CONTRACT DOCUMENTS

The National Building Code (2006) defines contract documents as

including the following:

i. Contract drawings and specifications prepared b registered architects

and registered engineers!

ii. "riced bill of #uantities prepared b a registered #uantit sur$eor!

iii. Construction programme% pro&ect #ualit management plan% pro&ect

health and safet plan prepared b a registered builder!

i$. Conditions of contract!

$. 'll ris insurance for the building wors% personnel and e#uipment.

Contract Drawings:

The contract drawings include the architectural drawings% the

structuralgeotechnical engineering drawings and the building ser$icesengineering drawings. These drawings pro$ide information regarding the

arrangement of spaces% structural components% electrical and mechanical

installations.

Specifications:

This amplifies the information gi$en in the contract drawings and bill of

#uantities. *t describes in details the wor to be e+ecuted under the

contract and the nature and #ualit of materials% components and

wormanship.

Priced Bill of Quantities:

' priced Bill of ,uantities is a Bill of ,uantities that has its rate and

amount column filled b a contractor. ' Bill of ,uantities consists of a

schedule of items of wor to be carried out under the contract with

#uantities entered against each item% prepared in accordance with the-tandard ethod of easurement of Building /ors (-eele and /infield%

Construction programme:

This is a document that is prepared in order that the pro&ect participants

ma ha$e a thorough appreciation of the wor in$ol$ed% to allow the site

production team to sort out its main constituent and decide how% in what

order and at what time to do them! and to ensure ade#uate co1ordination

of the labour% materials and machiner re#uirements (Bamisile% 200)

Project Quality Management Plan:

The "ro&ect ,ualit anagement "lan defines the $arious #ualit related

acti$ities and procedures which will be implemented on the pro&ect. *t

sets down re#uirements% gi$es guidelines% pro$ides information and

indicates to appropriate personnel% the procedures to be followed with

Project Health and Safety Plan:

The "ro&ect 3ealth and -afet "lan is a document de$eloped to secure the

health% safet and welfare of persons who will wor or $isit the site. *t

was also de$eloped to control the emission of to+ic substances into the

atmosphere and control the eeping and use of substances that might be

Conditions of Contract:

The conditions of contract define the terms% under which the wor is to be

undertaen% the relationship between the client% architect and contractor%

the duties of the architect and contractors% and the terms of pament

(-eele and /infield% 200)

All is! "nsurance:

This is a contract document that is de$eloped and shows that all the

personnel and e#uipment associated with a construction pro&ect has been

insured against loss or damage. B insurance% all the riss associated

with personnel and e#uipment in a construction pro&ect is transferred to a

third part.
