Recap Annual Meeting 2012The meeting was held April 11 at 6PM at Tobias Elementary School,
in the gymnasium.
Real Manage (RM) Community Association Manager, CandaceDouglas, presented the Management Report. The report contained;duties of association management, which include description andinstructions to log onto the resident portal where you can obtainaccount information, payment history, make payments, report deedrestriction violation, find copies of letters youve received, reviewdeed restrictions as well as access general information regarding theassociation.
Yard inspections are performed twice a month and inspection of the
common areas is done on alternate weeks. Landscape and irrigationmaintenance is contracted by SB Landscaping and pool maintenanceis contracted by C.E. Menger LLC. Pool monitoring is contracted byReal Pools.

Recap Annual Meeting 2012continued.
President of Pru Owens, Rick Jenkins presented the Development Report. The report contained;overview of the Developers role, development of current and future phases, report on recent home sales,
status of association, collection of assessments and details on legal action that is being taken to collectdelinquent HOA dues.
Justin Davis, the new DR Horton project manager, was voted in as a Board of Director for Post Oak OneHOA. Rick Jenkins, remains on the BOD as well as Leanndrea Zaczek-Turbeville. DR Horton is anational company who has built out 2 communities in Kyle; Plum Creek and Brookside and is still sellingin 3 more communities: Four Seasons, Kensington and Post Oak.
The topic of common area upkeep was addressed by community members as well as the recent fencereplacement. Community members complained that the fence replacement was being done with inferiorproducts and should be done with industrial materials on the area surrounding the drainage easements.
Damage caused by erosion of the drainage easements was also a heavily, passionately debated topic at themeeting. Rick, Candace and Justin were out this month to take a look at the erosion. We will follow upwith details on their assessment.
Rick stated that the playscape would be funded with the financing of section 4b of the community. Aconservative guess on the beginning of section 4b Justin said is one year, based on DR Hortons sales inKyle, TX. Rick did propose alternative arrangements to Justin, to which Justin agreed to look into. Sincethe meeting, I have followed up with Justin and he said an arrangement is in the works, progress has beenmade and the ball should get rolling pretty quick. He said he would keep us posted. I will continue tofollow up and keep you aware.
The meeting came to a conclusion with discussion of changes to the HOA. Because of the newrelationship with DR Horton, there are also changes to our structure. There are no longer board officersnominated by the community. DR Hortons policy is not to allow residents board of director positionsuntil the community has been built out however; they have agreed to allow Leanndrea to retain herposition until its natural term in 2013. Dr Horton advocates active community involvement throughcommittees. DR Horton has already sponsored two major events for Post Oak, 2011s NNO, acommunity Meet and Greet and they are also sponsoring the upcoming Summer Time Fun Event,scheduled for May 26, 2012.
The Events Committee, chair, Susan Richards, announced the Community Garage Sale, Summer TimeFun Event as well as this years NNO theme which is a Luau. If anyone knows of anyone whod be
willing to provide a pig for a pig roast, or to volunteer please email [email protected].

Upside Down Berry CakeIngredients:
1/2 c chopped walnuts1 c blueberries
1 c raspberries
1 c sliced strawberries
1/4 c Splenda blends
1 box strawberry gelatin
11/2 c mini marshmallows
1 yellow cake mix
Directions:
In a greased 13 in. x 9 in. baking
dish, layer the walnuts and
berries; sprinkle with sugar,
gelatin and marshmallows. In a
large bowl, mix cake mix. Pour
over top of berry mixture in
pan. Bake at 350 degrees until
wooden toothpick comes out
clean, about 45 minutes. Cool
for 5 minutes before inverting
onto a serving platter or cookie
sheet.
