Pass these tips along to homeowners. 1. Know your risks. Preparation is key before a disaster strikes because emergency supplies dwindle quickly after such an event. And what types of threats your area is most vulnerable to. A study by ATTOM Data Solutions shows the natural hazard risk areas across the U.S. 2. Make a plan. Set a meetup location for you and your family in case you have to leave your home or neighborhood. Don't rely on cell phones to communicate after a disaster. The New York Times recommends downloading the “Know Your Plan” app from the Insurance Information Institute. The app provides checklists to help you plan for various emergency situations. Only 39 percent of Americans have discussed a safety plan in case of an emergency with their families, according to a 2015 FEMA survey. Yet 80 percent of Americans live in counties that have suffered a weather-related disaster since 2007. 3. Create an emergency kit. Pack a backpack for each family member with enough supplies to sustain your household for at least 72 hours. Consider items such as clothing, water, food, flashlights, batteries, a portable radio, cash, baby wipes, work gloves, a multipurpose tool, a first-aid kit, and medicine. Also, keep a paper copy of important names, phone numbers, and addresses. Revisit your emergency kit every spring and fall to make sure everything still their know works and hasn't expired. 4. Maintain digital records. Keep any important documents or sentimental items, like photographs and letters, backed up digitally Store original documents a safe deposit box. Give a flash drive with digital copies of documents and photographs to another family member or friend who lives outside your hazard area. 5. Keep track of your valuables. Before a disaster strikes, make sure to take stock of your belongings. Many insurance companies provide online tools to help you track this. You can also photograph rooms in the home. Check out apps such as “Sortly” or “Home Contents” to help create a database of all your stuff. 6 Keep your insurance policy near. Review your homeowners insurance policy on a yearly basis to make sure you still have adequate coverage. For example, remodeling projects may require you to increase insurance coverage Remember that not all hazards are covered in standard homeowners insurance policies. It is very important to help us keep our teeth clean. When we are puppies and young doggies, we can do this by having a lot of chew

toys and healthy treats to help promote healthy gums.As we get older we should go to our Veterinarian for regular checkups and annual dental cleanings. This can also be done sometimes with our regular groomers who offer this service. This is a great alternative if we get it done at the groomers because they don't use any anesthesia.This option is usually only offered if we are well behaved and friendly to our favorite groomers! I like to go to Sparky's Pet Grooming Salon, in West Los Angeles. They take really good care of me and not too longago, cleaned my teeth very well. My mommy loves them too! They always call her right away when I am ready and never make me wait in a cage all day. They have many other grooming services, including pet massage!

What is a Title Insurance Policy?The policy of the title insurance you receive when you purchase a home is an important document, but many buyers don't understand what kind of protection the policy provides. Simply put, a policy of title insurance protects a buyer or lender against errors, omissions, or defects in the title to the property. Unlike auto or homeowners insurance which protect you against future loss, title insurance protects you against claims or losses which have been created by past events which occurred prior to the time youown property.For a one-time charge at closing, the title company will complete an exhausted searchof the public record and, at close of escrow, it will issue an insurance policy which will safeguard against title problems which might challenge ownership of the property. There are two basic forms of title insurance:

· The lender's policy protects the lender's interest in the property. The amount of insurance is usually based on the loan amount.· The owner's policy protects the buyer and is issued in the amount of the

purchase price of the property The Title reportAs soon as your escrow is opened, your escrow officer will contact the title company and open the title search. Within a day or two, the title company will issue its title report. This report is the result of a search of public records and historical chain of title to detect known claims against or defects in the title to the property. Items found in this search include loans, liens or judgements which may be recorded against property or against the seller. The escrow officer carefully reviews the report to identify which items must be cleared from the title. You and other parties in the escrow will be given a copy of the report. This is your opportunity to review the items which affect the title to the property you are buying. Not all items can be removed from the title. Real property taxes and Covenants, Conditions, and Restrictions (CC & R's) are said to “run with the property”, which means they will affect the land for all time. As the buyer, you agree to purchase the property “subject to” the approved “exceptions” to your title insurance coverage. Satisfying Title Requirements The escrow instructions and the new lender's loan documents describe what title requirements must be met before the escrow can close. It is your escrow officer's responsibility to make certain that these requirements are satisfied. As a typical example, the seller may have an existing loan encumbering the property. The escrow officer will gather information about this loan from the seller, order a payoff statement, and arrange for payoff at closing. These actions enable the seller's loan (usually secured by a deed of trust) to be removed from the property.Closing Your escrow officer will authorize recording only after all conditions, including title requirements, have been met. Shortly after your escrow closes, the title company will mail its policy to you. It's a good idea to retain this document with other important papers relating to your escrow transaction. If you don't receive the policy within 90days of closing, ask your escrow officer to check on the status of the policy.
