Welcome to the Atlanta Home Builders Association’s premier issue of Atlanta House & Home magazine. According to all the national media, residential construction is turning the corner.

Key residential data, including new home sales, housing starts, national home prices, existing real estate sales and remodeling activity have shown signs of improvement during recent months.

Indeed, government data reveals that housing has gone from a net drag on the economy to a net positive. In addition, the residential home con-struction, which includes both remodeled and new homes, is now starting to reassume its traditional role of helping to move the economy forward following a recession.

There is good reason not to wait on the sidelines any longer. Interest rates are still the most affordable in a generation and will likely rise as the economy picks up. One could build a dream home, or consider doing renovations to the home where they live. Homeowners can enjoy the benefits of updated styling, modern conveniences, more space, and better use through new construction or by remodeling their homes right where they are. Read the stories on the following pages to see how homeowners have implemented the latest new home trends and living space expansions to make their homes into dream houses.

Buckhead resident Mary Lu Mitchell was beginning a small renovation last year of an area

where her grandchildren play, when she thought about their future health. “I want to avoid toxic products when they start bringing in insulation, drywall, woods, stains, paints, etc. I have spent hours trying to figure out what to choose and what to avoid, but it is very technical and there is no Consumer Reports type of rat-ing.” Builders and even industrial hygien-ists have the same problem Mary Lu had, trying to get actionable information on product contents, chemical ingredients, and their relative safety for use in build-ing and remodeling our homes.

Why should we care? Your home has a significant impact on your family. Americans average over half of their life inside their home, with many, like young kids, moms and the elderly, spending 70 percent or more of their time home. “Specific features that constitute healthy housing include structural and safety

aspects of the home, quality of indoor air and water, and the presence or absence of chemicals,” according to The Surgeon General’s Call to Action To Promote Healthy Homes released in 2009.

Structural issues in your home could be trip hazards like loose flooring, steep and uneven stairs with poor lighting, or lack of grab bars; falls at home account for a large percentage of home accidents and deaths for the elderly. Safety issues include fire items like smoke detectors, egress ability, and pool fencing; fires and accidental drowning are two more common home causes of death. Items like falls and fires have easily trackable statistics and we can “see” the results in our broken bones and burned houses.

Other home hazards like water and air quality and chemical exposure can seem like invisible threats since we can’t eas-ily visualize them. They seldom cause sudden death, but more often shorten our lives and decrease our quality of life. The EPA says over 20,000 people

die in the United States of lung cancer due to radon exposure in their homes each year, and that one in four homes have actionable radon levels. But no one can estimate how shortened a life is by radon, and how many people die from other diseases hastened on by radon exposure, because the data and studies don’t exist.

Many people are now familiar with mold, a common result of high humidity, darkness and low ventilation, and often found after water leaks. Mold is a good example of an environmental hazard that can affect people in very different ways. While some people might smell but not be sickened by mold in a room, a more sensitive person might get allergy or flu-like symptoms. Asthma now impacts almost 10 percent of the U.S. population, and its triggers are often hidden in our homes, which now cause 11 million phy-sician visits a year and over $30 billion in costs to the U.S. economy.

What can you do when you sus-pect these kinds of problems? Donnie Mitchell, of Insite Environmental in Atlanta, has a checklist he uses when he first gets calls from people about indoor air quality. About half the calls are about moldy odors, which correlate with his most common findings of water or high humidity and mold. He sees lots of clogged condensate lines on HVAC equipment, water incursion in occupied homes, and more recently humidity problems in foreclosures and bank-owned houses that have been closed up. Based on a site examination, he may come up with a sampling strategy and test for specific molds or chemicals, or he may find an obvious problem or even an old bag of fire ant killer in the base-ment causing the odor. Donnie says he gets about an equal number of calls for problems with old houses and new ones, and he thinks the public is becoming better educated about problems in their homes.

Over the last 30 years there’s been an almost ten-fold increase in the number of scientific studies and peer-reviewed jour-nal articles about Indoor Environmental Quality (IEQ), and the data shows some clear trends. The EPA now tracks about 250 chemicals commonly found in homes, many of which are carcinogens, others are toxic or have yet unknown properties. Quite a few of these studies have found health hazards clearly related to chemicals found in common building materials, especially glues in plywood and cabinets, adhesives, preservatives, paints and finishes. The use of lead and

mercury are now tightly controlled, and products like formaldehyde are getting a lot of attention for their negative side effects. A whole class of carbon-based chemicals called volatile organic com-pounds (VOC) are now getting lots of study, as well.

VOC’s are a hot topic in the green building arena. Many people automati-cally equate green building and healthy homes, and there is a connection, but the two don’t always coexist perfectly. Green building is primarily focused on resource conservation, and creating and installing products in the home that are healthy for our planet. Some products can be environmentally sound, but not healthy for homeowners, and other products can be a healthy choice but not good for the environment. Finding good compromises is not always possible, unfortunately.

Our air quality in our houses is typi-cally about three times more polluted than outside air. The accepted solution for dispersing indoor pollutants is to ven-tilate our homes well, exchanging dirty inside air with fresh outside air. As we tighten up our houses to save more ener-gy and reduce power plant emissions, we actually need to increase ventilation to keep from having air quality problems. There are energy recovery devices that help do this more efficiently, but many contractors are not using them. Some industrial hygienists expect this to be a major home health issue over the next few years.

As a custom home builder and remod-eler in the Buckhead area, I’ve gotten lots questions over the last 10-12 years

from upscale clientele about the safety of various building materials, especially paints, stains and cleaners that con-tain chemicals or have odors. But our company has also averaged one or two clients a year that are medically fragile, have children with asthma or allergies, or are elderly and may be hypersensitive to dust and other common construction contaminants. There’re lots of older houses around Buckhead, so we are lead paint certified through the EPA and Georgia Environmental Protection Division to test and work on houses built before 1978 that may contain lead. Many Buckhead owners are “older” in age too, so we’re Certified Aging in Place Specialists (CAPS), which helps minimize construction impact, especially for live-in remodels. And we’re often updating these older houses to modern energy standards, so we are Certified Green Professionals (CGP) and an Earthcraft-certified builder. It turns out the combination of all these skills is just a basic starting point to build and remodel healthy homes. We still have to spend extra time researching how healthy products really are, and the best processes and sequences to use.

Today several groups are calling for an Environmental Product Declaration (EPD), a nutrition-label type disclosure that tells people what’s in products, preferably with third party lab test-ing. EPD’s differ from current MSDS safety sheets, which are designed to help workers handle industrial products and deal with emergencies like spills. A key industry buzzword is transparency, allowing builders and homeowners to see and understand what chemicals are included in products going into their homes, and what hazards and side effects they may carry.

That’s really the first step in better understanding what our houses are all about. And how to build and raise our families in healthier homes. Most fami-lies still want a well-functioning home that works well for their lifestyle, and makes them happy.

Over the years, David and Tracy Warren always knew that they’d eventu-ally move into a different home. With their two sons now older, with one in college and one in high school, they thought it was a good time to finally do it. When they first decided to move, they did look at area existing homes and they just didn’t find the right fit.

Location is KeySo, they narrowed their search to find the right location. They looked around desirable neighborhoods and finally found one that they loved. “It’s about 15 minutes away from our old neighbor-hood; it’s an easier commute to school and work,” David said. “We looked at a lot of existing houses, and none of them were really what we wanted. We found an older neighborhood with an exist-ing house on the property and thought it would be a good location to tear the existing home down and rebuild.”

Finding the Right BuiLdeRThe next big decision was to find an area builder that they trusted. “We need-ed to sit down with someone who would give us our options,” David said. The couple did their research and asked for recommendations in the neighborhood. They learned that A Legacy Homes, in Atlanta, had built many other homes in the area, which they liked. They talked with Randy Arndt, ECH, Owner of A

Legacy Homes, and they really liked him a lot.

According to Randy, there are many factors to consider when either remodel-ing your home or building a new one. He sat down with the Warrens and determined that it made more sense to tear down the existing home on the property and build their dream home. This is usually the better option when the existing house size and floor plan don’t work.

BeautiFuL new homeThe newly built home is about 7,600 square feet and includes three bedrooms upstairs, each with their own bathroom. The upper level also includes a media room with its own bathroom as well. The master bedroom is on the main level, as well as a distinguished library/office.

There are beautiful walnut hardwood floors and marble in some areas. “We took a lot of ideas from when we were looking at area existing homes and made them unique for us,” David says.

The ceiling in the foyer is especially unique. “Tracy saw pictures of a similar style in a hotel in Italy, she explained what she wanted to Randy, and they were able to construct it,” he said.

David says that they would definitely recommend Randy and A Legacy Homes to anyone that is building or remodel-ing their home. “Randy has an engineering background, so he knows what he is doing. He just really listened to us and was very involved throughout the project.”

David says that Randy went well and beyond the standard workmanship, often including helping us after the warranty period expired. “Whether it’s a specialty light fixture that needed special light bulbs or a faulty ice maker, Randy and his company are always there to help,” David says.

The right builder will help you sort out the many options and pair you with the right architect, designers, subcontractors, etc. “Hiring A Legacy Homes early in our process helped us make the right decisions early on in our project, which meant that we didn’t have costly changes during the project,” David says.

David and his family were so thrilled with the outcome of the project that he hired Randy and A Legacy Homes a few years later to remodel their lake house property. “They do fantastic work,” he says.

spectacularviews redefined

In the past, they had seen water levels rise into the backyard. Years of urban development had altered the metro drainage basin and the river levels seemed to rise much faster than in the past. One early morning in 2009, they were alerted by weather reports of an unprecedented rainfall of 20 inches in a 24-hour period. It basically gave them notice — two hours to move what they could upstairs and then evacuate.

Returning to their home after the floodwaters receded, Mark and Linda found the flood devastation was complete. The force of water had lifted the rear deck, which acted like a battery ram buckling and destroying the first floor. Their home was a total loss.

“We lost 90 percent of our possessions; it was devastating,” Mark says. “The entire area was closed off; the streets were closed for six months. Our house was condemned.” They lived in a hotel for a few days then with friends from church, and eventually rented a house for two years.

When Mark and Linda Wyatt purchased their 1960s home in the

historic Vinings community overlooking a beautiful section of the

Chattahoochee River, they never dreamed that it would be literally

washed away in a flood.

ReBuiLding aFteR the FLoodMark and Linda’s dream had been to eventually build a new home on this lot. Fate had decided to move the timing forward many years. They were aware rebuilding would present many challeng-es due to County and Federal flood zone regulations, water basin soil conditions and many other factors.

“We knew that this was not going to be a typical custom home build. We looked into several area building compa-nies before making a decision of who to go with,” Mark said.

They interviewed several build-ers before selecting Rob Myers and Colonnade Properties. “When we met with companies, we didn’t feel that some of the others appreciated the prop-erty or what it has to offer. Rob loved the river views and we knew that he’d help us get the architecturally interest-ing and unique home that we wanted,” Mark says.

Rob, a 26-year Atlanta Home Builder veteran, specializes in challenging home builds. From tight infill redevelopment to steep topography, poor soil/founda-tion conditions, and waterfront, the Colonnade team has consistently and repeatedly delivered award-winning cus-tom homes regardless of the difficulties.

“The property is just beautiful, and after talking with the Wyatt’s, I knew we needed to maximize the views and help them build a unique home,” Rob said.

staying within BudgetRealizing that building in flood-prone areas can be a very pricey proposition and keeping the customer’s budget in mind, Rob assembled a team to address the daunting regulations and roadblocks. Soil scientists and structural engineers addressed foundation and floodwater surge requirements. The home design had to meet the challenges of strict clear-ing limits, impervious surface limits, and ground-floor restrictions (the finished floor had to be three feet above the flood elevation while not exceeding the overall building height and the ground level must allow future flood waters to pass through).

Working diligently Rob and residen-tial home designer, Rachel Wallace, were able to incorporate all of the chal-lenges, as well as Mark and Linda’s home wish list, into a cost-effective custom home. Having been to France, Mark and Linda wanted a French-style architectural home with a Normandy-style appearance. “We wanted some unique features, and Rob was great to work with, listening to our ideas and helping us make it work,” they said.

LuxuRy masteR suiteThe Normandy-style home includes a dramatic three-story turret with a cir-cular stairway to access the main floors from the ground level. The Master suite on the main level features a home office, two walk-in closets, and a luxurious master bathroom. The remainder of the first floor living area is wide open with an inviting flow through the great room, kitchen and breakfast area and out into the veranda. Below that is a lobby-style area where there is a masonry staircase that is surrounded by windows to lighten the entire area. “It was constructed in a way so that if it would ever flood again, the water would flow through the lobby, and hopefully save the upper levels,” Mark said.

Upstairs all four bedrooms have walk-in closets and direct bath access. There is an additional family room for playtime and relaxing that also includes an obser-vation deck with incredible river views.

The home won a 2011 OBIE—Atlanta Homebuilder’s Association Professionalism Award. “People will stop their cars when they drive by our house. It’s just a unique, charming home with un-heard of views; you won’t find another one that looks like it,” said Mark.

Beyond homeowneR’s expectationsNow that they have been living there for about a year, the results exceeded the Wyatt’s wildest dreams. “Our home required a lot of special attention and a very specialized crew. Rob went well and beyond our expectations and amaz-ingly, stayed within our budget,” Mark says. “Not every builder would have been able to pull it off.”

Now that the home is complete, Mark, Linda, and the family can resume their lives.

The only physical reminder of the great flood of 2009 is a nail and ribbon showing the high water level. It is about eye level on a telephone pole out front at the street.

Greater Atlanta Home Builders Association are proud to

This Buckhead home was on a large wooded lot but didn’t have easy access areas where the family could enjoy the outdoors. Paces Construction created a casual covered outdoor deck using a value-conscious combination of old and new cedar beams and pressure treated lumber, replacing two existing windows with doors. With easy access from the main living area of the house, and TV, stereo, two fans, and plenty of reading light, this deck has become the new relaxation center for the family. “Covered decks are very popular in Atlanta, with our all-season weather they allow you to keep upholstered furnishings, tablecloths and electronics outside and get more usage,” says John Beach of Paces Construction. The deck also solved an outdoor storage problem—there are lattice panels and access doors below the deck creating dry storage for the woodpile, lawn tools, and kayaks. Paces also used leftover materials to create a miniature deck for Sasha, their pet goat. And when the wife wanted a handrail for the steps down to the fire circle, Paces created a unique showstopper using a spiral vine found on the property.

When choosing a builder or remodeler, you want someone with the knowledge and expertise to do the job right. That’s why the National Association

of Home Builders (NAHB) and the Greater Atlanta Home Builders Association offer professional designations that help consumers identify builders and remodelers who have committed themselves to continually improving their skills and bettering their profession.

CERTIFIED AGING-IN-PLACE SPECIALIST (CAPS)The NAHB has joined forces with AARP and several expe-rienced remodelers to develop the Certified Aging-in-Place Specialist (CAPS) certification. Designees are trained to under-stand and respond to the unique needs of older home owners.

CERTIFIED GRADUATE REMODELER (CGR)The Certified Graduate Remodeler (CGR) designation recog-nizes remodeling professionals who have a proven track record of success. You can count on remodelers who have the CGR designation to show a high level of professionalism and credibil-ity, and those who earn it can be considered industry leaders.

GRADUATE MASTER REMODELER (GMR)The Graduate Master Remodeler (GMR) designation allows Certified Graduate Remodelers (CGR) to attain further recogni-tion for educational excellence and longevity in the remodeling industry. Qualifications include 15 years of remodeling experience.

CERTIFIED GREEN PROFESSIONAL (CGP)The Certified Green Professional designation recognizes builders, remodelers and other industry professionals who incorporate green building principles into homes without driving up the cost of construction.

CERTIFIED PROFESSIONAL HOME BUILDER (CPHB)The Certified Professional Home Builder program is the only voluntary builder certification program of its kind in Georgia. CPHBs have met stringent requirements includ-ing passing a building codes exam; meeting insurance requirements; having their customers surveyed annually; providing a written warranty; and having a dispute resolu-tion process in place.

EARTHCRAFT HOUSE (ECH)EarthCraft House is a building program that provides a model for healthy, comfortable homes that reduce utility bills and help protect the environment. The EarthCraft House certification process follows a checklist designed to verify that each home features an energy-efficient build-ing envelope and systems; high-performance windows; properly sized heating and cooling equipment; and energy-efficient lighting and appliances.
