This property has fabulous street appeal. The house, which sits to the rear of the elevated section, has delightful views over Hataitai village and hills. The house is built of weatherboard with a steel roof and concrete block garage. The block wall across the back of the property is newly built.

Enter the property by driving up the smart bitumen driveway to the right of the house and park in the ample parking area or in the 2 (3 at a squeeze) car garage which has a sectional roller door. There is easy access from the garage into the house - or enter via the welcoming front door which leads into the elegant entrance area.

The entrance area is at the heart of the house and leads to a choice of living spaces; bedrooms, kitchen and bathroom. All of the bedrooms, living spaces and the bathroom are carpeted.

Fabulous all day sun and views!

At the front of the house is a very spacious living room at 6.1m long by 4.3m wide. This room has a large west facing window which looks out to the street and offers delightful views to the lawn below and out to the greenery of the hills beyond. The second window is a bay and has a wide sill and blinds. There is plenty of space for furniture - maybe a dining room suite plus seating or other furniture. Like the rest of the house it has a high stud and white ceiling. A sun room off this room is timber lined and could be used as an office.

This room has plenty of space for furniture and a large bay window with seat – a delightful spot to sit and enjoy that morning newspaper or book in the sun. This room is 5.1m long and 3.9 metres wide.

The bathroom, also off the entrance area, features a bath with shower over it, sliding doors along the side of the bath, toilet which is tucked behind the door and white vanity with timber doors. A mirror over the vanity with lights, wall cupboard with timber louvred doors, formica walls, scope heater, power point and heated towel rail complete the package.

Kitchen and casual dining area with separate laundry

Also off the entrance area is the kitchen and casual dining area. The kitchen is a good size with plenty of storage, stainless sink, central island with the hobs and extractor, wall oven, expelair, and dishwasher. A window over the sink provides lovely views and lets in oodles of natural light.

Next to the kitchen is space for a table and chairs for more casual dining – a great spot to help with the homework while dinner is being prepared.

Conveniently off the kitchen is the separate laundry with tub and space for a washing machine and dryer. Several timber louvred cupboards provide ample storage. The walls in this room are formica lined and the floor is lino. A door from this room opens next to the rear garage.

Off the kitchen is the third bedroom or dining room. This room has a wardrobe/cupboard and an aluminium sliding door extends living to a delightful flat lawn area outside. This area is fully fenced and enjoys great sun and uninterrupted views – a great spot for that barbeque or glass of wine at the end of the day. Three terraced lawns, linked by steps, on this north side of the property provide a choice of flat, sunny outdoor areas to enjoy.

The bedroom, or possible office, to the rear of the house has a wardrobe and built in shelving. This room is 4.6m long by 3.6m wide.

William Street is a great address, close to Hataitai, excellent amenities including several cafes, The Realm and a number of shops. It is also just a 10 minute drive from the CBD or maybe get your exercise walking to work. It has some natural deferred maintenance issues, as would be expected of a home of this age, but they are not urgent. Move in and enjoy or redecorate or develop to add further value. And enjoy the benefit of additional income from the flat.

The two bedroom, lower level flat has separate entry off the driveway and is spacious and airy. A new kitchen and good bathroom plus two bedrooms and living room, all in popular Hataitai – make it a good rental proposition for a professional couple, small family or single.

A porch to the front door at the front of the house offers protection from the prevailing weather. Enter into the generous hallway which leads to the two bedrooms, dining room, bathroom, kitchen and laundry.

The bedroom to the right of the front door is warm and cosy with great sun and a lovely view to the front garden. This room is 4.2m long by 3.6m wide.

The two rooms on the north side of the house could be a bedroom and dining/living room or separate dining and living rooms. Both of these rooms have doors that open out to flat lawns which are fully fenced. All of the bedrooms and the living room have curtains and are carpeted.

Hataitai

Only a short distance of around 3.5 kilometres from central Welllington, the entrance to Hataitai is through the Mount Victoria tunnel - or you may choose to get there via the scenic route through Oriental Bay. The Mount Victoria tunnel was opened in 1931 and was in fact the first New Zealand tunnel to be mechanically ventilated and air conditioned. Over 40,000 vehicles use the tunnel each week day. It is famous for the tooting its users. It can also be used by walkers and bikers.

Hataitai was called Hataitai after the Hataitai Land Company that was formed in 1901 to the sell the sections in the area. As such this historic suburb features a range of beautiful and well maintained turn of the century villas.

Hataitai’s microclimate means it enjoys great sun. This is fantastic as there are a number of nearby beaches to enjoy including Balena Bay where (hardy) people are seen swimming up to 9 months of the year! Also Evans Bay Yacht Club which offers 150 berths to boats 8 to 20 metres in length. Much of Hataitai enjoys spectacular view of the marina and boats as they manoeuvre the city’s wind patterns.

Not far from Hataitai is Oriental Bay, known as one of Wellington’s most upmarket stretches of real estate. Oriental Bay boasts some of the best restaurants in town, a golden beach, fabulous views of the city not to mention the best lattes in town. In the centre of Oriental Bay is the Freyberg Pool was built in 1963, the architect is in part due to world famous modernist Brazilian architect, Oscar Niemeyer.

Hataitai has a choice of wonderful facilities nearby Hataitai village or nearby Kilbirnie. Both offer a choice of shops, supermarkets, service stations, boutique clothes shops, restaurants and huge choice of takeaway bars. There is also a large medical practice in Tapiri St, Hataitai as well as a number of other professionals, such as dentists, that service the area. There are also a number of sports grounds and parks, including Hataitai Park which has 14 netball courts.

Behind and through Haitaitai there is a range of walks offering superb views to the harbour, airport and beyond. These walkways are very popular with local walking groups, tourists and families alike.

The suburb also offers a wide range of childcare and schools. It is a safe and popular suburb for families. Another benefit is its superb location close to Wellington International Airport, Shelly Bay Road and around to Scorching Bay and it’s beach and cafe.
