The property comprises a Tier 3 data centre built in 1987 and supported on a site extending to approximately 1.356 hectares (3.351 acres).

The property is of a trussed girder construction, overclad with colour coated composite panelling to the elevations and roof. The property is entirely column free and with a clear internal height throughout of 6m (19’ 8”).

A full height feature glazed entrance and office block is located to the front of the property arranged internally to provide reception, offices, meeting/staff rooms, WCs and kitchen arranged over ground and first floor.

The property was redeveloped by Siemens Holdings plc to provide a purpose built Tier 3 data centre in two phases in January 2007.

Phase I delivered three separate computer suites (pods) each of approximately 500 m² provisioned with 400kw of power (800w/m²) with appropriate cooling and the capacity to upgrade to 1,500 W/m². All power and cooling systems are N + 1.

Phase II providing two additional suites (pods), designed to each accommodate a maximum of: 75 server racks at 4kw per rack (low density) and 58 server racks at 12kw per rack (high density). The facility benefits from a single entry revolving air lock security door, recording individual times of entry and exit together with physical characteristics, sensored perimeter fencing and CCTV.

Towards the rear of the facility is located a steel frame deck accommodating chillers, air conditioning units, transformers and condensers, below which are located three generators that offer back up electricity.

Along the buildings eastern and western elevations there is substantial onsite car parking provision together with a compound and loading area.

TENANCYThe property is let in its entirety to ATOS IT Solutions and Services Limited (formerly Siemens IT Solutions Services Limited (Siemens Holdings plc - guarantor)) under the terms of a lease and counterpart reversionary lease dated 25 July 2006 and 1 July 2009 for a term of 16 years with effect from 1 January 2006 expiring by virtue of a counterpart reversionary lease on 24 December 2024, thereby having in excess of 9 years unexpired, on a full repairing and insuring basis. The current rent passing is £214,700 per annum exclusive (£4.75 per sq ft) and is subject to an upward only rent review on 1 January 2011 and 2016. Outstanding rent review on which notice served at £271,200 per annum £64.58 per sq m (£6.00 per sq ft).
