Locat- ed on the south of Jawaharlal Nehru Port Trust (JNPT), this loca- tion is one of the primary nodes for port-related real estate activi- ty. Dronagiri is a large industrial zone and this area also has a ma- jor SEZ in the pipeline, which is going to fuel fresh demand for real estate development across segments. Prime minister Naren- dra Modi had laid the foundation stone of the Rs 4000 crore port based multi-product SEZ and the Rs 1,900-crore Port Connectivity Highway Project at the JNPT. Ad- ditionally, with the New Interna- tional Airport and the Mumbai Trans Harbour Link's presence, this area has generated huge in- terest in the industry, investors and home-buyers and because of the large scale infrastructural de- velopment planned in this place, there will be huge employment opportunities that will result in growing housing demand. "An increase in business and a part of it declared as an SEZ, the demand for residential and commercial properties has increased in Dron- agiri, as this will become the de- sired residential hub for employ- ees of the companies and MNCs present here," says Karan Sabhlok, director, Kamdhenu Re- alities. This area is also closer to other nodes of Navi Mumbai in- cluding Uran, which is three kms away and Vashi, which is 22 kms away. "Residential real estate de- velopment is currently focused mostly on the demand for budg- et housing by the industrial workforce employed in this re- gion. Going forward, Dronagiri will benefit from various new in- frastructure projects such as the Mumbai Trans Harbour Line.This means that long-term real estate investments into this location, are bound to pay off," says Ramesh Nair, COO - business and international director, JLL India. Owing to its connectivity to south Mumbai via the Trans Harbour Link, going forward, Dronagiri is a good residential destination for people working in Sewri or south Mumbai. According to industry experts, the location is priced between Rs 3500 to Rs 4800 currently. "The low price works in its advantage as anything that starts small has more room for growth," says Sabhlok. The demand for afford- able housing has made Dronagiri the most promising residential destination for people to invest in. With all these ongoing proj- ects moving towards their com- pletion, property prices are bound to shoot up in coming three to four years and are ex- pected to reach a level of Rs 7000 - 8000 per sq ft. The development of Dronagiri is going in the right direction. "Infrastructure development is the key to any urban develop- ment and I am sure the various projects initiated by CIDCO will go a long way and play a major role in the rapid progress of Navi Mumbai. Apart from the airport, we will soon witness the execu- tion of Mumbai Trans-Harbour Link that will connect Uran with Sewree. Uran also has Navi Mum- bai's only beach that can be de- veloped as a great picnic spot," says Rajesh Prajapati, MD of Pra- japati Developers. Additionally, Dronagiri has the advantage of the sea route to Mumbai from Uran, which can be developed as a picnic spot for Mumbaikars as it is just 40 min- utes away from Ferry Wharf, Mazgaon, Mumbai. The Maha- rashtra government has plans to launch an inland passenger wa- ter transport on the eastern coast of Mumbai with services between Gateway of India and Mandwa, and Ferry Wharf and Uran by ear- ly 2017. The ministry of shipping also plans to operate two waterbuses, or amphibian buses, between Mumbai and Jawaharlal Nehru Port Trust (JNPT).
