Cooma: Located at the centre of a prosperous pastoral district, Cooma was

gazetted as a village in 1849. The Kiandra gold rush of 1859 saw the

development of Cooma’s commercial status with the establishment of

stores, hotels and banking facilities.

When the short lived gold rush finished in 1870, Cooma once again

focused on its rural industry but with greatly improved facilities for its

residents.

After being chosen as the head quarters of the Snowy Mountains hydro

electric scheme in 1949, Cooma rapidly assumed a large town identity.

The sudden demand for increased services resulted in major building

works, particularly in the retail areas of the town.

By the time the scheme was completed in 1974, Cooma had achieved an

enviable retail, engineering, rural and tourism base. Today it continues

to service and expand its relevant infrastructure while maintaining an

appealing business atmosphere.

Cooma is the largest inland town in the region bounded by the

Australian Capital Territory to the north, Wagga Wagga and Albury to

the west and south west, the Victorian border to the south and the

Pacific Ocean to the east.

A very good sealed road system offers access to Melbourne in the south

and Sydney to the north. As well, Cooma is around and hour by road

from the Snowfields to the west, the Far South Coast to the southeast

and Canberra to the north.

As the “capital of the Snowy Mountains” , Cooma is the supply and

commercial centre for the ski resorts of Perisher, Thredbo and Selwyn

Snowfields and the Monaro region.

Jindabyne: This area inspired the legendary poems and stories of the mountain

horsemen, who were most famously immortalised in Banjo Paterson’s

The Man from Snowy River.

Perched on the edge of a lake that’s half the size of Sydney Harbour,

Jindabyne is like an adventure base camp for the Snowy Mountains,

providing easy access to skiing, fishing, camping, horse-riding and

water sports.

The original town and it’s inhabitants were relocated in the 1960’s

when the Snowy River was dammed as part of the Snowy Mountains

Scheme, with only a handful of houses being moved to their new

location. The remains of the old town lie submerged under Lake

Jindabyne and can occasionally be glimpsed when lake levels are low.

Modern Jindabyne is a year round holiday resort and is a very

cosmopolitan place with its mix of new residents and pioneering

families

In winter Jindabyne is a base for skiers bound for the resorts in

Kosciuszko National Park and for the rest of the year it’s a great place

from which to go bush walking, mountain biking, whitewater rafting

and canoeing, horse riding and kayaking. The Lake provides superb

opportunities for Trout fishing and water sports.

The Cooma – Monaro region enjoys four distinct seasons, accompanied

by the aesthetic delights associated with these annual changes. An

invigorating climate, with air that’s so clean the difference is noticeable,

another major plus!!

Summer’s range from warm to hot, with little or no humidity; the

average summer maximum temperature is 26 degrees Celsius and the

average minimum 10 degrees Celsius. Winters are cool to cold with the

average maximum is 11 degrees Celsius while the average minimum is

-1 degree Celsius.

Water: The water security on “Avonside” is a feature. An electric submersible

pump situated on a bore, pumping from a depth of 70 feet, delivers

water to 1 x 20,000 gallon – 90,000 litre concrete tank and 1 x 10,000

gallon – 45,000 litre concrete tank and then reticulates to the eastern

side of the property.

An electric piston pump on the main 22mg dam delivers water to a

20,000 gallon – 90,000 litre concrete tank on the western side of the

property. The water is then reticulated to both gardens and livestock

troughs in every paddock, except 2 paddocks which are watered by a

creek or dam.

A windmill on a well, situated near a substantial dam on the property,

delivers water to a 5,000 gallon – 22,500 litre poly tank for the

homestead, then delivers water to a 5,000 gallon – 22,500 litre concrete

tank for the cottage.

The main Jindabyne – Berridale water supply pipeline runs through the

Northern end of the property. There is the potential to seek an approval

to tap into this pipeline.

A neighbour on the Northern boundary has an “informal” agreement

to access water from one of the elevated storage tanks.

The three main dams, have over the years been stocked with trout.
