ANAHEIM INVESTMENT TRENDS

With the largest industrial inventory in Orange County,Anaheim is among the heaviest traded submarkets in themetro, and both local and institutional money are active.A recent notable trade in the submarket was the sale ofthe 208,000-SF warehouse at 1256 N Magnolia Ave. inSeptember for $36 million ($173/SF). The 4 Star propertywas fully occupied at the time of sale by two tenants withleases ending in 2019. New owners Goodman NorthAmerica plan on making improvements to the propertyonce the current tenants move out and then put theproperty back on the market.

In August 2017, the 300,000-SF facility at AnaheimConcourse occupied by Kuehne + Nagel sold for $56.6million ($189/SF). (That property was also included inPrologis' acquisition of DCT Industrial Trust in 2018.) Andin May 2018, in what pushed pricing to new highs for big

sheds, 1730 S Anaheim Way sold for $230/SF at a 3.7%cap rate. The building delivered two months earlier with a10-year deal in place with Rosendin Electric.

The sale of 901 East South St. in January 2017 standsout because it’s the site of another of Anaheim’sredevelopment projects. Shopoff Realty acquired this300,000-plus-SF facility along with a smaller one for$38 million ($109/SF), with the intention of converting the20-acre site into a multifamily development. The selleroccupied the building and signed a short-term leasebackwhile Shopoff lined up entitlements and approvals for theproject. Shopoff sold off 15 acres of the project in July2018 in the aforementioned deal with Hearthstone, Incfor $38 million so it could build more than 200 detachedhomes, with the five-acre balance entitled for more than300 apartments.

ORANGE COUNTY INVESTMENT TRENDS

Investors continue to target Orange County, and marketcap rates have settled near 5.5%: less, on average, thanreturns in the office sector and a bit higher than forapartments. With so little sizable inventory, mostindustrial transactions are for properties below 50,000 SFand trade for prices well above the national average.

Volume in 2018 was up compared to 2017, showingcontinued enthusiasm for the metro. The sale of theBeckman Coulter Campus to Hines in Brea for $115million in June helped pad the first half numbers. Severalother facilities have sold for north of $40 million in 2018,including 901 E South St. in Anaheim. The 300,000-plus-SF industrial facility on 15 acres sold for $48 millionin July, after trading in 2017 for $38 million. TRI PointeHomes purchased it from Shopoff Group to build morethan 200 detached homes. A balance of five acres fromthe original purchase in 2017 entitled for 300 apartments

was not included in the deal. The largest deal to takeplace in 2018 was the sale-leaseback of a multi-stateAlbertson's distribution center portfolio in December. InOrange County, the-1.2 million-SF facility at 200 NPuente Street in Brea sold for $201 million ($162/SF).

The trend to convert industrial space to residential spacewas also seen in the sales of 2152 Alton Parkway and2182 Alton Parkway in November. The 2152 Alton soldfor $28.6 million, and 2182 Alton sold for a little less than$19.1 million; however, new owners KB Home andAlliance Residential plan to build 93 townhome and 264apartment units on the 5.3-acre lot. This project hasalready been approved and is the last residential projectto pass under the 2018 cap for the City of Irvine. Irvinealso saw at least three other industrial assets trade in2018 with future plans of redevelopment already in theworks.
