2.1 Site DescriptionSt. George’s Senior School campus is located at the northwest corner of Camosun Street and West 29th Avenue, on the western edge of the City of Vancouver.

2.2 Area ContextThe campus is located in Vancouver’s Dunbar community in a single-family residential neighbourhood. The site abuts the Camosun Substation on its northern edge, single-family residential homes to the east and west and Pacific Spirit Park the City of Vancouver boundary to the south.

3.0 Regulatory Context3.1 Policies + Guidelines The site is located within the bounds of the Dunbar Community Vision. As the Vision specifies, the Camosun St. interface of the property is intended to be a Bike Route. In addition to this Vision document, the site will be guided by applicable rezoning policies including:• Community Amenity Contributions Through Rezonings Policy• Rezoning Policy for Green Buildings• Ecocity Policies for Rezoning of Sustainable Large Sites• Public Art Policies and Guidelines• Dunbar Vision
3.2 Current Zoning The site and its surroundings are zoned RS-5 One Family Dwelling District. The intent of this Schedule is to permit residential uses that are generally incompatible with site’s 82-year history of use as a private preparatory school.
The intent of this Schedule is generally to:
• Maintain the existing single-family residential character of the RS-5 District.
• Encourage new development that is compatible with the form and design of existing development.
• Encourage the retention and renovation of existing development.
• Permit conditionally one-family dwellings with secondary suites.
• Emphasize design compatibility with the established streetscape.
• Enhance neighbourhood features through the maintenance and addition of healthy trees and plants.
