History

The 2½ story brick house at 1837 Pleasant Plains Road was built by John Ridout in approximately 1827. The area was originally part of Providence, the first European settlement to be established in Anne Arundel County in 1649. The farm once included more than 700 acres and this parcel, located on Ridout Creek, includes almost 150 acres. The land has been a working farm for decades for hogs, cattle, oats, hay and horse breeding. Approximately 90 acres are currently leased by a turf operation and are irrigated.

Renovation

This significant historic residence has approximately 6,200 square feet of living space and underwent a full restoration in 1999 prior to it being used as the Designers Show House for the benefit of the Anne Arundel Medical Center. All three floors and the wing were re-plastered. The electrical, plumbing, heating and air conditioning systems were replaced, and significant structural work took place. All the bathrooms were remodeled, and Joannie Zimmerman helped the Dodds design a kitchen that is eclectic, personal and up to date.

Easement and Zoning

A perpetual Preservation Easement exists on the property that limits the use to agricultural use with a residential dwell-ing, 3 tenant houses, 2 guest houses and farm related structures. No future subdivision is permitted. The current zoning is Open Space and Residential Agricultural.

Location and Legal Description

The waterfront parcel and historic home are located minutes from the Chesapeake Bay in an area known as St. Marga-ret’s, which is approximately 10 minutes from downtown Annapolis and minutes to Route 50. Commuting, shopping and schools are in close proximity to the property. Parcel 176 located on Anne Arundel County Tax Map 46, Grid 11Liber 2403/Folio 239

The parcel is rectangular in shape and borders a 135 acre parcel to the north and a 121 acre parcel to the west. It has extensive road frontage on Pleasant Plains Road.

The property receives favorable tax benefits due to its agricultural use status, and taxes are $7,146.03 for the 2012 tax year.

The Waterfront

Very protected deepwater pier on Ridout Creek, L shaped pier with electricity, lights and water. 6-Foot mean low water level. Can accommodate up to four boats. Ice eater included.

The Main House

A tree-lined driveway welcomes visitors to the main entrance of the property. The original front door has side pan-els, and the grand Entrance Foyer has 9½-foot ceilings. An original ceiling medallion and custom muslin murals of local sites, 6 sconces, and a chandelier grace the Foyer, which has wide plank heart pine floors. A beautiful staircase leads to the 2nd floor, and a Powder Room is tucked below it. A separate door at the far end of the Foyer leads to the water side of the property.

The front Parlour and adjoining Music Room have 8 inch floor and ceiling moldings, chandeliers, heart pine floors, fireplaces and refurbished mantels.

The Dining Room has plaster walls and trim as well as a built-in china cabinet and fireplace with wooden mantel. The floors are heart pine and the windows are 6 feet high and most have original glass.

The Kitchen was designed by Joannie Zimmerman and built in 2000. It has 10-foot ceilings, views of Ridout Creek, a geometric patterned linoleum floor, custom maple and cherry cabinets, a built-in painted storage hutch, window seats, Silestone counters, stainless steel farm sink, working island with custom serpentine track lighting and ceiling fan, gas 5-burner stove with backsplash of custom tile and telescopic vent, stainless steel Dacor wall oven and a GE Advantium oven, and a Dacor warming drawer, built in painter’s hutch, dishwasher (2010), and Subzero refrigera-tor/freezer.

The Wing (believed to be the original kitchen)

The step down Family Room has a working gas fireplace (could be converted to wood burning) and custom butler wet bar with cherry cabinets, sink, wine refrigerator and Miele coffee maker. The windows have been replaced. The Screened Porch is located off the Family Room and has a brick floor and is plumbed for a sink. Front plaster wall continues to weep after spending $10,000 trying to repair by sealing and redoing the walls. Suggest installation of false interior wall.

A rebuilt back staircase from the Family Room leads to a Bedroom/Office with views of the water, recessed lighting, replacement windows and heart pine floors and a full bath with shower.

Oversized Hall Bath with tile flooring, shower and full size washer and dryer connects the wing bedroom to the second floor.

The main staircase of the house opens to a spacious second floor landing with a transom window located above the spa-cious hallway bath.

The second floor is reached by two separate staircases and features 4 bedrooms with 9-foot, 4-inch ceilings, 4-panel, original wood doors, and fireplaces in all 4 bedrooms.

The Third Floor – Master Suite
