With 2010 just beginning, the real estate market is showingsigns of improving. The remodelers in Atlanta have modi-fied the business to better meet their customers’ needs.

The state of Georgia, the Greater Atlanta Home Builders Association and theAtlanta Remodelers Council have risen to meet the needs of our members througheducation classes, programs to help with the changing economic market, designtrends, and training to deal with weatherization and new federal regulations onworking with lead-based paint removal. Our clients demand professional trainingand experience, cutting-edge products and excellent customer service.

Additionally, the green movement is driving some of our clients in a newdirection. There was a time not so long ago that the terms “green remodeling”and “sustainable building” conjured up thoughts of earth homes or solar pan-els on the roof. What exactly does it mean to build green, and how practicaland/or expensive is it?

Fortunately, we’ve come a long way, and we’ve been led along that path bybuilding and remodeling professionals who have defined green remodeling as anall-encompassing approach to making a home healthy, comfortable and energyefficient. Energy-saving changes such as replacing old windows with newer,more efficient ones can have an immediate impact on your bottom line.

In this issue of Remodel Atlanta, several home owners share their remodelingstories. Kitchens and baths are still one of the biggest investments in ourhomes, and they often bring the most return on investment. For most of us, our home is our most valuable asset, and improving it makes it more valuableover the long term.

When choosing a builder or remodeler, you want some-one with the knowledge and expertise to do the jobright the first time, but in a crowded marketplace,

identifying a qualified professional can be difficult. That’swhy the National Association of Home Builders (NAHB) andthe Greater Atlanta Home Builders Association offer profes-sional designations that help consumers identify builders andremodelers who have committed themselves to continuallyimproving their skills and bettering their profession. When ahome owner selects a builder or remodeler with a profession-al designation, he is getting a professional with superior train-ing, practical experience and in-depth knowledge in theirchosen field. Following are descriptions of designationsspecifically for builders and remodelers.

CERTIFIED AGING-IN-PLACE SPECIALIST (CAPS)Demographic data suggest that an increasing number of peo-ple are choosing to stay at home as they get older. While theseolder home owners’ addresses may not change, their needs cer-tainly do. In response to these changing needs, NAHB joinedforces with AARP and several experienced remodelers to devel-op the Certified Aging-in-Place Specialist (CAPS) certification.The designees are trained to understand and respond to theunique needs and concerns of older home owners.

CERTIFIED GRADUATE REMODELER (CGR)The Certified Graduate Remodeler (CGR) designation isdesigned to emphasize business management skills as the keyto a professional remodeling operation. The CGR designationrequires that graduates meet prescribed standards of businesspractice; have a minimum of 5 years’ remodeling industryexperience; have a proven track record of successful projectmanagement; complete a comprehensive education curricu-lum; and pledge to uphold the program's code of ethics. TheCGR designation shows a high level of professional credibility,and those who earn it can be considered industry leaders.

GRADUATE MASTER REMODELER (GMR)The Graduate Master Remodeler (GMR) designation allowsCertified Graduate Remodelers (CGR) to attain further recog-nition for educational excellence and longevity in the remod-eling industry. Qualifications include 15 years of remodelingexperience; completion of 5 required courses; and having anactive CGR for 9 years or an active Certified Remodeler (CR)designation from the National Association of the RemodelingIndustry for 10 years.

CERTIFIED GREEN PROFESSIONAL (CGP)The Certified Green Professional designation recognizesbuilders, remodelers and other industry professionals whoincorporate green building principles into homes withoutdriving up the cost of construction. Class work leading to thedesignation provides a solid background in green buildingmethods and techniques to enable the contractor to translatethese principles into a variety of projects.

CERTIFIED PROFESSIONAL HOME BUILDER (CPHB)The Certified Professional Home Builder program is the onlyvoluntary builder certification program of its kind inGeorgia. Administered by The Housing Institute, Inc., theCPHB program is a non-profit subsidiary of the GreaterAtlanta Home Builders Association and is governed by aboard of directors from such organizations as the BetterBusiness Bureau, Georgia Association of Home Inspectors,local county building inspectors, real estate agents,builders and other industry-related fields. A CertifiedProfessional Home Builder has met stringent requirementsthat include passing a written building codes exam; provid-ing 14 written references; meeting insurance requirements;having their customers surveyed annually; completing 16hours of continuing education annually; providing a writtenwarranty; having a dispute resolution process in place; andmore. EARTHCRAFT HOUSE (ECH)Created in 1999 by the Greater Atlanta Home BuildersAssociation (HBA) and partner Southface Energy Institute,EarthCraft House is a voluntary building program that pro-vides a model for healthy, comfortable homes that reduceutility bills and help protect the environment. TheEarthCraft House certification process follows a checklistdesigned to verify that each home addresses specificguidelines and performance standards that include anenergy-efficient building envelope and systems; high-per-formance windows; properly sized heating and coolingequipment; and energy-efficient lighting and appliances.Any size or style of home can be newly built and/or remod-eled to meet EarthCraft standards. When a home meets therequired standards, it achieves EarthCraft House andENERGY STAR certification at the same time. If you are considering a remodelingproject with an eye toward makingyour home more energy efficient,

there has never been a better time.Right now, the purchase of many ener-gy-efficient products or renewable ener-gy systems may qualify for a federal taxcredit. You’ll not only capture the long-term energy savings of these products,but there is an immediate tax benefit.

TAX CREDIT DETAILSHome owners may qualify for tax creditsup to $1,500 (in most cases) for homeimprovements made between Jan. 1,2009, and Dec. 31, 2010. Whether youare building a new home or remodelingan existing one, there are ways to takeadvantage of this tax credit.

For existing homes, tax credits areavailable at 30 percent of the cost, up to

$1,500, in 2009 and 2010 for windowsand doors, insulation, roofs, HVAC sys-tems, water heater (non-solar) and bio-mass stoves. For existing and newhomes, tax credits are available at 30percent of the cost, with NO upper limitthrough 2016 for geothermal heatpumps, solar panels, solar water heaters,small wind energy systems and fuel cells.

To qualify for the credit, the homeimprovements must be:• installed and in use some

time between Jan.1, 2009 and Dec. 31, 2010

• in use in the taxpayer’s principal residence, except for geothermalheat pumps, solar water heaters,solar panels and small wind energysystems where second homes qualify

• certified through a ManufacturerCertification Statement

Home owners should save all pur-chase receipts and ManufacturerCertification Statements, as well asrecord all installation dates. For moreinformation on how to qualify for andapply for these tax credits, visitwww.energystar.gov/taxcredits.

WINDOWS AND DOORSEnergy-efficient windows can greatlyreduce your home’s energy costs. Inaddition, new windows provide comfort,style, and improved property value aswell. To be eligible for the tax credit,windows must be rated, certified andlabeled for both U-Factor and SolarHeat Gain Coefficient (SHGC) in accor-dance with the procedures of theNational Fenestration Rating Council.Qualifying windows must have a U-fac-tor less than 0.30 and a SHGC less than

HVACSelecting the right heating, ventilationand air conditioning (HVAC) system foryour home can have a significantimpact on your energy bill. In fact, theHVAC system may account for as muchas 50 percent of your home’s total ener-gy cost. A qualified HVAC contractorsuch as the companies listed in thispublication can help you select andinstall the optimum HVAC system foryour home. In addition, a wide variety of HVACcomponents and systems qualify for theexisting tax credit.

CENTRAL AIR CONDITIONERS AND AIR SOURCE HEAT PUMPSCentral air conditioning, commonlyreferred to as “central air,” is an airconditioning system that uses ducts todistribute cooled and/or dehumidifiedair to more than one room. Heat pumpsoffer an energy-efficient alternative tofurnaces and air conditioners in moder-ate climates. During the heating sea-son, heat pumps move heat from thecool outdoors into your warm house;during the cooling season, heat pumpsmove heat from your cool house into thewarm outdoors.

Look for models that offer a high levelof energy efficiency, denoted throughtheir SEER (Seasonal Energy EfficiencyRatio) and EER (Energy EfficiencyRatio) numbers. The SEER and EERnumbers necessary for a central air con-ditioner or heat pump to qualify for thecurrent tax credits vary depending onwhether the product is part of a splitsystem or packaged system.

The Infinity air conditioner by Carrierprovides an extremely high level ofenergy efficiency. With up to 21 SEER(Seasonal Energy Efficiency Ratio) and up to 14.5 EER (Energy Efficiency

Ratio), the Infinity air conditioner isENERGY STAR® certified. This productfeatures the WeatherArmor Ultra™ pro-tection system, enabling it to withstandthe elements. And operating with theSilencer System II™ noise reductionsystem, the Infinity air conditioner is asquiet as it is efficient. A copperMicrotube™ coil transfers heat outsideto help maximize indoor cooling, andthe Infinity electronic control boardallows the homeowner precise control ofthe two-stage operation, working direct-ly with the Infinity Control thermostat.

The Infinity heat pump by Carrier is anultra-efficient unit with up to 19 SEER,far above the industry minimum of 13SEER. This high rating ensures con-sumers they are purchasing one of themost efficient heat pumps offered. TheInfinity heat pump features two-stageoperation and IdealHumidity™ technolo-gy. This innovative humidity manage-ment function enables homeowners tomaintain ideal comfort in their home.

The SEER and EER necessary for acentral air conditioner or heat pump toqualify for the current tax credits varydepending on whether the product is partof a split system or packaged system.

A split system central air conditionerhas three components: an outdoor metalcabinet that contains the condenser andcompressor; an indoor cabinet that con-

tains the evaporator coil; and an air han-dler that sends the cool air through theduct system. If your home already has afurnace but no air conditioner, a splitsystem is the most economical centralair conditioner to install.

A packaged central air conditionerhas the evaporator coil, condenser andcompressor, located in one cabinet,which usually is placed on a roof or ona concrete slab next to the house'sfoundation. Packaged air conditionersoften include electric heating coils or anatural gas furnace. This combinationof air conditioner and central heatereliminates the need for a separate fur-nace indoors.

NATURAL GAS AND PROPANENatural gas or propane furnaces use thecombustion of fuel and air to create heat.To qualify for the tax credit, a gas furnacemust have an AFUE (Annual FuelUtilization Efficiency) of 95 or more.

The G71MPP variable capacity gasfurnace from Lennox is among the mostefficient furnaces available. It usesLennox’s Precise Comfort technology toproduce only the exact amount of air-flow and heat to provide even tempera-tures without over conditioning andwasting energy. By constantly monitor-ing and automatically adjusting fanspeed, heat and airflow, the G71MPPcan modify output from 40 percent ofrated capacity to 100 percent, in incre-ments as small as one percent or morefor precise comfort control.

Other HVAC products that qualify forthe tax credit include:• advanced main air circulating fan• oil furnace• gas, propane or oil hot water heater• Again, products must meet specified

energy efficiency requirements to beeligible for the tax credit, and thecredit includes installation costs.

INSULATIONIn existing homes where HVAC equip-ment and duct work are located in avented attic space, the energy perform-ance of the house can be improved byconverting the vented attic into anunvented attic.

“The temperature in a vented atticcan be well over 100°F in the summer,”says Phil Brown, manufacturer’s repre-sentative for Icynene. “As a result, theHVAC equipment and duct work will beexposed to high temperature andhumidity, which will reduce its operat-ing efficiency, and any duct leakage willbe to the outdoors. “In addition, it’stougher to cool the inside of the homebecause it’s like having an oven on theroof,” he adds.

An unvented attic space is a spacebetween the ceiling joists of the topstory and the roof rafters where an air-impermeable spray insulation likeIcynene is applied directly to theunderside of the structural roof deckand is tied into the insulation locatedin the walls. As a result, the roof sys-tem becomes part of the insulated

building enclosure. This attic spacebecomes indirectly conditioned spaceas a result of air leakage and heattransfer through the uninsulated atticfloor.

“By converting to an unvented atticas part of a remodeling project, the atticwill become an indirectly conditionedspace, which will place the HVACequipment and duct work in lowerhumidity and temperature, typicallywithin 5°F of the living space below. Allduct leaking will now be into condi-tioned space,” Brown explains. “Theend result is a more comfortable indoorenvironment and an HVAC system thatdoesn’t have to work as hard.”

An insulation contractor, likeWoodman Insulation, can apply Icynenespray foam. In a remodeling situation,insulating with Icynene will take a dayor two. The newest Icynene product is LD-R-50, an HFC-free, low-densityspray foam and air barrier that has beenformulated using a high-yield castor oil.Icynene LD-R-50 contains more than 7 percent renewable content in theinsulated foam.

To qualify for the tax credit, insula-tion products must meet 2009International Energy Conservation CodeStandards, and the credit does notinclude installation costs.

Additionally, according to MelinaWilkinson of Oneida Builders, moreand more people are choosing to stayin their current homes rather thanmoving in today’s current economicstate. “We are seeing even in thetough times right now, clients arewanting to improve their homesinstead of moving to a new homebecause they like their lots or schooldistrict so they are adding living spaceby doing an addition or finishing thebasement or renovating to an openfloor plan to increase the size of theirkitchen,” Wilkinson said. “We are alsofinding that we have more time to giveour clients better customer service, sothey don’t mind paying for it.”

Additionally, if youreplace your home’s old windows anddoors before Dec. 31, 2010, withselect energy-efficient windows anddoors, you may qualify for a tax cred-it of up to $1,500 on your 2009and/or 2010 federal income taxreturn. The American Recovery andReinvestment Act of 2009 allows forhome owners to receive a tax credit ofup to 30 percent of the cost for qual-ifying energy-efficient upgrades, to amaximum of $1,500.

When Nancy Bour purchased her1970s split level, three bed-room, two bath home back in

1983, she knew that eventually she’dwant to remodel several areas of thehome’s interior.

“It just was outdated, and it neededquite a bit of renovation,” explainsBour. Several years ago, she began look-ing into area remodeling companies,and she received a referral—CSIKitchen & Bath Studio in Norcross,GA—from one of her sister’s friendswho had also just recently remodeledher kitchen. After first having herkitchen remodeled, Bour decided totackle her home’s upstairs bathrooms,as well as the master bedroom.

ORIGINAL MASTER BATH RECONFIGUREDHer original master bathroom had uglywallpaper that was very dark. She alsowanted more closet space, and shewanted to open things up a bit andbring more light into the area. “Theoriginal master suite wasn’t built likemaster suites are built today. I wantedto update it and make severalchanges,” Bour said.

The original bathroom had a show-er/bathtub combination. “I’m not reallyinto taking baths, so I decided to get ridof the idea of having a tub in the mas-ter suite,” Bour explained. “There’s abathtub in the other bathroom; I want-ed a larger, more luxurious shower areain the master suite.”

To accommodate her wishes, the wallbetween the bath and adjoining masterbedroom was moved about 12 inchesinto the bedroom. By “bumping out” theroom, this allowed space to lengthen thevanity by relocating the toilet. It alsocreated a corner to make a large showerwith an angled glass door by MattPrewett of H2H Installed Solutions.

The key to the design was using triplesliding opaque glass doors between thebedroom and bathroom, as well as theopposite bedroom wall, which housesthe closet. The results create the illu-sion of a much larger space. The doorscame from Germany and they are veryeasy to move back and forth.

design, and they contain plenty of storage with two banks ofdrawers, a sink base and a narrow angled pullout with shelvesnext to the sink.

This pullout echoes the angle of the shower door. The van-ity surface is a travertine countertop with an under-mountedlavatory. A low-flow toilet with a self-closing lid was chosenfor its simple, easy-to-clean-around shape. A frameless mir-ror behind the wall has contemporary sconces mounted to it,and a magnifying mirror is set on the wall for convenience.

The focal point of the master bathroom is the tile. “Afterlooking at many different tiles, I decided to go with a silvertravertine. I really liked it and it turned out beautiful,” Boursaid. The floor and shower is also completely covered withtravertine tile chosen for its aesthetic appeal. The shower fea-tures a luxurious combination of shower options from thehand-held showerhead to the body massager to the rain show-er in the ceiling. There is even a seat and a niche for toiletriestucked on the vanity side.

Additionally, they used matching floating shelving in themaster suite, and it makes the rooms flow nicely together,Bour said.

FROM START TO FINISHThe project took about 10 weeks to complete. Bour said thatthere were no real surprises, and they stayed on schedule. “I am very happy with the work CSI Kitchen & Bath Studiodid. They stand by their work.”

This charming Buckhead home builtin the 1930s was completely reno-vated by Paces Construction, of

Atlanta, to the latest energy and technol-ogy standards for today’s modernlifestyles. “This home had many greatfeatures and a real sense of place notfound in new construction, but also somedisadvantages of older homes”, saidPaces Construction Partner John Beach.

The location was perfect—a desirablestreet of quiet, tree shaded homes abouttwo blocks from the Georgia governor’smansion in Buckhead, but with little dailytraffic. The public rooms—entry, living,and dining rooms—were oversized forentertaining with high ceilings and fea-tures like custom parquet flooring, a mar-ble fireplace, and arched inset bookcas-es. These rooms even had hand “cast-in-place” plaster moldings as part of the fineperiod workmanship. The house also had

solid granite block foundations about 20"thick and heavy lumber framing from anearlier homebuilding era.

HOUSE NEEDED UPDATING“What the home did not have was a gen-erous kitchen/ family living space or need-ed bedrooms and baths,” said AtlantaArchitect Norris Broyles. The three-bed-room house was in an area of large, mil-lion dollar homes especially desirable forthe many great schools nearby.

The house had no insulation in the oldwalls or windows, outdated mechanicalsystems, and a dinosaur of a commercialHVAC system. Because of these limita-tions and the location, it might have beenconsidered ripe for a new McMansion.Paces Partners John Beach and RichardEverett both grew up in Buckhead, andhate to see these graceful, older homestorn down. “Demolishing a house like this

is the least sustainable thing builders cando—basically putting 30 or more largedumpsters into our landfills and thenusing more natural resources to rebuildsomething very similar. It doesn’t makegood environmental sense,” says Beach.

When Paces got ready to renovate thishouse, they called Southface to test thehome and review plans for the remodel.Southface installed a computerized testdevice in the house, using a special tem-porary blower door to pressurize thehouse and test for air leakage. Aftersealing the HVAC vents and closing alldoors and windows, their blowers couldcreate no positive pressure in the house,meaning hot and cold air could movefreely through numerous leaks in thewalls, floors, and ceilings. Not good.

Even more surprising were the sameresults when they tested the ductworkand furnace system and found theycouldn’t pressurize these either. Butthey were still amazed when theyclimbed into the attic and saw an olderindustrial heat pump, something they’dnever seen before in a home. Southfacereviewed the plans architects NorrisBroyles and Candace Carlson developed,recommended starting over with theHVAC systems, and made suggestionson how to build out the project whilekeeping it environmentally friendly.

ADDING A SECOND FLOORThat solid granite foundation was one keyto the renovation plans, since an engineersaid they could support an additionalstory. “Rather than expand the home fur-ther on the ground, the most effectivesolution was to add a second floor over-laying the footprint of the first; this easilyadded three additional bedrooms andbaths, with laundry and storage upstairswhile also bringing more natural light intothe dark core of the house via stairwellskylights, says Architect Broyles, who alsogrew up nearby. Paces added the secondstory (Beach calls this type of job a “pop-top”) and reconfigured about half theground floor space. In addition to remod-

eling the existing baths, they added apowder room, combined three rooms tocreate a new, larger kitchen, and updatedfamily, den, and sunrooms. Now thehouse includes six bedrooms and six andone-half bathrooms, sunroom, study, andopen family room with designer kitchen.Even with the addition of more than2,000 square feet the house façade stillcomfortably fits the lot and retains itscharm by using front dormer windows witha drop roof. New mahogany French doors,cedar shingles, and a lattice-work entrycomplete the sophisticated exterior look.

But much of what makes this house sospecial is not readily visible. The planscalled for modifying many of the exteriorwalls with new windows and doors, andPaces used insulated, low-e, argon gasfilled windows to save energy and elimi-nate hot and cold interior areas.

They also hired Woodman Insulation tospray coat exterior walls and the newupstairs roof with Icynene expanding foaminsulation, encasing the home like a cool-er to keep conditioned air inside. Icyneneprovides much better thermal insulation

within a wall than fiberglass, and seals allthe air leaks: it also tightens up the houseand makes it amazingly quiet. Becausethe roof is completely insulated, not theattic floor, there are no soffit or ridge ven-tilation openings, and standing in the atticin August or January is comfortable.

HOUSE NOW USES HALF THE ENERGYThree extra high-performance HVACunits were carefully sized using Manual-J worksheets to make sure they run longenough to manage humidity, since so lit-tle heating and cooling time is needed.Along with its Energy Star appliances,the house uses less than half the energyof similar sized older houses nearby.Paces also installed a smart homeadvanced wiring distribution system tohandle phone, video, and computer con-nections throughout the home.

ronment, since shipping building prod-ucts across the country and world is anenvironmental factor through extratransportation energy usage and pollu-tion. And while the home has a sprin-kler system, it is needed less since thegrass was removed and primarily nativeplants and ground covers were installed,also requiring less maintenance. JeffReed of Diversified Cabinet Distributorssupplied cabinets from Shiloh, an ESP(Environmental Stewardship Program)member. Other eco-friendly but hard-to-see features include natural carpets,lower VOC latex paints, and water-basedfloor coatings that emit fewer air quali-ty pollutants. Also not visible was Pacesefforts to recycle jobsite materials, suchas donating removed plumbing andlight fixtures to Habitat’s ReStore, recy-cling appliances, and giving items likecabinets to subcontractors.

They also saved and reused framinglumber where possible, cutting old beamsfor reuse as new wall supports, for exam-ple. Between 30 percent and 40 percent

of our landfill volume is now constructiondebris, so every bit recycled helps. Simplejobsite items like plastic water bottles anddrinks cans were recycled, and severalcarpenters on the job carpooled togetherfrom their homes north of Atlanta.

A REMARKABLE DIFFERENCESo how did the project rate? The finaltesting showed a remarkable difference,even with the large addition of anotherfloor the house proved very tight. PacesConstruction scored about twice asmany points as needed to meetEarthCraft certification requirements.

They did not count points for someextravagant features, such as the secondEnergy Star dishwasher in the kitchen orhis and hers low-flow shower heads inthe master bath double shower. Pacesalso didn’t use technologies without anobvious cost advantage in this remodel,shying away from high-profile solar pan-els and geothermal technologies.

It’s a home for everyday living withhigh-end systems to provide a healthy,

comfortable environment, not just anexercise in sustainability. “This is anoutstanding example of a quality, ener-gy-efficient remodeling and additionproject on an historic home,” said John Kane, EarthCraft House TechnicalAdvisor.

Everett and Beach are pleased withthe results, especially since most ofPaces Construction’s work is in theseolder neighborhoods filled with similarhomes. “We grew up and now raise ourfamilies in these neighborhoods, andoften know the houses and neighbors,”says Beach. “It’s gratifying to see thesegraceful, older homes that have servedgenerations of Atlantans ready to han-dle another century in Buckhead style.”

In Atlanta, one of the area’s top insulation contractors, Woodman Insulation,suggests looking into Icynene® spray foam. Icynene has been used to createunvented attics in such high profile renovation projects as the 2005 EarthCraft

Remodeling showcase home, 2006 Southern Building Show Renew Showcaseproject, and the 2009 Southern Building Show EarthCraft renovation.

Used in this project, John Beach said Icynene was chosen because it could solvethe air leakage and insulation challenges of this job, using a single product.“Technically, this older house had really leaky diagonal 1x6 slat exterior sheathing(remember the blower door test referenced in article), and the labor and materialcosts to caulk every seam on the whole house would have been higher than tear-ing off the sheathing and replacing with OSB, also not very sustainable,” John said.“By spraying Icynene inside the existing exterior walls, we created a great air andvapor seal as part of the insulation process in a single pass that really tightened upthe house, and provided higher R factors than traditional fiberglass insulation. Forthis project Icynene turned out to be one of the lower-cost solutions.”

Designed by architect Henri Jova,Diane and Gary Bush's modern fourbedroom, three-and-a-half bath-

room home sets on a private road in alovely Atlanta neighborhood. Initiallyattracted to the house by the amazingview of the Chattahoochee River, thecouple set about reclaiming the land-scaping one section at a time after theypurchased their home in 2004. Oncethat was accomplished, they recruitedAtlanta-based MOSAIC Group Architectsand Remodelers to fill in a space in thearchitecture that seemed open.

Living in Buckhead, this family prizedtheir unique, woodsy setting along theChattahoochee River. With so manywonderful views, they wanted to create

an outdoor living room that wasscreened in from annoying mosquitoesbut took advantage of the sweepingriver views and tree-top setting.

The new porch needed to blend withthe home on all levels. Creating adesign that blended with the structure’scontemporary architecture was key tomaintaining the home's integrity.

“What makes this project special ishow the porch complements the houseproportionally and from a materials per-spective,” says Rick Goldstein, co-owner of MOSAIC Group. “The homedidn't take advantage of the lot before.The new porch overlooks the L-shapesection of the lot that looks out towardthe river.”

REFERRAL BUSINESSThe home owners interviewed four com-panies as part of the design/buildprocess. MOSAIC's Outdoor LivingDivision was referred to the Bushes by alocal landscaping company that hadpreviously done work for the couple.

“Rick saw the same thing I did,” saysGary. “We wanted something that wasset aside from the house that not onlyfit into the architecture but also fit inwith the ‘tree house, back-to-nature’look. We liked the first [design] somuch, we didn't look at any other.”

Adds Goldstein, “I understood whatGary was looking for and could interpretit for him. The design process flowedtogether really easy for me. Sometimesyou're faced with something difficult,and you wrestle with it and never get it,or sometimes inspiration just happens.This is one of the times I saw it and itcame together. Everybody loved it.”

KEEPING THE NATURAL VIEWThe goal was to add a new screened-inporch to the back of the existing home.An important consideration was toincorporate the new porch into a similarstyle of the home and position it to takeadvantage of the tree-filled area andriver views.

The enclosed area is built off the mainliving level of the house. With theChattahoochee River just steps away, themagnificent views needed to be cap-tured. By positioning the new addition onthe back side of the garage, an unusedand dead space, the sweeping river viewsare framed by the new structure.

The grade of the back side of theproperty was very steep and needed tobe addressed. “It was difficult toaccess the area for transporting materi-als and constructing the porch becauseit was fairly high off the ground,”Goldstein explains.

The existing home’s roof lines posedthe most difficult challenge. Due to thecontemporary style and the multiple

angles and levels, finding the right solu-tion was key to creating a seamless andintegrated screened porch.

The final screened porch is approxi-mately 20 square feet and features aTigerwood (Brazilian hardwood) floor.The tongue and groove pine ceiling hasa natural finish on it. The project alsoincorporated an enlarged open deckarea, transitional staircases and a newcable railing system.

The nearly invisible cable railingsystem lets the view be the star. “Wehad a really interesting Keuka railingcustom fabricated for this project,”adds Goldstein. It’s a metal railingwith stainless steel rails, and the cus-tom balusters are designed to helpmake the railings disappear, allowinga transparent view from the house,deck and porch.

The transitional staircases, which canoften look bulky, are virtually hidden ina nook behind the new structure, mak-ing them nearly invisible and keepingthe focus on the beautiful surroundings.

The home is literally surrounded bywoods and natural fauna, which thehome owners loved and wanted to preserve. Two very important BaldCypress trees were growing extremelyclose to the existing deck; the MOSA-IC Group built the new extended deckright up to their trunks so that Garyand Diane didn't have to lose this rarespecies in Atlanta.

OUTDOOR LIVING ROOMThe finished project is a delightful out-door living room for the family. Theamazing river views are now capturedand framed by a unique structure cus-tom designed to match the existinghome. By utilizing a dead zone behindthe garage, some of the best views ofthe river and trees are now realized.

The new space includes seating anddining areas that make you feel like youare in a tree house. The adjacent deckwas extended and widened to create an

area for a grill and a stainless steelcooler. It also affords a more comfort-able traffic pattern when entertaining.The final screened porch was uniquelydesigned to blend the contemporaryarchitecture of the home and varyingroof lines with the elegant natural sur-roundings. The extended decking creat-ed a better flow for entertaining, andthe nearly invisible cable railing systemlets the view shine.

“The Bushes were great clients and receptive to our ideas,” saysGoldstein. “We think the space turnedout beautifully.”

The final screened porch was uniquelydesigned to blend the contemporary archi-tecture of the home and varying roof lineswith the elegant natural surroundings. The

extended decking created a better flow forentertaining, but the best part of all wasthe client’s reaction to the completed proj-ect. “It’s like it was always meant to belike this,” says Gary. “It wasn’t completebefore, but now it's perfect.”
