3.1 Street ElevationOxford Street and Harewood Place elevations, in red brick, have been retained and cleaned with pressurized water. New timber frame windows with double glazed units have been installed.
3.2 Courtyard/Rear ElevationsRear elevations, in a mix of London stock brick and white glazed brick, have been retained.Extended areas at 5th floor and roof levels are finished with insulated render in a light pearl grey colour.

TECHNICAL SPECIFICATION
fan coil installation with landlord centralized fresh air. Fan coils are generally perimeter floor standing chassis units in architectural enclosures. Central floor-plate fan coils are located in suspended floor void. Condensers are mounted in compound at roof level. Fan coils are controlled from a centralized controller per floor with the option to fit individual controls to each fan coil complimenting fitting out requirements. Communal lobbies and toilets are heated via LTHW underfloor heating from centralized gas boiler installation.
5.2 Toilet Ventilation/ ExtractionToilets are ventilated at a rate of 10AC/hr via a centralized twin fan unit located at roof level.
5.3 Tenant Process Cooling (Comms room)Tenant to provide own system to allocated plant area on roof.
5.4 Fresh Air ProvisionFresh air and extraction is achieved via a centralized fresh air plant at roof level incorporating heat recovery through thermal wheel. Fresh air is further heated if necessary via gas fired boiler LTHW heating installation. Air distributes via a range of ductwork laterals and risers. The fresh air is linked to operate if any of the floor fan coil systems are running.
