1. Complete the reservation form

2. Pay your deposit
A US$ 2,500 reservation fee is paid directly into your lawyer’s escrow
account.
All funds are completely secure as they are held in escrow until closing.
3. Sale and purchase agreement
You will be sent a purchase agreement for the property. Please sign this
where indicated and return. If you have any questions please don’t
hesitate to ask.
4. Your lawyer completes due diligence
Your lawyer will carry out due diligence to make sure everything is in
order.
5. Closing costs are calculated
Closing costs, including property taxes, are calculated and a specific
closing date is scheduled. Contracts are then prepared and issued to you
for your approval.
6. Final payment
Your lawyer will request the payment of the balance plus closing costs
and fees.
This is typically 21 to 28 days from your initial reservation.
Once the sale is completed your lawyer will send all documents and
your property title to you.
7. Sign a management agreement and start getting paid
Your rent (less management fees) is paid directly into your nominated
bank account every month.

EscrowAgreement Earnest Money Deposit
Escrow Agent's Duties. Pursuant to the Purchase Agreement, the Escrow Agent shall hold the Deposit that the Purchaser deposits with Escrow
Agent related to the sale of the Property.
Initial Deposit. The Purchaser and Seller have delivered $2,500.00 to be held by the Escrow Agent as the Deposit. Any other funds deposited with
Escrow Agent subsequent hereto shall be deemed part of the Deposit.
Release of the Deposit. The Escrow Agent shall apply the funds to the purchase of the transaction or otherwise release the Deposit as mutually di-
rected in writing by the Seller and Purchaser if the purchase transaction does not close.
By Signing below, it is agreed that LeVasseur Dyer & Associates, P. C., hereafter to be known as “The Closing Company” whose address 3233
Coolidge Hwy. Berkley, MI 48072 will hold the earnest money deposit for the above mentioned property, in a non-interest bearing account. Said
monies are to apply to the purchase price at the closing, pursuant to the Purchase Agreement.
LeVasseur Dyer & Associates, P. C., will pass on, to the appropriate party or parties, any and all costs/charges incurred for any check that was not
honored or any costs incurred in case of litigation for the return of Earnest Money Deposit.
It is hereby agreed that LeVasseur Dyer & Associates, P. C., is hereby held harmless for any and all costs that may be incurred by any of the parties
listed herein.
