GENERAL ITEMS

GENERAL

SURVEY: Do not disturb any permanent or other survey marks found on, or near

the site, as part of the work. Any survey marks that are destroyed during the work

are required to be reinstated by a Registered Surveyor at the contractor's expense

and as required by the Project Manager and Regulations.

EXISTING SERVICES: This plan does not show all underground services. The true

location of underground services should be determined on site prior to excavations.

Rectification of any service that is required as a result of damage caused by the

contractor or their sub-contractors is the responsibility of the contractor.

PLAN COMPLIANCE: Work not constructed in accordance with the plans or by an

approved variation may be rejected. If works are rejected the contractor will be

required to rectify the defective or non-complying work.

PROTECTION OF EXISTING TREES AND PLANTS

PROTECTION

Care should be taken at all times to minimise damage to all trees which are to be

retained, as well as to any native shrub or groundcover plants where possible.

Do not dispose of any chemicals, waste, paints or other building products within the

dripline of any tree or plant which is to be retained. Do not park any machinery or

vehicles within the drip line of any tree or plant to be retained. Do not store any

materials or equipment within the dripline of the trees. If damage is incurred to a

tree to be retained, the contractor shall provide a new tree of a similar size and of the

correct local genetic origin to replace the existing tree at their own expense.

FENCING

Prior to commencing any construction work at the site, install temporary fencing

outside the dripline (where possible) of the trees within the work area which are to be

retained. Where work is to occur within the dripline of a tree, temporarily remove the

smallest section of fence required to do the work, undertake the work with care and

reinstate the fence immediately upon completion.

The fence is to be constructed as follows:

- with a minimum height of 1.2m

- outside the dripline of the tree/s where construction work does not occur within the

dripline

- with steel star pickets at a maximum distance of 2m between pickets (include

picket caps)

- with a minimum of 3 strands of tensioned steel wire

- to fully enclose the tree/s and

- with orange barrier mesh, or similar, attached to the outside of the fence and

continuing around its perimeter.

The fence shall be maintained to it's full height and in good condition for the duration

of the site clearing, preparation and construction works.

WEED REMOVAL

WEED ERADICATION: Remove all weeds (including grass, weed vines and garden

plantings) within areas to be planted. Use the correct technique to prevent regrowth

of the weed and plant species. All weed matter shall be removed from the site and

disposed of at a legal waste or composting facility.

PLANTS AND PLANTING

PLANT TYPES: All plants shall be of the species specified on the drawings. If the species

specified can not be obtained, contact the Project Manager prior to ordering or purchasing

substitutes.

PLANT PROVENANCE: All specified native plant species shall be grown from seed collected

from local vegetation communities, and be of local genetic provenance.

PLANT CONDITION: Plant stock shall be of the sizes specified in the Plant Schedule (as a

minimum). Plant stock shall be:

· well established and have a healthy straight tap root (as applicable) and well established

fibrous root system which shows no evidence of being restricted or damaged;

· be sun hardened and suitable for planting in the specific microclimate of the site;

· show no evidence of pest, insect or disease damage.

INSPECTION: All plant stock shall be delivered to site in a holding area and inspected by the

project manager prior to planting. Any plants rejected by the Project Manager due to poor

quality, form or incorrect species will need to be replaced by the Contractor.

TREE REQUIREMENTS

TYPES: All trees shall be true to the type of species specified and each tree clearly labeled

with a tag showing the species name (including variety or cultivar name).

HEALTH AND VIGOUR: The foliage size, texture and colour at the time of delivery must be

consistent with the size texture and colour exhibited by health specimens of the same species.

PESTS AND DISEASE: Foliage and roots shall be free from evidence of attack by pests or

insects, fungal diseases or rot.

GENERAL FORM: All tree species shall be self-supporting. The caliper at any given point on

the stem or trunk must be greater than the caliper at any higher point on the stem or trunk.

Street trees shall have a clean stem height of at least 30% of the total height of the tree and no

more than 40% of the total tree height. Any pruned limbs must be clean cut at the collar and no

more than 20% of pruned limbs shall have been recently cut (non-calloused). The distance

from the centre of the trunk to the extremity of the rootball must not vary by more than 10%.

CROWN FORM: All trees shall have a balanced crown with the difference in crown distribution

on opposite sides of the stem axis not exceeding 20%.

ROOT FORM AND HEALTH: For trees in containers greater than 45 Ltr or ex-ground tree

stock with a size index greater than 70 (as measured in accordance with NATSPEC (Clark,

2006, Specifying Trees, A Guide to Assessment of Tree Quality'), roots within the outer 50% of

the rootball must have undergone primary division at not more than 100mm intervals. Roots,

from the point of initiation, must generally grow in an outwards (radial) or downwards direction.

Any deviation from the established direction shall not exceed 45 degrees. All rootballs shall

not exceed 550mm depth. The root crown must be at the surface of the rootball.

SOIL

SOIL IN GARDEN AREAS: All garden areas, shall use imported garden soil to a minimum

depth of 300mm or as otherwise detailed. All excavations for planting shall be backfilled with

imported garden soil.

Imported garden soil must be a 'premium quality' landscape /garden mix and:

· be of a friable and porous nature,

· contain no refuse or material toxic to plant growth,

· be free of extraneous matter (stones, lumps, root matter or sticks) larger than 20mm in

size,

· have an organic matter content of at least 25% by mass,

· have a pH between 5-7,

· have an EC of 0.4-1.0

· be suitable for phosphorus sensitive plants.

The soil shall consist of the following approximate components, 50-60% red soil and sandy

loam, 10-15% coarse sand and 25-30% compost (including at least 5% mushroom compost).

A certificate from the supplier certifying the soils properties may be requested.

SOIL IN TURF AREAS: Soil for turf areas must be a 'Turf Underlay' soil consisting of 65-70%

double washed sand and 30-35% screened nitrohumus fines or similar. PH shall be between 6

and 7. Add a specialist turf grass fertiliser after laying the turf or as recommended by the

fertiliser manufacturer.

SOIL FOR TOPDRESSING GRASS AND TURF AREAS: Soil for topdressing must be an organic

topdressing soil or similar lawn topdressing soil consisting of 10-15% double washed sand,

50-60% soil, 30% composted organics and a complete fertiliser. PH shall be between 6 and 7.

MULCH

MULCH TYPE: 'coarse Tea-tree' mulch or equivalent. The mulch shall be formed from 100 percent

recycled wood waste, have a pH between 5.5 and 7.0. Ensure the mulch does not contain more

than 5 percent fines. Ensure that the mulch is free of seed and deleterious matter.

GENERAL MULCHING REQUIREMENTS: Mulch the entire garden area to the depths shown in

the details (after settlement). Pull the mulch away from the trunk/base of all plants. Ensure mulch

finishes at least 75mm below the weepholes and any termite barrier protection of buildings or

walls. Grade all garden areas away from buildings and towards drainage pits and lines, unless

otherwise shown by others.

TURFING

TYPE: Grade A 'Winter green' couch

INSTALLATION: Remove compacted fill material from areas to be turfed. Install 100mm minimum

depth of topsoil to create a smooth and consistent base. Keep turf moist at all times during

delivery and storage and lay it in its final position as soon as possible after delivery. Install the

turf sods across the land contour with staggered and close butted joints. Water turf deeply. Top

dress to fill any voids or gaps.

GRASS HYDROMULCH

PREPARATION: Remove fill material from the area to be mulched to a depth of 100mm. Install

topsoil to a minimum depth of 100mm after settlement not more than 2 days prior to mulching.

MIX: The hydromulch mix shall consist of the following components:

· Water

· Straw mulch (similar to Envirostraw plus) 3000kg/ha

· Binder (similar to Hydrogrip plus) 40kg/ha

· Green dye (similar to Green malachite crystals) 1kg/ha

· Japanese millet (September to March) 35kg/ha or Rye Corn (April to August) 25kg/ha

· Zoysia 20kg/ha

· Themeda 15kg/ha

APPLICATION: Agitate continuously the slurry to maintain a uniform consistency during

application. Apply it uniformly over the whole surface. The sprayed hydromulch layer within 48

hours of application must have a minimum thickness at any location of 5 mm when using sugar

cane mulch (mixed with shredded paper), or 2 mm when using wood fibre.

MAINTENANCE NOTES

MAINTENANCE PERIOD AND TASKS: All works shall be maintained for a period of 52 weeks

from the date of practical completion.

Maintenance shall include:

· replacement of failed, damaged or stolen plants at least 6 months prior to final completion and

again prior to final completion is required

· watering to maintain plants in a healthy and vigorously growing condition

· replenishment of soil and mulch to the design depths throughout the maintenance period

· pruning if required to maintain good form or safety

· regular removal of rubbish and litter

· weed treatment and removal undertaken on at least a monthly basis

· mowing to maintain a maximum grass height of 50mm

· pulling mulch away from the base of plants and from building weepholes

· pest and disease control

· fertilising if required to encourage growth

A log book or record of all maintenance work undertaken (date and tasks) shall be kept and made

available for inspection if requested. Final completion shall be granted when all maintenance

activities have been recently completed, pedestrian pavements cleaned, soils and mulches have

been topped up to design levels and depths, weeds removed and the site is in a neat and tidy

condition.
