R I P T I O NThe subject site is irregular in shape and extends to approx. 20.5 acres, with a generally steep topography from west to east, leveling off midway from the western border of the site. The site is currently under grass and used for agricultural purposes. There is a stream which dissects the site from south to north.

The site is bound on the western, southern and eastern boundaries by residential housing, and to the north by a narrow single vehicle laneway. The site can be accessed from Lott Lane or via the narrow laneway to the north of the site.

Z O N I N GThe site falls within the boundary of the Greystones-Delgany & Kilcoole Local Area Plan 2013 – 2019. The site has multiple zoning objectives including Residential (approx. 13.8 acres), Active Open Space (approx. 3.7 acres) and Greenbelt (approx. 3 acres).

Under the Greystones - Delgany & Kilcoole Local Area Plan 2013 – 2019 there is provision for a road that traverses the site, linking Lott Lane with Sea Road. Objective RO10.

The site also falls within Action Plan Area 8 – Ballydonarea Action Plan.
