Taj Mall is an upscale shopping complex, situated in the heart of Abdoun, the most affluent area of Amman, the capital of Jordan. Consisting a total area of 150,000m², the mall provides for 170 stores and features the latest in contemporary retail and leisure facilities, including a diverse mix of speciality retail, restaurants, cafes, asupermarket, a state-of-the-art multiple cinema and family entertainment centre.

The client approached EC Harris when the project had stalled mid-construction, with significant costs already spent and an environment of continuing delays and unsafe working practices. EC Harris was appointed to control, help realise value for the client and drive the project to successful completion.

1. Working with the client to re-establish credibility and trust with tenants, EC Harris aided in ensuring 70% tenant occupancy on opening, at rental rates which met the requirements of the development appraisal

2. EC Harris redefined the programme to achieve the optimum opening date, increasing tenant confidence on delivery, allowing them to plan ahead around their own business requirements

3. All risks were mitigated through a combination of process, procedure and behavioural change, which drove immediate benefits with a renewed focus and direction of all consultants and contractors on site

4. Through the implementation of a six week project review and solution to clarify time and cost outcomes, EC Harris provided transparency for the investors and increased confidence that the project would deliver on their initial investment

5. With a focus on driving efficiency in delivery, EC Harris mobilised quickly and redefined the services of the key consultants in order to establish a motivated drive to project completion

6. EC Harris recommended a revised budget for the out-turn cost which meant that the project was delivered to the required return for the investor

7. Through the creation of a new shopping experience, home to luxury brands not previously seen in Jordan, a new exciting sense of community was achieved for Amman.
