  • SBA 504 Loans Eligible borrowers: For-profit small businesses located in one of LISCs 30 program cities or in a Rural LISC program area. Borrower must have an acceptable personal credit score (above 680) and a minimum of two successful years in the industry in which they are requesting financing. Project must be located in a NMTC-eligible census tract. Property must be multi-purpose. Uses: Funds may be used for real estate acquisition and capital improvements in which the borrower occupies at least 51% of the property. SBA 504 loans provide 90% of financing - LISC loan finances 50% of project costs and SBA Debenture finances 40% of project costs. Loan Amounts: $400,000 to $5,000,000 (including the SBA debenture). Rate: Currently 3.5% to 4.0% fixed for seven years Moves to adjustable after initial seven years 3

  • SBA Community Advantage Loans Eligible Borrowers: Borrowers must be for-profit companies with net income under $5 million and net worth under $15 million 625 minimum FICO score. Start-ups are eligible. Uses: Business acquisition, equipment, inventory, working capital, real estate Loan Amounts: $50,000 to $250,000 Rate: Prime plus 2.75% to 3.75% % (currently 6-7%) 5
