You’ve really let yourself go, haven’t you? I’m not talking about your clothes or hair. (In fact, you look

pretty fabulous today.) I’m

talking about your home.

Speci�cally, the outside of

your home.

Too many homeowners

procrastinate or just plain give

up when it comes to their outdoor space. They save their

time and money for their interior rooms and hope that

“one day” they can afford an inviting space to entertain,

play or simply eat outside.

I understand why this is often the last place we think

to invest in and spruce up. Installing a pool or porch or

outdoor kitchen can seem so intimidating, not to mention

pricey. As long as you keep the lawn mowed and the

weeds whacked, that’s all you can manage for now. Right?

Wrong. Not even! The spectrum of what is possible outside

is so much wider. There are now so many things you can

do to take advantage of the fact that we live in a nice,

warm climate. There’s just so much that any family, on

any budget, can do to make their outdoor space a true

extension of their home. And I don’t need to tell you the

value of spending time outside with your family, away

from TV and computer screens, do I ?

First, you have to �gure out what you want. (What you

really, really want, to quote the Spice Girls.) Don’t blindly

follow trends or chase down a particular patio you saw

in a magazine once. Start with what you and your family

actually need and want in an outdoor space, from zen garden

to energetic play area! We’ll help you �gure it out on

page 24.

Then, once you have decided what you want, consider your

budget. The three price levels we chose for our “3 Budgets,

price points we found. See what’s possible and get inspired,

starting on page 75. We even give you a few super-DIY,

Inspect your windows

carefully! Check for:

see daylight coming

through or feel air

do to improve my home’s value?”

This is a smart question to ask before you dive into a project.

Because many home renovations will not bring you enough

return on investment to

even cover the cost of

the project!

One of the cheapest and

most effective things

that you can do is to

clean and de-clutter

your home.

Whether your home

is viewed in photos

or in person, the

accumulation of clutter

gives the impression

that your home is

lacking in space and

adequate storage.

Dirt and grime give

the impression that

your home is not well

maintained and that’s

an immediate turn

off to buyers. This is the

very important �rst step in

getting your home ready to sell, and Consumer Reports says

that this step alone can add 3 to 5 percent of value to your home.

Here are some de-cluttering tips before showing or

photographing your home:

Entryway Clearance: In the entryway, remove any coats,

umbrellas and shoes. Clear off an entry table and add a lamp

for adequate lighting. Remove heavy rugs which may be

hiding beautiful hardwood �oors.

Living room: Remove big family photos and collectables

from tabletops and bookshelves. Remove any pieces of

furniture which serve no purpose. Move furniture away from

walls toward the center of the room, or toward a focal point

like a �replace. (This can actually make a room appear larger.)

Make sure there are no furniture or heavy draperies blocking

that precious light that buyers are always looking for.

Kitchen: Clear off all the countertops leaving only a few

essentials like a coffee maker, a beautiful ceramic platter

and a bowl of fresh fruit. Adequate lighting in kitchens and

baths is a must so replace old bulbs with ones that emit

bright and “warm white” versus blue or greenish light.

Bathroom: Completely clear countertops of personal items.

Personal spaces like these need to feel as clean and fresh as

possible so the buyer can imagine himself or herself using

the space. A long-lasting fresh orchid is a great addition to a

master bathroom.

Bedroom: Simply get

rid of the junk! Pack up

the clutter and have a

garage sale, sell it on

eBay or deliver it to your

local charity as a tax-

deductible donation.

Show plenty of empty

space on dressers,

tabletops, shelves and

closet �oors, which

gives the illusion of an

abundance of space and

storage.

Never use an empty

�nished room to store

excess furnishings.

If the furnishings in

a room do not make

sense, you are better off

leaving the space empty and

clean. If you need storage

space, try renting an offsite storage space.

Deep Clean: Scour the entire home to remove the buildup

of dust, grime or mildew. Pay particular attention to the

kitchen and bathrooms. Use a “Mr. Clean Magic Eraser” to

remove scuffs off baseboards.Shine those hardwood �oors

and treat that grout to remove stains. Hire a professional

to perform carpet and upholstery cleaning. Don’t forget the

windows.

Trends and aesthetics are far less

important than determining exactly

how that outdoor space will be used.

Just as homeowners want their

homes to re�ect who they are, so too

should their outdoor living spaces.

After all, if you plan on spending

money on this space, it had better be

comfortable and functional for you

and your family. But “comfortable”

and “functional” mean different

things to different families.

Comfortable for kids? For lavish

upscale, outdoor soirees? In other

words, �rst comes function…then

follows fashion.

So to help put together an outdoor

living space that is truly tailored

to you, read on to determine your

own outdoor living personality and

how to build an outdoor living space

around it.

De�ne YourselfDiscovering your outdoor personality

doesn’t have to be hard. Just ask

yourself the following questions:

How do you envision the space?

Is it a place for the kids to play, to

entertain, or to play and enjoy sports?

Or would you prefer a quiet place to

retreat and relax? How much of your

indoor personality do you want to

bring outside? The answers to these

questions can

help you focus

on your outdoor

personality,

which is

essential to

designing a

space you will

love. “If it doesn’t

speak to you, you will most likely not

spend any time enjoying the space,”

says Lindsey Barnhill of Architectural

Transformations LLC in Acworth. “This

translates to wasted time and money.”

Although not an exact science, most

homeowners will fall into one of the

following �ve outdoor personality

categories: “family friendly,” “the

serene spot,” “the entertainer,”

“gardener’s delight” and “the sports

enthusiast.” Family friendly, obviously,

revolves around families with kids

who enjoy outdoor play. “The serene

spot” is for homeowners who love a

quiet garden where they can relax and

unwind in a beautiful, yet subdued

environment. “The entertainer,” on

the other hand, frequently welcomes

guests to relax and enjoy the great

outdoors, whether sharing a meal or

having a party.

A “gardener’s delight” focuses on those

with a green thumb who love to play

in the dirt and take joy in the �owers,

trees and shrubs that make up their

landscape. “The sports enthusiast,”

however, is usually more focused on

the turf, making sure to choose one

that will withstand the ongoing wear

and tear of any number of sports. Read

on for a closer look at creating each of

these spaces.

For the FamilyFamily friendly homeowners should

seek out a level, open landscape that

provides a lot of room for the kids

to play. Many times, these outdoor

living spaces include a swimming

pool and a grounded play set.

Adults and kids usually require two

different areas, with different seating

needs. When it comes to shrubs

and plants, Phillip Paley, owner

of Paley Landscaping in Atlanta,

recommends lots of perennials

interspersed with a few bushes and

evergreens. For year-round color, he

also suggests small areas of annuals.

Overall, he recommends a simple,

easy-to-maintain approach to a

family-friendly outdoor space, since

most families are too busy for fussy

yardwork!

Kids tend to play long after the

sun sets, it’s wise to budget for

improvements to outdoor lighting.

The right light can keep kids safe

while spotlighting your favorite

outdoor features.

Serenity NowTo create a serene spot, the primary

focus should be on choosing

trees and shrubs that provide

good screening and privacy from

neighbors. Choose large evergreens

like hemlocks to add a lot of

privacy. Also, water features are

another great addition to a serene

spot. “Pondless water features are

big – the water falls, but it does

not pond,” says Scott Chatham,

founder and president of Chatham

Landscape Services in Marietta.

“It could be as simple as a pot or as

elaborate as a waterfall leading to a

manmade creek.”

Delightful EscapeWhen creating a “gardener’s delight”

it’s smart to choose a backdrop of

evergreens, which will elegantly frame

the garden year-round. Combine the

evergreens with an array of unique

and interesting plants like palm trees

or banana plants. Research new plants

and �nd ways to inject unique foliage

into your landscape. Showcase these

�nds with the right lighting. “Outdoor

lighting can highlight specimen trees,

path lighting would light the path and

some moonlighting effects coming

from above would give the soft effect

of a full moon each night,” Barnhill

says.

Game TimeSimilar to the entertainer, the sports

enthusiast wants a place not only

where friends can enjoy a friendly

game of football or Frisbee, but also

gather to watch the big game while

grilling steaks. As such, look for a good

quality yard and a comfortable seating

area. Many Atlanta homeowners

even request sports courts, custom

playgrounds and putting greens.

yard, planters with � owers, a

brick patio and a built-in grill,

if not an entire kitchen. There

also should be ample seating

for guests. Be sure to plan out a

mixture of sun and shade, privacy

and openness. Clever placement

of fencing or screening with

hedges can prevent any

awkwardness with the your

neighbors any time you entertain.

The right lighting also is crucial

for entertaining. Think through

where you and your guests will

gather to chat, to eat, and to walk.

Paley recommends creating a

lifestyle and budget. When

create a space that complements

the home’s architecture and

style. When choosing materials

Free-standing tubs are in. Deeper than an average tub, freestanding tubs can be placed in different locations in a bathroom and can lend an antique or a very modern feel.

Size MattersOne of the fi rst things to think about before installing a free-standing tub is where you are going to put it. Because you can install them almost anywhere, most people choose to ‘fl oat’ the tubs vs. placing them against a wall. This obviously requires more fl oor space in the bathroom, which is why they are best suited to larger bathrooms.

Budget TipsFree-standing tubs come in many designs, sizes, and materials, depending on your taste and budget. Most cost $3,000-$7,000 but hold the sticker shock! Remember, you will not have to spend money on material and labor to build a deck around a free-standing tub, which can save you hundreds of dollars.

Different considerations can affect the cost, including the material (cast iron or fi berglass), brand, and design of the tub and faucet. Always factor in the cost of demolition, plumber and a carpenter (if needed) and new fl ooring.

Plumb It!Because the plumbing for these tubs is visible, you need to consider aesthetics, fi nish (popular choices include brushed nickel, chrome and polished nickel), and faucet. There are several faucet styles, including gooseneck, rim and hand-held. There are ‘unseen’ considerations, like moving all the drain and water pipes under and up through the fl oor, which could involve cutting and drilling through beams in order to relocate the plumbing. There are also plumbing codes to consider, such as a faucet spout being located one or two inches above the tub rim.

This retired Woodstock couple was tired of their large but dated backyard, which included a basic rectangular �berglass pool with limited gathering areas, plain landscaping and an unsightly railroad tie retaining wall.

For this project the couple chose the Alpharetta-based Outside Landscape Group. Company owner Rick Kaldrovics lead this project and always kept in mind his client’s desire to enjoy their retirement in a new “resort styled backyard”.

Although challenging, this plan modernized the dated pool by adding a new spa with spillway and a raised lounging deck with several sheer water falls spilling into the pool. The surrounding pool decks include all-natural stone decking with spacious gathering areas for entertaining and large sweeping steps.

The back side of the pool called for a “destination living area” away from the house, with a new cabana. The pool house is large enough to host a casual lounging conversation area, a dining spot, and a complete outdoor kitchen with �replace! To complete the feel of the resort backyard, a natural water feature with waterfalls, boulders, �sh and plants were added to the plan. Finally, both a new lighting system for nighttime entertaining and a sound system for music were installed to this stunning new “resort!”

CSI Kitchen & Bath StudioWhen these homeowners purchased this home, they inherited a white on white on white kitchen with peeling cabinets. There was no question--they wanted to remodel the kitchen immediately to bring it up-to-date with new appliances, improved functionality, and a more aesthetically pleasing appearance.

The kitchen space was adequate, but it was underutilized. We located the cooktop and chimney hood on a long angled wall with lots of additional cabinet storage and counterspace, putting the cooktop in closer proximity to the sink for convenience. A new 36,” 5-burner gas cooktop with a 42” hood above it is ready to prepare meals for family or large gatherings. Lots of storage features were incorporated, including a pullout trashcan near the sink, drawers for pots and pans under the cooktop, and rollout shelves inside base cabinets. The tall units—refrigerator and microwave/oven cabinet—were placed together on the back wall where they would not interfere visually with the openness of the space.

A visual trick helps disguise the pantry. We modifi ed the opening and replaced the door with matching cabinet doors that open to reveal the pantry space within. Outside the pantry, a small buffet with glass-fronted wall cabinets acts as a server for the adjacent dining room. A striking feature that the homeowners really love is the new table extension for everyday family meals. This table fi lled a lot of wasted space, connects with the family room, and really completes the kitchen. A wine storage unit is tucked neatly beneath it.

We used rich cherry cabinets in a dark chocolate fi nish by Schrock in a Craftsman style for a simple, yet elegant look and topped them with Santa Cecilia granite.

Lighter fl oors in oak and travertine tile on the walls are a nice contrast with the dark cabinets. The homeowners now have a stunning new kitchen that welcomes

Concrete ResurfacingThe existing concrete patio was old, cracked and needed an update. We use the Stardek line of products. The application is a Stamped Overlay in a Flagstone pattern with hand cut stones. The base

color is Sandstone and we added highlights to the stones. The Stamped Overlay application gives

the appearance of real stone at a fraction of the cost. This type of installation typically takes 2 to 3

days from start to fi nish depending on the square footage of the area to

Unique EnvironmentalThis unutilized space was maximized by creating an outdoor

entertainment area. The fi re pit creates an inviting area to relax in the backyard with the sounds of trickling water coming from the decorative urn. The blending of hardscapes and landscape

Photo Wall Art” project we found on Erin Spain’s awesome blog “DIY on the Cheap.” (What does quatrefoil mean? It’s

just the fancy name of this frame’s shape, which resembles a four leaf clover.)

6 Simple Steps

1Print an enlarged quatrefoil template

(mine was 36” x 36”) and an enlarged

blueprint copy of a high-resolution

photograph. You can print both of these at a

local print shop.

2Attach two

sheets of

1-inch thick

Insulfoam (found

at the hardware

store) side by side

using packing

tape in order to

accommodate a

� nal project width of 36 inches.

3Trace your

quatrefoil

template

onto the

Insulfoam and

cut it out using a

utility knife, and

trace it onto the back of your photograph

and cut that out too.

4Adhere your quatrefoil shaped

photograph to your quatrefoil shaped

Insulfoam using spray adhesive.

5Attach 1-inch

ribbon to

the edge of

your project using

nailhead trim,

equally spacing

the nailheads to

create a decorative

look.

6Attach it to the wall using Velcro

picture hanging strips.
