GENERAL NOTES
Directions
From Norwich head east on the A47 dual carriageway and continue to Acle. At the roundabout continue straight over (2nd exit) signposted for Caister-on-Sea A1064. Continue along the A1064 for approximately 1.2 miles passing over the river bridge with the Bridge Inn pub on your right.
Take the next road to the right (Stokesby New Road) signposted for Runham and Stokesby. Continue along Stokesby New Road for 1.4 miles until you reach the village of Stokesby. Continue through the village following the signposts for Runham/Mautby/Gt Yarmouth.
Continue along Runham Road for another 2.0 miles into the village of Runham. At the small grass triangle bear right onto School Road. Follow along this road for 0.7 miles passing the junction with Short Lane and continue along heading straight over at the cross roads onto Mautby Lane.
Follow along Mautby Lane for approximately 1.0 miles continuing round the sharp right hand bend, after another 100 yards the entrance to the sale ground will be found on the right hand side. Please refer to the location plan within this catalogue. For those with Satellite Navigation the postcode is: NR29 3EJ.

Payments – Cash or card payments are accepted. Persons not known to the auctioneers must produce before bidding an acceptable reference. Payment by cheque will only be accepted by prior arrangement with the Auctioneers and goods may be impounded until cheques have cleared. For those paying by Debit Card there is no additional charge, for those paying by Credit Card there is an additional charge on the invoice total (including VAT) at a rate of 2.25% plus VAT.

CONDITIONS OF SALE
1. The Purchaser shall be the highest bidder. In the event of a dispute between
two or more bidders as to which is the purchaser the Auctioneers shall either declare the purchaser or at their option immediately re-offer the disputed Lot for sale. The Auctioneers reserve the right of bidding for withdrawing or altering the Order of selling of any lot or Lots.
2. The Auctioneers reserve the right to refuse any bidding and to determine the
amount to be advanced at each bidding. 3. The Vendor(s) reserve the right to place a "reserve price" on any Lot or Lots
and to bid for any Lot or Lots, or instruct the Auctioneer or any other person to bid on his/their behalf.
4. The Purchaser shall if required by the Auctioneers give his name and address
in writing and pay the whole of the purchase money at or before the close of the sale.
5. Each Lot shall be expressly at the risk and cost of the Purchaser at the fall of
the hammer. 6. No Lots shall be removed from the sale premises until paid for. 7. Interest at 1.5 % per month will be charged on all items from the sale day until
paid for. 8. All Lots shall be removed from the sale premises within 7 days unless other
arrangements are made with the Auctioneers. 9. Should the Purchaser fail to comply with the Conditions of Sale any Lot or Lots
will be re-sold by public or private sale at the discretion of the Auctioneers without further notice and the deficiency, if any arising from such re-sale, together with all costs and charges attending such second sale shall be made good by the defaulter at the present sale.
10. The Auctioneers reserve the right to refuse payment by cheque for any Lot
unless prior arrangements for such payment have been made to their satisfaction.
11. All statements contained in this catalogue as to any Lot are made without
responsibility on the part of Irelands or the Vendor. No such statement or description as to any Lot are to be relied on as statements or representations of fact. Any intending Purchaser must satisfy themselves by inspection or otherwise as to the correctness of each of the statements contained in this catalogue. The Vendor does not make or give representation or warranty whatsoever in relation to any Lot contained in this catalogue.
12. Value Added Tax will be charged at the Standard Rate on all Lots except those
