Recap Annual Meeting 2011The meeting was held April 12 at 6PM at the Post Oak Pool. Prior to themeeting pool access cards were distributed. Members present reviewed and

approved the minutes of the 2010 Annual Meeting.

Real Manage (RM) Community Association Manager, Candace Douglas,

presented the Management Report. The report contained; duties of 

association management, which include description and instructions to log

onto the resident portal where you can obtain account information, payment

history, make payments, report deed restriction violation, find copies of 

letters you’ve received, review deed restrictions as well as access general

information regarding your association.

Recap Annual Meeting 2011 continued.

Candace also discussed the deed restriction enforcements. Yard

inspections are performed twice a month and homeowners with

violations are notified via first class mail if a violation is noted on theproperty. Inspection of the common areas is done on alternate weeks

Landscape and irrigation maintenance is contracted by SB

Landscaping and pool maintenance is contracted by C.E. Menger 

LLC.

President of Pru Owens, Rick Jenkins presented the Development

Report. The report contained; overview of the Developer’s role,

development of current and future phases, report on recent home sales

status of association, collection of assessments and details on legal

action that is being taken to collect delinquent HOA dues. Rick also

reported that due to reduced sales of lots the playscape will not be

installed until 2012. It was asked by homeowners that Rick put

something in writing that states specifically when the playscape will be

funded and installed. Rick agreed and the board will follow through t

ensure this issue is taken care of as agreed. 

Leanndrea Zaczek-Gillenwater was voted in as the resident HOA

 board member. A follow-up HOA Board of Directors meeting is

scheduled via teleconference on May 10. The first item covered is to

name HOA officers for 2011-2012.

A pool monitor was secured for this season. We will use Amerishield,

a different company then last year. The pool will open on May 27

from 6am – 9pm Tuesday through Thursday and 6am – 10pm Friday-

Sunday. Mondays the pool will be closed for cleaning. The pool

monitor will be onsite every day the pool is open to enforce HOA rule

and monitor proper behavior. An adult, 18 or older, must supervise allchildren under 17.

Homemade Dog BiscuitsShow your four-legged friend some love with these

tasty homemade dog treats!Ingredients

1 cup all-purpose flour

1/4 cup wheat germ

1/4 cup brewer's yeast

1 teaspoon salt

1 1/2 tablespoons canola

oil

1/2 cup low-sodium

canned chicken stock, plus

more for brushing.

Directions 

1. Preheat oven to 400

degrees. In a medium

bowl, whisk together flour,

wheat germ, yeast, and

salt; set aside

2. Place oil in a large

bowl. Add stock and

flour mixture in three

alternating batches,

beginning and ending with stock.

Mix well.

3. On a lightly floured work

surface, roll out dough to about

3/8-inch thick. Shape biscuits using

a dog-bone-shaped cookie cutter.

4. If desired, you can spell out your

dog's name or a holiday message in

the dough with a toothpick (wet the

toothpick first so it won't stick).

5. Transfer to parchment-lined

baking sheets. Repeat with

remaining dough.

6. Bake biscuits 10 minutes. Brush

with stock; rotate baking sheets,

and bake 10 minutes more. Turn

off oven, leaving door closed. Let

dog biscuits stand in oven to dry

completely, about 1 1/2 hours.

Yard Inspections

Yard inspections are performed twice a month. Make

sure to tidy up your front yard, remove trash/recycling

and compost bins from the street and mow and weed

eat those front yards! Citations are written and mailed

on properties with violations observed regarding our 

Covenants, Conditions and Restrictions.

Common Area Inspections

Common area inspections are performed twice a week 

as well and are rotated with the yard inspections.

Dogs have their day: No chaining law to go into effect in Kyle

Dogs can no longer spend their days outside on the end of a chain, Kyle council members ruledTuesday night.

In a 4-3 split, council members voted to ban the practice of tethering a dog outside. The new lawwould also prohibit pulley tethers, such as those attached to a clothesline, that allow dogs more room

to run. Under the ordinance, dogs kept in outdoor pens must have 150 square feet per adult animal.

Violations would be a class C misdemeanor, with exceptions only for a lawful animal event, veterinary

treatment, grooming, training or law enforcement activity.

As a reminder the City of Kyle requires the removal any feces deposits while walking dogs. It alsostates that while in or on any City of Kyle Parks, Trails or Open Spaces, you must carry a device to

remove any deposits.

Neighborhood Watch volunteers aren't just "that resident down the street" who drives by every once inawhile, they're an intricate part of our subdivision. Our volunteers observe unfamiliar individuals or vehicles normally not seen in the subdivision, report missing stop and street signs, report burned out streetlights or a broken water pipe at the pool,graffiti on fences, sidewalks or mail boxes. With the ever presentpossibility of a grass fire starting in the undeveloped land to the south due to the drought and high

winds, a Neighborhood Watch Volunteer could make the difference in seeing and reporting it beforemajor damage could be done.True, you don't have to belong to the program to do any of these thingsmentioned...but, Non-resident seeing our posted Neighborhood Watch signs have no idea of how manyvolunteers we do have; and that is what makes the difference.

Margaret has also been working diligently to start anoutreach program for neighbors in need with theNeighborhood Watch Outreach Program.
