How to Select aBuilder or RemodelerDoing your homework will help youhave a more successful experience.

The question consumersmost frequentlyask the Tallahassee Builders Association(TBA) is how do I select a qualifiedbuilder or remodeler. To help you select aprofessional who can meet your buildingor remodeling needs, the NationalAssociation of Home Builders (NAHB)has developed the following checklist:

� Contact your local home buildersassociation (in Tallahassee, go towww.tallyba.com or call 385-1414) forthe names of member builders andremodelers. TBA also has a list ofbuilders who have earned theConstruction Industry Professional(CIP) designation, which means theyhave met high standards of experience,education and customer service.

� Make sure the builder or homeremodeler has a permanent businesslocation and a good reputation with localbanks and suppliers.

� Find out how long they have beenin the building business. It usuallytakes three to five years to establish afinancially sound business. You want tomake sure they will be around after theconstruction is complete to service anywarranties.

� Check out the company's ratingand if there have been any complaintsfiled with our local Better BusinessBureau: www.bbb.org.

� Make sure the builder/remodelerhas appropriate workers compensationand general liability insurance. If not,you may be liable for any construction-related accidents on your premises.

� Ask the builder/remodeler to pro-vide you with names of previous cus-tomers. If they won't, beware. If they do,ask the customers if they would hire thebuilder/remodeler again.

� Ask if you can see the builder/remodelers work, both completed andin progress. Check for quality of work-manship and materials.

� Do you feel you can easily commu-nicate with the builder/remodeler?Remember you will be in close contactwith them throughout the constructionprocess and afterward as you live inyour new home.

� Make sure the builder/remodelerprovides you with a complete and clear-ly written contract. The contract willbenefit both of you. If you are having anew home built, get and review a copyof the home warranty and homeownermanual as well.

� Be cautious of unusually low-pricedbids. If the builder/ remodeler is unableto pay for the materials and labor as theproject proceeds, this may indicate apotential problem. Keep in mind thatless expensive does not necessarilymean better!

William “Kip” Carpenter of Carpenters Construction won a Gold Award for BestKitchen $35,000 to $75,000 and a Silver Award for Best Bathroom $25,000 to $50,000.Kip is a TBA Past President and former winner of the SEBC’s Aurora Award.

Brandon Jett of Jett Builders was a winner of three Gold Awards for Best Bath Under$25,000, Best Interior Home Rehabilitation Under $100,000, and Best HistoricRestoration Over $100,000. Brandon is a native Tallahassean, a longtime RemodelersCouncil member, and a huge Seminole fan.

Larry Strickland of Capital City Builders won twoGold Awards for Best Bath $25,000to $50,000 and Best Exterior Home Rehabilitation Under $100,000. Larry was Florida’sRemodeler of the Year in 2012 and a Silver Winner in the 2014 Parade of Homes.

Alan Weekley of Alan Weekley Homes was a winner of two Gold Awards for BestKitchen Greater Than $75,000 and Best Room Addition Greater Than $150,000. Alan isserving this year as President of the Tallahassee Builders Association and TBA’s represen-tative on the Greater Tallahassee Chamber of Commerce Board of Directors.

The kitchen is still the heart of the home. It’s wherewarm meals are made, kids are raised, and wherefriends inevitably gather. In stark contrast to the backdoor kitchens that were hidden from guests, the newhome trend has kitchens proudly displayed as soonas the front door is opened. The kitchen has becomethe most prominent part of a home, and because ofthat, it must be planned to suit your personallifestyle.

Whether you’re building or remodeling, there aremany kitchen trends being shown, but which is rightfor you? A high quality kitchen can last over 30 years, sohopping on the latest trend isn’t as important as planning a timelesslook with a function tailored specifically for you. Your designershould consider how often you grocery shop, what types of mealsyou make, how often you entertain, your height, and your familymakeup. An experienced designer has seen trends come and go, andcan figure out which ones are fleeting and which ones are going tobecome the new classic.

Our list of trends was derived from the NKBA (National Kitchen &Bath Association) 2015 Press Release, as well as discussion withSusan M. Grabowski, CKD (Certified Kitchen Designer) who hasbeen designing kitchens at Tallahassee Kitchen Center for over 30years.

Tallahassee is typicallytraditional in its taste forcabinetry, but a simpler

aesthetic has been much more popular in the last few years. Goneare the intricate carved corbels paired with ornate applied moldingdoors. Transitional styles are in, and include flat panel doors with asmall amount of embellishment. These simple styles are quite clas-sic and timeless. One way to pick a door style is to examine your fur-niture. Look for trends in your own home, and you will get a bettersense of what is truly your style.

One of the trends circulat-ing Pinterest and Houzz is

the “TwoTone Kitchen”, kitchens that combine two different cabinetcolors. My theory is that this is a reaction to the recent trend of all-white cabinets. White cabinets are timeless, but have a tendency tobe high maintenance. Any little smudge or dent shows up quickly andis hard to cover up. By putting a darker paint or a medium stain onthe base cabinets, you can get the airy clean look of white paint onyour upper cabinets, but a more practical surface on the bases. Greatfor those with children, pets, or those who hate to clean.

Florida is the perfect statefor an outdoor kitchen. Our

amount of warm weather makes the investment worthwhile. An out-door kitchen can be as simple as a freestanding grill and a picnictable, or as ornate as stainless steel cabinetry with granite counter-tops and a built-in gas cooktop.

The scale of your outdoor cooking space should reflect how muchtime you spend entertaining outside.

It’s no surprise that morepeople are integrating tech-nology into their kitchens.

Eat-in kitchens with seating are often replacing breakfast tables,and televisions are making their way back into the kitchen. Alsomore common are areas designated for charging phones anddevices, sometimes hidden inside drawers. There is even technolo-gy that allows a section of your countertop to wirelessly charge yourcell phone, by simply placing your phone in the correct spot.

Open shelving is one of the mostpopular trends in magazines,

although less common in the kitchens we design. It’s visually appeal-ing if decorated well and creates easy access for the serious cook,but it requires regular dusting and an uncluttered home. Most peo-ple will opt for glass front doors in one or two areas, that way theitems aren’t so exposed and cleanup is much simpler.

Hopefully this has given you an idea of how to diagnose hometrends. It’s easy to get caught up in a pretty picture in a magazine,but it’s important to think about how something will function withyour lifestyle. When you decide to tackle a new kitchen design proj-ect, a great designer can look past fleeting trends and create aspace that is perfect for you for years to come.

The HGTV world is filled with pro-grams, articles, blogs and chat-festswith information about making yourhome more energy-efficient. We nowhave air conditioners, water heaters,insulation, and doors and windows thatare all much more energy efficient thanwhat we had just ten years ago. But, weare still using as much, or more, energyto operate our homes. Why is this?

One reason is that we keep buildingbigger and bigger homes. US Censusdata reveals that the average U.S. homein 1950 was 980 square feet and inhabit-ed by 3.37 people (292 square feet perperson). By 2006, the average Americanhome had grown to 2,349 square feetand inhabited by 2.61 people (900square feet per person). Living largeindeed.

I have been designing homes in theTallahassee area for 25 years. When Iwork with a client on their home plan,one of the topics always discussed isenergy efficiency. Every one of myclients wants to have an energy efficienthome, but most people don’t realize thatthe simplest, most effective way toreduce a home’s energy usage in thelong run is to reduce its size from theoutset. A shrinking energy bill is just forstarters: the need for fewer buildingmaterials, less land, and less mainte-nance is a significant by-product ofbuilding smaller houses.

Of course, “smaller” is a relative term.Not many families can live in one ofthose 500-square-foot foot houses thatwe see on the program Small House

Nation. What I’m talking about here isnot a radical change in lifestyle. It’sabout changing a trend. If you can affordto build a 2,500 square foot house, whatabout trying to make do with 2,350square feet? Maybe then you can affordto spend a little more money on bettermaterials and details. With thoughtfuldesign techniques, a small house can bemade to seem larger and more graciousthan its actual dimensions.

One of the ways that you can make themost of your square footage is by elimi-nating those rooms that are used infre-quently, like formal living and diningrooms. This won’t work for everyone,but it seems to work for many folks.

Another way to make your house “livelarger” is to incorporate an outdoorroom. Our weather here in NorthFlorida is pretty darn good (eventhough we love to complain about thehumidity and mosquitoes). A well-planed outdoor space can add tremen-dously to the livability of a home whilenot adding too much to the budget.

There are, of course, many otherways to reduce the size, and increasethe efficiency of, your new house. Iencourage everyone planning on build-ing a new home or addition to considersome of these alternatives. Less can, infact, be more!

Spring Maintenance Tips toProtect Your Home’s Value

If the thought of spring cleaning makes you long for winter, it’s time to thinkabout these annual chores in a new way. By dedicating just a few days tocomplete these simple tasks, you will keep your home running smoothly andprotect your investment at the same time.

�As the weather gets warmer it’simportant to ensure your windowsare in good working condition.Inspect all windows for proper opera-tion and a tight fit. Clean the windowtracks and check that the weather-stripping hasn’t cracked or torn.Preventing unwanted outside airfrom leaking into your home also willreduce your energy bills.

�Remember, open windows can behazardous, especially to young chil-dren. Screens are designed to keepinsects from getting into a home; notto prevent a child from falling.Parents need to take action to lessenthe potential risks of accidental fallsfrom windows.

� Have your air conditioning sys-tem inspected and cleaned. If yoursystem has a filter, replace it everythree months to keep your unit work-ing efficiently.

� Warmer weather also meansthat pests – including ants, roaches,rats, and termites – will be looking tojoin your household. Keep them outby sealing cracks and openings alongbaseboards, behind sinks, andaround pipes and windows. And,repair holes in door and windowscreens.

�Check the condition of glazingcompound, caulking and exteriorpaint. Replace or paint as needed.

�Exchange glass and screens instorm doors and/or windows.Ensure the screens are clean bywashing gently with soapy water.

� To prevent outside pests fromentering your home, look for cracksand holes on the outside of yourhome and seal them up. Be sure toinclude points where utility linesenter the house. Also address dam-age to the basement foundation andwindows.

�Check for evidence of termitessuch as sagging floors and ceilingsor dry, brown tunnels in the groundnear the home’s foundation.

�Seed and feed the lawn and plantannuals, cut back perennials thatneed pre-growth pruning.

�Clean your gutters of debris.Yes, you have to do this in the fall andthe spring. Long winters bring a mixof storms and heavy winds that cancarry a lot of debris to your gutters.

If you’re in the market for an in-ground pool, one of the first and most basic decisions will involve choosing a “container.”

Will the pool you envision be concrete, vinyl lined or fiberglass? Several factors play into the choice — budget, space, climate, maintenance, and desired pool size, shape and depth. Concrete pools are long-lasting, custom installations but also cost the most, followed by fiberglass and vinyl. Here’s a look at the three main types.

Concrete

Pools made of concrete, such as the reinforced mixture called gunite, and finished with plaster or aggregate are what many consider the classic permanent pool. Concrete pools can be any size, depth or shape that will fit on a property. Installation

tends to take longer than for vinyl-lined or fiberglass pools, about two months, and pool experts note that more chemicals are required to maintain them because of their porosity. But if you want a vanishing edge or some

other custom features, concrete is the choice.

Vinyl lined

A vinyl-lined pool can be built with an in-ground framing structure

of several different materials, including

pressure-treated wood, steel, structural foam and concrete.

Vinyl-lined models are the least expensive type of in-ground pool to install. Like concrete, they can be built to custom sizes, depths and shapes. Also on the plus side, vinyl is smooth to

touch and resistant to algae growth. On the downside, vinyl can tear with rough use and must be replaced periodically.

Fiberglass

Fiberglass pools come in premade sizes and shapes — you’ve likely seen the big bathtub-like containers displayed roadside by an installer — that are limited in size and depth. Their interiors are smooth and nonporous, which means algae is inhibited and fewer chemicals are required to maintain them as compared to concrete. Fiberglass is also good for cold regions because it is not prone to cracking during the freeze-thaw process. In many areas, but not all, fiberglass pools’ initial cost is lower than that of concrete, and they take less time to install than concrete or vinyl-lined pools.

Add music with wireless indoor/outdoor speakers.

Landscaped pathways with solar lights leading to the pool add style.

Consider fragrant plants and herbs like rosemary, lavender and heather.

Tiki torches bring out your inner islander.

Underwater bar stools help get the party started.

Shade installations help prevent scorching sunburns.

Concrete is considered the classic material for an in-ground pool, but vinyl-lined and

fiberglass models have their advantages.

Down the roadLong-term maintenance is an important factor in picking a pool “container.” Concrete pools must be renovated and resurfaced every decade or two. Vinyl-lined pools need a new liner every seven to 15 years. Fiberglass pools don’t need resurfacing or re-lining. Their expected life is generally around 25 to 30 years.
