The Most Recent Quarter’s Results – 4th Quarter, 2012 Recap: 2012 finished up super strong, and led the year’s growth for Vermont and especially Northwestern Vermont. While sales in our corner of the State finished the year up almost 20% compared to 2011, closings the last 3 months of the year were up an astounding 38%. Homes and condos continue to lead the way, with multi-family investments right behind.

There is a fascinating statistic for our entire New England board, that shows some 32% of the closed property sales in the last quarter of the year were cash deals. That’s stronger than we saw on our Team, but we concur that there have been very significant numbers of cash closings this year.

Perhaps driven by tax concerns, stock market worries that seem more locked in place, and the

idea that maybe the bottom has been reached and now is a good time to invest in real estate again – whatever the reasons, cash has been a strong component of this year’s surge.

Interestingly, prices have held steady with the average price and median price for homes and condos in the 3 county Northwestern Vermont market up about 1% for the year.

That held true for the 4th quarter. Even with the upswing in the number of properties sold, prices have moderated considerably. Not to say there aren’t spots where supply demand are pushing prices up more, and instances where pricing is still a bit soft, but the overall take is that of a balanced market.

That, we think, is good news. A balanced market is one where buyers and sellers have a relatively equal footing in the negotiation, and typically find it easier to negotiate a win-win deal. Win-win is good.
